Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name)
roof covering" is required to be on site at the time of final inspection.
Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be required, the 3rd
party inspection report will be collected at final roof inspection performed by City of
Wheat Ridge. If report is not available the final inspection will not be completed.

1. This permit was issued based on the information provided in the permit application and accompanying plans and specifications and is
subject to the compliance with those documents, and all applicable statutes, ordinances, regulations, policies and procedures.
2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and may be subject to a fee equal to one-half of the originalpermit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to the standard
requirements, fees androcedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of
the Chief Building Official and is not guaranteed.
4. No work of any manner shall be performed that shall results in a change of the natural flow of water without prior and specific approval.
5. The permit holder shall notify the Building and Inspection Services Division in accordance with established policy of all required
inspections and shall not proceed or conceal work without written approval of such work from the Building and Inspection Services
Division.
6. The issuance or granting of a permit shall not be construed to be a permit for, or an approval of, an violation of any provision of any
applicable code or any ordinance or regulation of this jurisdiction. Approval of work is subject to field inspection.

Residential Roofing Permit Application
This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

I have completed the second review of the above referenced documents
for the single family residence at 2990 Marshall Court received on
Auqust 22, 2001, and have the following comments:
Traffic Engineering
A copy of the 2990 Marshall Court construction plans has been
forwarded to the City's Traffic Engineer, Mr. Steve Nguyen, P.E.,
303-235-2862 for review and has the following comments:
1. The Public Works Department will require a 5-feet sidewalk
easement on Marshall Court for future construction. This easement is
in lieu of standard dedication which could impact existing structures
on Marshall Court. This is to be done by a legal document by a
Profession Land Surveyor licensed in the State of Colorado. This is
to be completed prior to issuance of the Certificate of Occupancy.
Development Convenant Requirement
A Development Covenant and escrow, in lieu of those public
improvements required along the 2990 Marshall Court and W. 30th
Avenue frontages, will need to be submitted prior to issuance of the
building permit for this site. The estimate for the cost of these
improvements is $13,250.00. The letter of credit is sufficient for
the release of the building permit. Please be advised that the
letter of credit shall be replaced with escrow funds prior to the
issuance of the Certificate of Occupancy.

received on June 20, 2001, and have the following comments:
Grading & Erosion Control Plan
1. A grading plan for this site will be required due to the
current drainage pattern. This is to be completed by a
Professional Engineer, licensed in the State of Colorado. Swales
on the north, west and east side of the property will needed to
direct flows around the residence.
2. Please include an erosion control plan for review and
approval.
Surveying Requirements
1. Proof of ownership of the property will be required.
2. Proof of resolution to encroachment of structure into Denver
Water Works Right-of-Way.

This letter is in response to your request for confirmation of the availability of sanitary sewer
service for the above parcel.
The subject property at the address referenced above is entirely within the boundary and service
area of the Wheat Ridge Sanitation District. It is our understanding that this lot is located at the
southeast corner of Marshall Court and W. 30th Avenue. Treatment of sewage generated within
the Wheat Ridge Sanitation District is provided by the Metro Wastewater Reclamation District
(Metro). Wheat Ridge Sanitation District facilities in this area consist oF an 8 inch sanitary sewer
main within W. 30'h Avenue. Although service is available, the District believes there may be the
possibility of difficulties with this lot regarding the connection of private service lines to the
District Main. The difficulties may arise from the water main which transverses the lot. The
District strongly urges the applicant to research easements and possible utility crossings at the
site.
This parcel is subject to the assessment of both Wheat Ridge Sanitatian District and Metro tap
charges. The subdividers and/or developers may be required to extend sewer lines to their
project sites and/or share in the cost of providing additional capacity to serve their projects.
In addition, you should be aware that the District requires approval of plans for sewer service
connections, determination of tap fees, as well as inspection of construction by the DistricYs
Engineer.

PARTIAL RELEASE OF EASEMENT
THIS PARTIAL RELEASE OF EASEMENT is made and executed by the CITY AND COUNTY OF
DENVER, acting by and through its BOARD OF WATER COMMISSIONERS, (BOARD) and shall become
effective on the date it is signed by the appropriate representative of the Board.
W ITNESSETH:
WHEREAS, the Board acquired a Right of Way from George O. Blair by way of a Right of Way
Agreement dated September 25, 1950, and duly recorded in the Office of the Clerk and Recorder of the
County of Jefferson, State of Colorado on October 5, 1950, at Reception Number 490475 in Book 692, Page
383 and recorded again on November 29, 1950, at Reception Number 493455 in Book 698, Page 401,
hereinafter, "EasemenY', and
WHEREAS, the BOARD is releasing a portion of this easement for and in consideration of the sum
of SEVEN HUNDRED AND NO/100 DOLLARS ($700.00) paid in hand to the Board, the receipt whereof is
hereby acknowledged, and
WHEREAS, the BOARD has determined that a portion of the Easement is no longer useful, and/or
not required in the water works operation of the BOARD.
NOW THEREFORE, the BOARD does hereby release all of its right, title and interest in and to that
portion of the Easement described in Exhibit "A" and shown on CAD drawing 010065, a copy of which is
attached hereto and made a part hereof, to and in favor of the owner(s) of the affected property at the time of
recording of this Partial Release of Easement. All other terms and conditions of said Right of Way
Agreement dated September 25, 1950, remain in full force and effect.

Please be advised that the property known as 2990 Marshall Court has a major
transmission water line running diagonally through the property. Denver Water has a 60'
wide non-exclusive easement for this water ]ine.
The property owner will need to instal] other utilities within the non-exclusive water line
easement and may do so without the written consent of Denver Water. For practical
purposes, however, prior to the installauon of such utilities, Denver Water's
Superintendent of T&D, John Swenson, should be notit7ed at telephone number 303-628-
6356 so a conduit inspector can be at the site during the installation. ln addition, due to
the importance of this water line to the entire water system, plans of the utilities to be
installed within the easement should be submitted to me to be routed by our Engineering
Division for review.

MINOR EXCAVATION AND FILL PERMITS
1. 1-50 Cubic Yards: No permit is required for dumping or excavation of' earth aterials, which do
not exceed 50 cubic yards, provided, however, that any fill deposited is i, n natural terrain of less
than three (3) horizontal to one (1) vertical slope, or such fill is less than t ree (3) feet in depth and
is not intended to support permanent structures, and in addition, such filj oT excavation does not
obstruct or otherwise adversely affect any drainageway. Should any of', the above standards be
exceeded, or a drainage way be affected, a permit shall be required underithe guidelines for No. 2.
2. 51-500 Cubic Yards: Dumping or excavation of earth materials not ek eeding 500 cubic yards
may be allowed with a permit approved by the City Engineer. All applica~ ons are to be submitted
on the appropriate completed application form and shall be accOmpanied bthe appropriate fee and
sketch plan indicating the following information before the permit will be i sued.

3. 501-20,000 Cubic Yards: Operations in which earth material fill or excaV tion exceeds 500 cubic
yards but does not exceed 20,000 cubic yards may be allowed by a pe mit issued by the City
Engineer after review of an application and supporting information. The foilowing information shalt
be submitted with the required application form:
A. A site plan, prepared and signed by a Colorado registered profess onal engineer, at a scale
of no less than 1 inch to twenty feet (1 :20) which iilustrates th following:
1. Location an dimensions of all property boundaries and strjl ctures on the site.
2. Location and extent of areas to be filled and/or excavato .
3. Location of existing waterways and drainage courses ind; ating any changes. (for
a site containing an established irrigation ditch, a lett r of approval from the
appropriate ditch company shall be required).
4. Location of existing and proposed points of ingress. II
5. Location and extent of existing vegetation, proposed ch nges in such vegetation
and methods of rehabilitation on site vegetation after e rthwork operations are
complete. j
6. Erosion control plan. I
7. Grading plan with existing (dashed lines) and proposed (so id lines) ground contours
with contour intervals of 2 feet and spot elevations.
8. At least two cross sections (east to west and north tq south) through the site
showing depth of fill and/or excavation. ~I
9. A drainage report may be required if site runoff characte'istics are changed.
10. Relative elevations of adjacent properties and structures~
11. Statement of purpose of intended fill and/or excavation. II
4. Performance Standards: The following provisions shall apply to all f~linor Excavation and Fill
Permits: il
A. Rehabilitation: Within thirty(30) days after cessation of f~lling and/or excavation,
rehabilitation for the site shall have been completed in accor ance with the approved
plans. Rehabilitation shall consist of leveling, grading, landsc ing or any combination
thereof to minimize potential erosion and be acceptable to the ity Engineer.
B. Debris: Debris and/or contaminants shall not be used except wit the approval of the City
Engineer.
"For the purpose of this Section, the term debris shall have ~he same meaning as the
terms "garbage, trash or junk" as defined in the Wheat Ridge C' de of Laws, Section 20-
21. I
In no case shall debris or contaminates identified or classified asazardous waste by local,
state or federal agencies be used as fill in any fill areas within he City of Wheat Ridge.

C. Excavation and/or fill areas shall be graded to facilitate weed control until final grades are
set and site rehabilitation and use occur (must be leveled with side slopes not to exceed
3 to 1).

All permits shall be applied for prior to fill deposition or excavation operations begin. Any permit
applied for after cutting or filling operations on site are in progress shall be subject to a double fee
and other penalties as prescribed by Wheat Ridge Code of Laws, Appendix A, Section 24.13. Any fill
requested under this permit within the 100 year flood zone MUST COMPLY WITH WHEAT RIDGE
CODE OF LAWS, SECTION 26-201, FLOOD PLAIN ZONING ORDINANCE.
1 HEREBY ACKNOWLEDGE THAT THIS APPLICATION IS CORRECT AND UNDERSTAND THAT 1 CANNOT
START THIS PROJECT UNTIL THIS APPLICATION IS APPROVED. I SHALL COMPLY WITH THE LAWS OF
THE STATE OF COLORADO AND WITH THE ZONING REGULATIONS AND BUILDING CODE OF THE CITY OF
WHEAT RIDGE. ANY VIOLATION OF THE ABOVE TERMS WILL CAUSE IMMEDIATE REVOCATION OF THIS
PERMIT AND COMMENCEMENT OF ENFORCEMENT PROCEEDINGS BY THE CITY OF WHEAT RIDGE. THIS
