REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec. R806. The installation of ridge venting requires the installation or existence of soffit venting. For calculation purposes, one hat or turtle vent equal to one-half of one square foot of opening. Effective December 1, 2014, asphalt shingle installations require an approved midroof inspection, conducted when 25-75 percent of the roof covering is installed, prior to final approval. Installation of roof sheathing (new or overlay) is required on the entire roof when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and mid -roofs may be called in at the same time, one hundred percent of the sheathing must be complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave and secured in place is required to be provided for all roof inspections. Roof ventilation is required to comply with applicable codes and/or manufacturer installation instructions, whichever is more stringent. In order to pass a final inspection of elastomeric or similar type roof coverings, a letter of inspection and approval from the manufacturer technical representative stating that "the application of the roof at (project address) has been applied in accordance with the installation instruction for (roof material brand name) roof covering" is required to be on site at the time of final inspection. The customer shall pay The Company twenty percent (20%) of the contract prices as liquidated damages, not as a penalty, and the Company agrees to accept this amount as a reasonable and just compensation for cancellation and the efforts that the Company expended in relation to the subject of this contract. If material has to be reordered or restocked because of a cancellation by the customer other than permitted by 6-22-104. Company will charge a restocking fee equal to fifteen percent (15%) of the contract price. The contract does not include the replacement of deteriorated decking, roofing jacks, ventilators, flashing, or other materials unless included In the contract and will then be charged on a time and material basis. The Company's Limited Workmanship Warranty (3 years) covers the labor to correct problems with the installation of the roof. The warranty does not cover damage to roofs caused by lightning, gales (SOMPH), hurricane, tornado, hailstorm, impact of foreign objects, or damage to roofs due to the settlement, distortion, failure or cracking of the roof deck, walls or the foundation of a building. The Company is not responsible for any damage below the roof due to leaks caused by excessive wind, ice, or hall during the period of the warranty. The Company's warranty covers roof only. The Company is not liable for any structural movement of the foundation or walls, settling, cracks in dry -wall, cracking or breaking of the driveway during the roofing or loading processes, of minor scratching or denting of rain gutters. Any pictures, wall hangings, lights, and collectables, both indoors and out MUST be secured by homeowner. Any damage to personal Items during installation will not be the responsibility of the company. The Company will also not be responsible for nail damage to people, animals, pets, or property. Pets should not be left unattended during installation. Any alteration or deviation from scope of work involving extra cost will be executed only upon written orders, and become an extra charge to the above estimate. The Customer agrees to be solely responsible for carrying fire, tornado and other necessary insurance. This contract and labor warranty shall not be assigned and are nontransferable unless specified in writing. The Customer will not receive a labor, material, or manufactures warranty if the contract is not paid in full. This contract constitutes the entire understanding of the parties, and no other understanding, collateral or otherwise, shall be binding unless in writing signed by both parties. This agreement is composed of front and back pages and all materials Incorporated herein by reference and shall be considered the entire agreement by the parties. Any representation, statement, or other communications not written in this contract are agreed to be Immaterial, and not agreed on by either party, and do not survive the execution of this contract. The company has the right to order excess materials. All excess materials belong to the Company. The Company reserves the right to require Customers to file for supplemental insurance claims if insurance adjustor measurements are used and prove to be Incorrect, the Company discovers unknown conditions, or due to an increase in cost. The Customer has sole responsibility to provide safe -keeping areas for all pets. Company shall not be responsible for gates left open during or after Company's work. Supplements paid by the Insurance company for additional labor and/or materials needed beyond the original scope of repairs are part of this contract as if contained herein and will be paid to Company either by the Homeowner or Homeowner's Insurance Company. The final full payment shall not be delayed while waiting for city, county or other building inspection department to inspect the work. North West Roofing reserves first (1) and second (2) right to correction of defects or resulting damage with ample time for correction. North West Roofing will not be responsible financially if homeowner calls a private contractor. The existing front patio cover roof framing consists of 2 x 2 purlins with a 20 spacing, sloped at a flat pitch, and spans of 1 78" between rafters composed of 2x2 wood members with a 1 -1/2" x 11/2" x 1/8" angle screwed to the with i(3) screws, with a 20" spacing, a 1:12 pitch and 'a 6-10" span tbetweenia similar angle at the front with a 5' -0" maximum span; the rear patio cover roof framing consists of 2 x 2 purlins with a 30" maximum spacing, sloped at a``flat pitch, and spans of 3' -6 between rafters composed of light gauge steel trusses that were currently collapsed and "damaged, beyond repair, that had a 3' -6" spacing, a 1:12 `pitch and an 8 -4" span between a similar but taller truss at the front with a 6' -3" maximum span. Both patio covers were supported by thin decorative steel posts with visible rusting. I performed computer analyses on several of the special trusses and on portions of the roof framing. It is my opinion that the existing front and rear patio cover roof framing will not be able to support the maximum loads imposed as specified in paragraph one.
