The applicant must apply for a front yard (east) setback variance. The property is currently zoned C- 1, which requires a minimum front yard setback of 50 feet. The applicant is requesting a 29.4 front yard setback variance, resulting in a 20.6 front yard setback. On February 8, 2007, the request was published as a 33 foot request resulting in a 17 foot front yard setback. Between the publication and the City Council hearing, the applicant moved the building further to the west, thereby decreasing the variance request. NOTICE OF PUBLIC HEARING Notice is hereby given that a Public Hearing is to be held before the City of Wheat Ridge CITY COUNCIL on February 26, 2007, at 7:00 p.m. in the City Council Chambers of the Municipal Building at 7500 West 29th Avenue, Wheat Ridge, Colorado. All interested citizens are invited to speak at the Public Hearing or submit written comments.
