Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process

proceeding with any further construction, a completed, signed and sealed, Foundation
Setback and Elevation Certification shall be submitted to the City for review. The
certification form shall be fully completed by a Professional Land Surveyor licensed in the
state of Colorado, stating that the foundation was constructed in compliance with all
applicable minimum setback and elevation requirements of the City.
Owner/Contractor is responsible for locating property lines and constructing improvements

This letter is concerning your request for approval of an additional extension for variances
granted pursuant to Case No. WA -16-15. On November 18, 2016, the Community Development
Director approved a request for a 4 -foot variance to the 15 foot side yard setback and a 0.15%
variance to the 25% lot coverage maximum for the property located at 21 Paramount Parkway,
zoned Residential -One (R-1). On May 24, 2017 a 6 -month approval extension was granted based
on difficulty with the hiring and timeline of architects and engineers, as well as the time needed
to obtain a soils test.
Once a variance is granted, the applicant has six months in which a building permit must be
obtained. Pursuant to Section 26-115.C.4., extensions for good cause may be approved by the
Community Development Director if a request is made in writing prior to the expiration date of
the variance approval. Although your request was received after the variance expired, there were
extenuating circumstances and staff will honor your appeal.

architects and engineers complete the plans. You have stated everything is coming together, but
have yet to receive the plans to submit for a building permit. The Community Development

are literally in the last weeks of having everything together but I have not gotten the plans given to me
yet. I am assuming that we will be ready to come in and submit our paperwork within the next, several

the time needed to get everything submitted although my hope is that we will be submitting our
proposal / plans and all documentation by the end of the year at the latest.

difficult to procure these professionals than I anticipated. This has also been more difficult as we are
looking to complete the project with my husband as the general contractor. We contracted with an
architect and are getting the engineer finalized but they are booked out so far that we do not have the
items necessary at this point that you are requesting. I am requesting that you please extend our
variance through December 15, 2017 so that we have the time needed to get our soils test completed
and all plans drawn up and stamped to present for your approval.
