accordance with the Building Division's doe

disposal by the Building Division. The plans and/or documents are available for retrieval for a period of 15
working days (3 weeks) from the date of this letter and must be retrieved in person at the Building Division

(1) This permit was issued in accordance with the provisions set forth in your application and is subject to the laws of the State of
Colorado and to the Zoning Regulations and Building Codes of Wheat Ridge, Colorado or any other applicable ordinances of
the City.
(2) This permit shall expire if (A) the work aulhorized is not commenced within sixty (60) days from issue date or (B) the 6uilding

Laws. Based on that review, I have the following comments:
The pazking stalls are detailed at a length of eighteen feet (18'). Pursuant to Section 26-501, a
sixty degree parking stall must be twenty feet (20') in length. In addition, the drive aisle must be
a minimum of seventeen and one half feet (175) in width.
Please be aware that any changes made by either the Building or Public Works Department could
potentially impact my comments. You should be aware that the City charges a resubrnittal fee for any

The Public Works Department will not approve the new design of pazking spaces or ATM
islands that encroaches into the city right-of-way. The re-design of the pazking lot is to be
constrained within the limits of the properly lines.
2. The Public Works Department is recommending that the Improvement Location Certificate
submitted be updated to reflect current site conditions and right-of-way vacations.
3. Vacated right-of-way should be reflected on the site plan.
4. We will need a drainage letter reflecting any grading changes and changes in the water flow
directions based upon the City's drainage criteria, and prepazed by a Colorado licensed
professionalengineer.

than three (3) horizontal to one (1) vertical slope, or such fill is less than three (3) feet in depth and
is not intended to support permanent structures, and in addition, such fill or excavation does not
obstruct or otherwise adversely affect any drainageway. Should any of the above standards be
exceeded, or a drainage way be affected, a permit shall be required under the guidelines for No. 2.
2. 51-500 Cubic Yards: Dumping or excavation of earth materials not exceeding 500 cubic yards
may be allowed with a permit approved by the City Engineer. All applications are to be submitted
on the appropriate completed application form and shall be accompanied by the appropriate fee and
sketch plan indicating the following information before the permit will be issued.
A Location and dimensions of all property boundaries and structures on the site.
BLocation and extent of areas to be filled and/or excavated.
C. Location of existing and proposed drainageways, irrigation ditches, etc., and indication of
how and where historic run-off will be maintained on and through the site.

In conjunction with the approval of the building permit application for the above referenced address, this ~
letter is to inform you that all existing public improvements located along the frontage of said address
shall be restored, (if damaged from related construction) to an acceptable condition, as determined by
City of Wheat Ridge Public Works Department, and prior to the issuance of a Certificate of Occupancy.
Prior to any construction commencing, the City's representative will conduct an onsite inspection to
determine the existing condition(s) of the public improvements at this address.
