SUBJECT: Zoning and Allowable Uses
The property at 4300 Oak Street is currently shown on the zoning map as Public Buildings and
Facilities (PBF). This zone district was renamed to Public Facilities (PF). This zone district
generally allows for governmental and quasi -governmental uses.
In 1991, the property was converted from a water district facility into a residential property. A
Certificate of Occupancy was issued for a single-family home in the property in 1991.
Based on this CO, staff has determined that the current use on the property of a single-family
home is considered legally nonconforming. A home occupation and customary residential
accessory uses are permitted. The property may not contain commercial or industrial uses as the
primary use of the property as these are inconsistent with the CO and the PF zoning. While not
required, a property owner may request a rezoning to a residential zone district to "clean up" the
zoning.

I am writing this letter to conPirm our phone conversation of today regarding
Article 511 of the National Electric Code and how it applies to the a6ove
referenced project. It is my understanding that it will ba Acceptahle to Not
provide 4 air changes per hour to the new storage garage area. The Valley
Water Oistrict wil} use this area to store their trucks overnite for eecurity ae well as For ease of starting during inclement weather. This is not a Commercial
garage per se. It more closaly is dePined as a parking garaga per the dePinition
in Article 511,section 511-1+6copeloF the National Electric Code.
There will be positive air pressure provided at the 2 access doors into the
area Prom the'OPPice occupancy area of the building.These doors will also be
scheduled for weatherstripping on all 4 edges.
A one- hour occupancy eeperation 6etween the garage,8-1 occupancy and the OfPice
8-2 occupancy will also be provide per UBC requirements.
Enclosed is a print of the Ploor plan showing the above relationships.
Ron Boone vF R.J.McNIJTT and Assoc.Electrical Engrs. has discuseed this same
concern with Your Electrical Inspector. It is my underetanding the Mr.Eckert
concure with the above interpretation for not requiring the 4 air changes per hr.
