This letter does not pertain to any other component or system of the property. Following is a report of my findings_ The property is a Ranch style house built for single-family occupancy, over a crawl area. Foundation walls are poured concrete. Exterior walls appear to be frame with siding surfaces. The floor joists are 2x8's at approximately 16 inches center to center, supported by the foundation walls and a wood beam assembly. The roof framing consists of 2x6 rafters at varying spacing. I understand that the wall that spans in the east -west direction and divides the kitchen from the family/living area is be removed. Upon review, this wall is configured to support to the ceiling joists above. Therefore, based on the existing configuration and the required loading conditions which must be satisfied, the following members need to be installed in order to accommodate the proposed openings: A new built-up beam, consisting of either (i) two (2) 13/" x 14" 2.0E LVL members or (ii) (3) 1.75" x 11.875-2.01H LVL. This beam needs to span in the east -west direction to create a clear opening of approximately 20'-0". a. The members of the new built-up beam need to be fastened together using two rows of 16d nails (.162" x 3'/2") at 12" O.C. each side. Construction adhesive needs to be installed between each ply of the built-up beam prior to installation of the mechanical fasteners. �Zo1902 /647- Page 1 7450 West 351" Avenue — Bacon Builders HIE Job No: CD53263 b. This built-up beam assembly needs to be installed such that the ceiling joists above terminate directly into the side face of the beam, allowing the beam to be fully recessed into the attic, above. Each ceiling joist needs to bear directly on a new joist hanger (Simpson LU26 or Engineer approved alternate). The joist hangers need to be attached to the face of the built-up beam assembly with either structural screws manufactured by Simpson, or Simpson ring -shank nails that resist pull out. 2. Each end of the new built-up beam needs to be supported by a double (2) 2x4 stud pack (Douglas --Fir Larch Grade Flo. ,2 or Better). a. Each column needs to be installed directly under the beam and be mechanically attached to the beam assembly in a manner that provides lateral support to the beam end. b. No less than 3" bearing on each of the support columns needs to be provided at each end of the beam. c. All columns need to bear directly on the existing 2x4 top plate of the steel beam immediately below. Removal of this wall will require rerouting of existing utilities (e.g. electrical, HVAC, etc.), which needs to be confirmed with the selected contractor prior to beginning work. If removal of the interior finishes reveals an assembly that is different from standard conventional framing, work needs to stop, and the engineer needs to be contacted prior to moving forward. All work needs to be conform to the 2015 IRC, as amended by the City of Wheat Ridge, and any/all other applicable building codes. If any questions arise during construction, or conditions that differ from those that were visible at the time of the review are encountered, the engineer needs to be contacted immediately prior to continuing work. All dimensions are approximate and need to be confirmed prior to the start of work.
