The investigation was made to assist in determmmg ~ preliminary design recommendations for foundation systems, slabs-on-grade, drainage and other related geotechnical precautions which should be taken. Facmal data gathered ~ during the field and ]aboratory iavesdgatioa work is sum+++a*+zPd on the attached figures. ~ Our report was prepazed from the data gathered during the field and laboratory ~ investigations and our eaperience. ~ FIELD AND LABORATORY INVESTIGATION: ~ Subsurface conditions were investigated by drillmg one test hole on the pmposed building envelope (indicated on Figure 1) ; soil samples were classified ducing the ~ drilling operation based on cuitings delivered from the suger. ~ . 1. Generally, the subsoils consisted of two feet of dark brown, moist, weathered, clay (CL) ; over four feet of light brown, sandy, moist, clay (CL) ; wer snc ~ feet of hazd, gray, sikstone (SST) ; wer fiirly sti$ gray/brown, moist ~ claystone (CST) to the depth of dn'lling (20'). ~ 2. When subjected to swell-consolidation testmg, the soils exhibited expansion of 2.5 to 5.0%under a 500 PSF siuchazge. (Figure 3). ~ 3. Groundwater was not encountered dimng the investigation t ' CONCLUSIONS AND RECOMIvIENDATIONS: In our opinion, the best method of supporting the structure would be grade beams on straight-shaft piers, drilled 'mto the underlying bedrocks. Design and construction of the piers should adhere to the following criteria: 1. Drill the piers ammimum of twetve feet into the bedrock and a m;n;mnm of twenty-four feet in length. 0 I I I 11 L_J I I u I ^I ~ 2. The drilled piers aze to be a minimum of ten (10) inches in diameter. 3. Design the piers using a maximum end bearing pressure on the hard bedrock of 20,000 pounds per square foot, a side sheaz of 2000 PSF (this value applies only to the ponion of the pier shaft in the hard bedrock and that part of the pier shaft which is four feet below grade) and a minimum dead load of 20,000 PSF, based on pier end area. 4. ffthe designer is unable to obtain the required dead load pressure, the length of penetration into the bedrock may be increased to resist the upli8 pressures. The value of onerhalf the allowable sida-shear may be used to compate the required increase in length ofpenetration. 5. Provide a six inch void beneath the grade beam between piers to aIlow for soil expansion. 6. The drilled pier holes shall be thomughly cleaned of all loose soil and filled with a low slump concrete as soon after drilling as possible to prevent infiltration of water or loose soiL If more than four inches of water aze present at the bottom of the pier hole, the pier holes should be dewatered prior j ~ ~ . to the placement of the concrete, or the concrete may be placed using the "tremie" method. If excessive amounts of water aze encountered or if the soils are caving during the drillmg process, it may be necessary to seal offthe pier ~ hole using a temporary steel casing. ~ 7. Reinforce the piers for their full length to resist possiible uplift pressures which ~ may occur. In general, a m;n;mum ofthree (3) No. 6 remforcing bazs should be used as tension reinforcement, or one (1) No. 6 reinforcing bar should be ~ . used for each twelve inches of pier circumference. Piers that do not meet the ~ • dead load requirement should have the tension steei increased by fifly percent to minimize tension damage. 8. The reinforcmg steel shall extend to within four inches ofthe top ofthe foundarion wall. ~ 9. Concrete for each pier should be formed at the top of eac]i pier to msure a ~ uniform diameter at the top of the pier. I FLOOR SLABS AND OTBER SLABS ON GRADE: ~ Some soils encountered in the vicmity of the site will expand on increase of moisture content. This will result in heaving and cracking of slabs-on-grade. The only positive sotution is use of a structural floor which allows the floor to be separated from the underlying soiLs. We recommend usc of a strudural basement floor. If a structural ~ floor is not used, the owner should realize that severe movement and cracking of slabs- ~ on-grade is possible, and be willmg to accept the risk of damage. Using the following construction details, as much as possible, should accommodate movement ofthe slabs I j = without damage to the structure. We recommend that on this site the following precautions be taken in connection with slabs-on-grade: 1. Separate slabs from bearing members with expansion joints and reinforce slabs with a mesh continuous through interior slab joints. 2. Provide a three-inch minimum void space above or below interior, non-load bearing partitions. 3. Elivunate under slab plumbing where feasible. Where such plumbmg is unavoidable, it should be pressure-tested during constiuction to m;n;m;~P leaks which would result in wetting ofthe foundation soils. Backfill ofutility uenches beneath slabs should be carefully compacted. 4. Eliminate the usual gravel layer beneath slabs-on-grade m all areas to prevent large areas beneath the slabs from becoming wetted from a single source. 5. Separate slabs-on-grade by conshvdion joinu iato panels with a maximum area of 200 square feet and provide a construction joint parallel to and approximately three feet away from the slab perimeter. 6. Following the recommendations given above will not prevent movement of I floor slabs in the event that the soils beneath the slabs undergo an increase in moishue content. Prior to construdion of the floor slab or other e3qlerior slabs-on-grade, or prior to placement of any addrtional fill in these azeas, the ground surface should be stripped of all remaining vegetation and moderately organic topsoil Following striPpinS, the exposed surface should be carefully examined to assure that no areas of unsurtable soil remain. AnY such areas wluch cannot be satisfactorily densified in Place shonld be ~ "immediately removed down to undisturbed, satisfactory soils. All new fill placed should ~ be non-expansive and free of organic matter and debris; such fill should placed 'm lifts ~ not to exceed nine inches in loose thickness, and where it is to remain in place beneath slabs should be compacted to a minimum of 95 percent of maximum density as I determined by the Standard Moisture Density Relationship, ASTM D698-78. f The backfill placed immediately adjacent to the foundarion walls, if not compacted, can be expected to settle with resulting damage to sdewalks, driveway ' aprons, and other etcterior slabs-on-grade. To avoid settlement and disfigurement of the siabs in the event that the backfiill is not to be compacted, we recommend supporting the concrete slabs which must span the backfill by haunches structurally affixed to the foundation walls. The slab shouid be reinforced as necessary for the span involved. GROUND WATER TREATMENT: The ground water table is not expected to rise to a level which will adversely affect the construction of utili7ation of the proposed bwlding, unless building P1ans change and the lowest floors are to be constiucted in closer proximity to the ground water table than planned at the time of this investigation, or unless a source of water not presently contributing encroaches upon the sRe. In our opinion, perimeter drainaSe systems are necessary for the building, as habitable slabs aze to be construded below the outside finished grade. SURFACE DRAINAGE: A locally high grouad water condition can develop immediately adjacent to the building if surface drainage is not properly cared for. We recommend that the backfill adjacent to the foundation walls be mechanically compacted, and that the srte grading plan include a grade of at least 10 percent perpendicular to the walls for the fust 10 feet away from the walls to facilitate rapid runoff of surface water. Roof downspouts or other water collection systems should be discharged well away from the backfill so that surface water does not have an oppommity to pond adjacent to the foundarion walls and cause seepage into the backfilL It is of the utmost importance that these drainage precautions be employed to help prevent an increase in the moisture content ofthe potentially eacpansive soils at this site and to he}p prevent uplift pressures from developing under the foundation elements and slabs. RETAINING WALLS: Walls which are to retain soils shoutd be designed as retaining walls to resist the lateral earth pressures. We recommend that on this site the walls be designed nsmg a lateral earth pressure equivalent to that developed by a flnid weighing 50 pounds per cubic foot plus any appropriate surcharge. Use of this lateral earth pressure assnmes that the soils retained by the walls aze well-drained and will not be allowed to become saturated at any time during the life of the walls. We recommend that the walls be laterally supported, pazticularly durmg backSllmg, to m;n~ the oppommrty for damage. LIMITATIONS: The professonal judgements expressed in this report meet the standard of care of our profession. The test boring drilled for this study was spaced to obtain a ressonably accurate picture of underground conditions for desgn purposes. Variation from these conditions frequently occur which aze not indicated by the test borings. These variations are sometimes sufficient to necessRate modifications in the designs. If unexpeded -conditions are observed during construction, or if the type, size of location of the structures should change, we should be notified to review our recommendations. I inspected the lot where there are seven over-mature apple trees located on the western portion of the lot. Mr. Howell is requesting permission to remove these trees. It is my Understanding that these trees are part of the over-all plot plan and must remain. I believe that the trees could be removed and new trees planted in their place. This would give property owners to the west the same screen as the original trees within a few years. In order to grant the permission to remove the trees, Colorado Lifestyle Homes must agree to replant seven (7) three inch (3 apple trees near the west property line. These trees should be planted in a pianting strip, fifteen feet wide, from the west fence line. The trees shall be planted on fifteen foot centers beginning fifteen feet from the north property line. This planting will not cover the entire back lot line, but will replace the removed piant materials. If you have any further questions, feei free to contact my office.
