The conclusions and recommendations presented in this report are based on the limited visual observations made, as well as our professional knowledge and experience in the engineering field and construction practices along the Colorado Front Range. For the purpose of this report the front elevation of the house is assumed to face east. The purpose of our observation was to determine the modifications to the structure needed to remove two walls and to support a 2x kicker from the roof structure at a false beam that appeared to have been a wall for the original construction. The two walls in question had been removed or partially removed prior to our observation. We determined that the wall that had been fully removed (oriented in the north - south direction located just east of the attic access) was not a load bearing wall and no modifications are needed at this location. The wall located directly to the south of the attic access was determined to be a bearing wall, supporting ceiling joists and (1) 2x kicker from the roof structure. The false beam is located directly to the west of the attic access. The structure is a single level, single family home with dimensional lumber roof rafters with collar ties. The directionality of the rafters switch and frame a hip roof over the area that the walls are located. The walls are 2x4 at 16" on center stud walls. There is an existing (2) 2x8 beam framing an opening just east of the bearing wall oriented in the east -west direction. This beam is supported by (1) 2x4 trimmer at the west end of the beam. The supporting trimmer(s) could not be observed on the east end of the beam. At the time of our observation, our office was informed that the bearing wall would be completely removed and columns would be provided at the west end of the existing (2) 2x8 beam and at the west cwy o end of the bearing wall where the kitchen begins perpendicular to the location of the false beam. Replace and install kitchen cabinets, and countertops, move and replace sink and faucet, move garbage disposal and dishwasher, install vent hood, install laminate floor. CURRENT USE OF AREA: 187.9 square feet, Kitchen: used to prepare food. PROPOSED USE OF AREA: 176.9 square feet, Create a functional and attractive kitchen. Prepare food. Store food, cooking utensils, and dishes. EXISTING CONDITION: 187.9 square feet What was an outdated and incorrectly designed kitchen was destroyed 13 years ago. A row of cabinets with the grandfathered, improperly installed sink/garbage disposal/dishwasher are on the west wall, and extend into the living room. Other cabinets that were sitting in a pile were put into storage. All that remained was a room with appliances sitting in it, and new vinyl flooring installed over layers of old flooring. Stove and refrigerator are sitting against north wall. See addendum for more information about the incident that caused so much damage. In preparation for the remodel we did remove 4 layers of old linoleum and vinyl flooring, which has been ongoing since the vinyl mentioned above fell apart. We did not believe a permit was required to remove old flooring. It was safe; asbestos testing was done on all layers of flooring, (and everything else in the house that could be hazardous) 23 years ago when the house was purchased. The current floor is damaged original hardwood, with many patches in it. There are 8 grandfathered can lights, improperly installed so that insects come into the house through them. Last year we made a big mistake and began construction on an unattractive pantry closet. We were in the process of removing the pantry walls that we built. Several of the studs are still in place. We did not think a permit was necessary for the addition of a pantry closet, or for the removal of studs we had just put in. We have removed and replaced improperly installed drywall all over the house. We do not believe a permitted was required for that work. Electrical outlets on south wall have never worked. It was prudent to investigate all of the wiring in south wall. Our findings made us think it was best to hire a licensed electrician to replace the electrical panel before we began the remodel. He got permit #201709176 and replaced the electrical panel. Some electrical wires that need improvements have been exposed. It is impossible to describe all of the old electrical lines without removing more drywall. What is visible clearly needs to be removed and replaced. The safest thing Jayne Barton and Marc Smith, 4265 Newland Street, Wheat Ridge 1 to do is replace all of the kitchen wiring. We were still in the planning stage of this kitchen remodel when we decided to replace the electrical panel. While investigating electrical issues in the south wall, we found a header from a previous kitchen design. There is a ledge 34" from the floor and joists running down from the ledge to the floor. From an artifact found sitting on the ledge inside the wall we believe this was done sometime in the 1970's. Although this structure has been supporting the wall for a long time, we want to have a structural engineer examine this wall before anything else is done. We are aware and concerned that this is a load bearing wall supporting the north side of our roof. We have always questioned the rectangle outline on that wall and the really bad drywall work. We have no idea if the existing supports are within code and adequate to support the roof. We wanted to have it inspected by a structural engineer before we finalized plans and permitted the necessary work. A tall cabinet in the NW corner has been dismantled. The support for the exterior door is inside this wall. We needed to investigate because the door keeps coming loose from the house. We exposed a void in the wall between the door frame and the brick wall, so that it could be repaired properly. We are very sorry if anything should have been permitted before it was done. The only new work in the kitchen is the rough in for the new sink/existing dishwasher/existing garbage disposal on the south wall. We are very sorry for this oversight. One of our sons, who has worked in this field in another state, was staying with us and insisted on "helping" us. We were convinced that the new plumbing was such an improvement over the old; we thought the city would be pleased. Inspection by the city was always intended. The new pipes are clearly visible and we have made no attempt to cover up what has been done. PROPOSED NEW CONDITION: 176.9 square feet Some decisions have not been finalized. We intended to make all decisions and then apply for a permit. Return kitchen to the 1970's layout, if it is structurally sound. (This will be inspected by a structural engineer as soon as authorized by the city.) Create a kitchen that functions properly, with plumbing, wiring and everything else that is functional and up to code. Install a kitchen floor, install new cabinets (see list below) and countertop. Relocate and properly install garbage disposal and dishwasher, install new sink. Rewire all electrical. The only appliances that will move are the dishwasher and garbage disposal. Install vent hood, which never existed. Use remaining pantry studs to create a small coat closet with a 28" left hinged door. To fully comply with the Stop Work Order, we have stopped all bids, pricing, shopping or anything else that could be construed as working on any part the house. We want to work with our city to make sure our house is finally repaired correctly. We have always tried to improve the condition of our home safely and legally, within our budget. We have nothing to hide, and have made no attempt to hide anything. Briefly, 13 years ago a young girl was murdered at this address when someone shot into the house from the front yard. The Wheat Ridge police had custody of our house for weeks, and told us it was "uninhabitable". We allowed them to keep the house longer in order to shoot a police training video. Everyone at the city has access to the film which shows the condition of our house at that time. We were in bad shape and had State Farm insurance take custody of the house within 24 hours of the release from the police. State Farm had the house for months and was responsible for all of the work, including permits, etc. at that time. We believe that mistakes may have been made because it was a very emotionally charged experience for everyone in Wheat Ridge. (We could not even go to the grocery store without causing a scene.) We believe that is why: 1) things in the files might by missing, 2) the kitchen that existed at that time was destroyed, and 3) it took us so many years to start a badly needed remodel. The contractor that inspected the electrical panel and issued the Stop Work Order, is not from Wheat Ridge and did not know the history of this house or our close relationship with the City of Wheat Ridge. We have never intentionally been anything but open and honest with the City. We never intended to have our kitchen torn up for 13 years but it has taken that long for a proper remodel of the kitchen to be affordable. We could not possibly hide anything from the city when there is a movie made inside our house. OBSERVATIONS: The subject location refers to a single-story home with brick masonry fagade and a hip style roof with asphalt shingles. No additional information was availabie regarding the history or construction of the home. For the purposes of this report the front of the home faces east. Recently, the owner/resident reported small cracks in the ceiling of the home and a noticeable sag in the east slope of the exterior roof. The following observations describe the existing condition of the home at the time of inspection. The issues described below aze based upon visual inspections and field measurements perFormed utilizing non-destructive methods. 1. There are small, but noticeable cracks in the plaster ceiling material in the front entry room/dining room, the kitchen, the hallway and one bedroom on the west side of the home. Most notable is the crack that runs north and south along the kitchen wall because some of the ceiling plaster appears to have been pushed down. The other cracks are relatively minor in comparison, with most gaps measuring less than 1/16". 2. The roof is a conventionally framed hip system using 2x4 roof rafters spaced at 24" o/c and Ix6 collaz ties spaced at 48" o/c. There is a lx6 ridge boazd and a continuous 2x4 horizontal support system spanning perpendicular across the bottom edge of the rafters approximately four feet down from the ridge. Severa12x4 diagonal members, CENSpace Structural, LLC SWCtural Engineering / Design / Inspec[ion / Repair spaced at approximately eight feet o/c, extend from the bottom of the continuous horizontal support members down to the ceiling joists (Refer to Figure 1). The hip ends of the roof aze framed with 2x6 hip rafters and 2x4 common rafters spaced at 24" olc. The roof pitch was measured to be 5/12. 21. The diagonal members aze notched at the top ends to fit into the horizontal support members and are nailed together with one or two toe nails to form an interior vertical support system for the long span of common rafters. The bottom ends of the diagonals extend down and fasten to the top plates of interior bearing walls within the home. This interior support system Vansfers a significant portion of the roof load to the interior bearing walls of the house. 2. L 1. It is appazent that one of the horizontal 2x4 members became crushed neaz one of the diagonal supports and the two members separated causing 'h" of deflection in some of the adjacent common rafters along the northeast slope (Refer to Figure 2). 2.2. One 2x4 diagonal support member is framed directly onto the ceiling drywall material over the kitchen instead of onto the adjacent framing members (Refer to Figure 3). This is the location where the lazgest of the ceiling cracks occurred (Refer to Figure 4). There may be other locations where the diagonals are inadequately supported; much of the interior attic space was inaccessible at the time of inspection due to obstructions from storage items. 2.2.1. Though most of the ceiling framing is concealed with insulation, there does not appeat to be a bearing wall or bearing beam underneath this area of the kitchen for supporting the interiot roof load. The ceiling framing alone is usnally not adequate to support this type of load transfer from the roof, so the adequacy of the structural framing at this location may have to be verified. 23. Though some of the 2x4 roof rafters along the southeast slope also exhibit some minor deflection, no structural damage was discovered in the roof framing. ANALYSIS OF OBSERVATIONS: Based upon the observations discussed above, it is likely that the roof sag and the ceiling cracks aze the result of heavy snow loads. Structural calculations indicate that the normal design snow load of 30 psf in this region would likely cause small deflections in the roof resulting in minor ceiling cracks thtoughout the home because some of the roof framing members transfer loads directly to the nonstructural ceiling material instead of to the structural framing. RECOMMENDATIONS: Based upon the analyses of observations stated above it is recommended that the two diagonal support members discussed in Sections 2.1.1 and 2.2 be reinforced by installing similaz 2x4 members in their place. The existing storage items should be removed from the attic in order to inspect a11 of the diagonal support members to insure that they have adequate end support at load bearing wa11s or beams. Design I Inspection / Repair Though it is not likely that the existing roof deflection can be corrected without removing and replacing a significant portion of the structural roof framing, this minor reinforcement is considered adequate to prevent fiirther roof deflection and subsequent structiual damage under normal design snow loads. Since no significant structural damage was discovered in the roof system, the cosmetic ceiling cracks may be repaired once the reinforcing diagonals aze put in place. These recommendations represent the opinions of the undersigned based upon the information presented in this report.
