Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE

person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,

1. All contracts are subject to approval to our credit department and office without exception. The person executing this contract must obtain the approval for the
officer of the Co. for this contract to be effective under any conditions.
2. SHOULD DEFAULT BE MADE IN PAYMENT OF THIS CONTRACT CHARGES SHALL BE ADDED FROM THE DATE THEREOF AT A RATE OF ONE AND ONE HALF (11n)
PERCENT PER MONTH (18%, PER ANNUM) WITH A MINIMUM CHARGE OF $2.00 PER MONTH, AND IF PLACED IN THE HAND OF AN ATTORNEY FOR COLLECTION.
ALL ATTORNEY'S FEES AND LEGAL AND FILING FEES SHALL BE PAID BY CUSTOMER ACCEPTING SAID CONTRACT.
3. The Company shall have no responsibility for damages from rain, fire, tornado, windstorm, or other perils, as is normally contemplated to be covered by HOME
OWNERS RISK INSURANCE or BUSINESS RISK INSURANCE, or unless a specified written agreement be made therefor prior to commencement of the work.
4. The quotation or the face hereof does not include expenses or charges for bond insurance premiums or costs beyond normal insurance coverage, and any
such additional expenses, premiums or costs shall be added to the amount of the contract.
5. Replacement of deteriorated decking, fascia boards, roof jacks, ventilators, flashing or other materials unless otherwise STATED IN THIS CONTRACT, are NOT
INCLUDED and will be charged as an extra on a time and material basis.
6. This proposal will expire 90 days from date accepted unless extended in writing by the Company. After 90 days, Co. reserves the right to revise our price in
accordance with costs.
7. The Company shall not be liable for failure or performances due to labor controversies, strikes, fires, weather, inability to obtain materials from usual sources,
or any other circumstances beyond the control to the company, whether of a similar or dissimilar nature.
8. If roofing and sheet metal work is involved, it is understood and agreed to that our standard roof guarantee, a copy of which is available in our office, shall be
acceptable and that all terms and provisions therein shall prevail, unless otherwise specifically agreed to in writing prior to the commencement of the work.
9. The Company is not responsible for any damage on or below the roof due to leaks by excessive wind driven rain, ice, or hail during the period of the warranty.
EXCESSIVE WIND is 60 OR GREATER M.P.H. THE WARRANTY IS NON TRANSFERABLE.
10. If material has to be reordered or restocked because of a cancellation by the customer there will be a RESTOCKING FEE equal to fifteen percent (15%) of the
contract price.
11. IF CONTRACT IS CANCELLED BY THE CUSTOMER LATER THAN 3 DAYS from the execution, customer shall pay to the Company fifteen percent (15%) of the
contract price as liquidated damages, not as a penalty, and the Company agrees to accept such as a reasonable and just compensation for said cancellation.
12. THIS CONTRACT CANNOT BE CANCELLED ONCE WORK IS COMMENCED EXCEPT BY MUTUAL WRITTEN AGREEMENT FOR THE PARTIES.
13. PAYMENTS ARE TO BE MADE: 1/2 UPON DATE OF DELIVERY OF MATERIALS, AND BALANCE UPON COMPLETION OF WORK. OTHER ARRANGEMENTS MUST BE
DISCUSSED WITH CREDIT MANAGER.
14. If any provision of this contract should be held to be invalid or unenforceable the availability and enforceability of the remaining provisions of this contract shall
not be affected thereby.
15. ANY REPRESENTATIONS, STATEMENTS OR OTHER COMMUNICATIONS, NOT WRITTEN ON THIS CONTRACT ARE AGREED TO BE IMMATERIAL, and not relied on by
either party, and do not survive the execution of this contract.
16. The maximum liability for the Co. shall be the original cost of labor and materials for the repair which customer agrees shall be liquidated sum, under any event
of default of Co. herein.
17. During the duration of the work the customer's homeowner's insurance will be responsible for any interior damage as long as the Company has taken
appropriate action to protect the roof during the repair of the roof.
18. If there are any solar panels on the roof, the Co. will not be responsible for damage during the repair, so homeowner agrees to have solar panel company take
the appropriate action to protect it if necessary.
19. The Co. is not responsible for construction problems of your home if pointed out and notified to our Co., we will try to assist you on correcting them on a time
and material basis.
20. THIS CONTRACT IS COMPOSED OF THIS PAGE AND THE REVERSE SIDE OF THIS PAGE AND SHALL BE CONSIDERED THE ENTIRE CONTRACT BY THE PARTIES.

Following our diecuseion yesterday with Mike IZoberte, the developer for the above addreas, I am
proposing the following. According to Mr. Roberts, he i5 unable to fulfill the requirement5 for
replacing the inchee of tree that he removed. He doe5, however, want his certificate of
occupancy.
Mr. Roberte removed a forty-eight (48) inch cottonwood tree. Allowing for four (4) inches of
bark for a tree that rix, he i5 re5pon5ible for replacing forty-four (44) incher, of tree. The
agreement 1 reached with Mr. IZoberts was to plant 5ix (6) three (3) stem clump5 of ASpen
tree5 and one (1) 5pring 9now CrabapPle.. All nineteen stem5 muet be at least two (2) inches in
diameter. I also stated I would give Mr. Robert5 credit of eix (6) inche5 for a six foot evergreen

This total would give him the forty four (44) inche5 needed for the replacement. If he cannot
plant the agreed upon trees, and the trees he did plant are below 6izc, I would accept a check to
the CityTree Planting fund for the amount of $81.00 per inch of unplanted trees. These fundy
will be used to plant trees in the immediate neighborhood. I will be available tomorrow to
mea5ure what has been planted and determine what i5 needed..

set forth belw for the issuance of a Certificate of Occupany in connecrion with this building permit. The
issuance of a Certificate of Occupancy requires:
1. The completion and approval of final inspections and any necessary corrections of electrical,
plumbing, mechanical and framing systems. Inspections are performed by the Building Division.
2. The completion of site drainage/grading requirements per the approved site grading plan
and/or final drainage report and plan, if such report and plan is applicable. For all residential and
nonresidential projects with an approved final drainage report and plan, a letter of certificarion is
required from the projects civil engineer of record. Inspection are performed by the Public
Works Department.
3. The completion and acceptance by the City of Wheat Ridge of a11 required public
improvements, or a Development Covenant may be processed in lieu of cons[ruc[inf said
improvements. The Public Works Department performs these inspections or provides the
Development Covenant.
4. The completion of all required landscaping and related site improvements. Inspections
are performed by the Planning and Zoning Division.
All the above items must be completed and signed off by Planning and Zoning, Building and Public
Warks before a Certificate of Occupancy is issued. Final Inspection by the Bui]ding Division does not
constitute authorization of a Certificate of Occupancy nor permission for occupancy. Occupancy of the
structure is not permitted until the Certificate of Occupancy is issued. (Unfiform Building Code,
Section 109)
The City is not responsible for any real estate closings or other agreements concerning the property which
may be affected by failure to compete the above items and obtain a Certificate of Occupancy.
The City is under no obligation to issue a temporary Certificate of Occupancy.

referenced address can not be processed by the Public Works Deparhnent until the following items have
been submitted for review and approval:
We will need a site grading/drainage plan that designates the existing and proposed topography of the
lot. .

structure.
