RE: Cabela's/Coors Subdivision Filing No. I Amended!! st Review
Dear Mr. Easton:
I have completed my first review of the above-mentioned subdivision plat, and I have the following
comments:
I. I have included comments generated by David Brossman, Development Review
Engineer, for your review.
2. Please add the following to the case history box: "ANX-05-0J, SUP-05-0J, WZ-05-0J,
SUP-05-04, SUP-06-05, WS-06-0J, WZ-06-03, MS-06-09, MS-06-JO".
3. Please remove the Planning Commission certification. This plat will be reviewed
administratively.
4. Please add the following lauguage to the plat: "Ten~foot (10') wide easements are hereby
granted on private property adjacent to all public streets and front and rear property
lines of each lot in the subdivision or platted area. Five-foot (5') wide easements are
hereby granted on private property adjacent to all side lot lines of each lot in the
subdivision or platted area. These easements are dedicated for the installation,
maintenance, and replacement of electric, gas, television cable, drainage and
telecommunications facilities. Utilities shall also be permitted within any access
easements and private streets in the subdivision. Permanent structures and water meters
shall not be permitted within said utility easements."
These easements should also be shown graphically on the plat.
5. Please add a purpose statement which states the plat correction is intended to clarify
parcel and ownership information, as well as trausfer 1,200 square feet oflot 9 to lot 10.
This property transfer should be graphically shown on page 4.

36") copies and one reduced (II" x 17") copy of the plat. Once the plat has been approved by staff,
a signed mylar copy must be delivered to the Community Development Department, along with a

1. Please include the "Agreement" that exists on Lot 9 aud shown on the Filing 2 plat.
2. Provide the purpose for the Amendment:
"TO CORRECT PARCEL AND OWNERSHIP INFORMATION".
3. Include pertinent information regarding the "Temporary Access Easement", such as the expiry,
etc. If the expiration date or triggering mechanism isn't specifically stated on the plat the
easement shall remain in force indefinitely.
4. Include the owner(s) name(s) in the Owners Certification.
5. If the Cabela Drive ROW easement has been granted aud the deed has been recorded at the
County over Lot 1, Roxbury Gardens Subdivision, please show the easement and reception
number.
6. Please show the staudard 5' aud 10' drainage aud utility easements for each Lot within the
subdivision, as required by City Code.
7. Add the word "HEREBY" to all ROW dedications (please see redlined plat).
8. Please include au AutoCAD@ drawing on CD-ROM aud 2 hardcopies with the next (revised)

Dear Sir or Madam,
Our records show that there are a few problems with this plat.
Cabelas Retail is the only owner who signed the plat. We have various
individual owners in title along with Coors Brewing Company and Cabelas
Retail Inc. We also have a parcel owned by the State Highway Department
for a portion being re-platted. We have Clear Creek on our records in a
portion ofthis land which we need to have On the map for this new plat.
Please contact the City of Wheat Ridge to see what may be done to correct
these problems. The Assessors office will not be able to divide these parcels
into individual schedule numbers for tax purposes until these problems are
addressed.
