REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec. R806. The installation of ridge venting requires the installation or existence of soffit venting. For calculation purposes, one hat or turtle vent equal to one-half of one square foot of opening. Effective December 1, 2014, asphalt shingle installations require an approved midroof inspection, conducted when 25-75 percent of the roof covering is installed, prior to final approval. Installation of roof sheathing (new or overlay) is required on the entire roof when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and mid -roofs may be called in at the same time, one hundred percent of the sheathing must be complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave and secured in place is required to be provided for all roof inspections. Roof ventilation is required to comply with applicable codes and/or manufacturer installation instructions, whichever is more stringent. In order to pass a final inspection of elastomeric or similar type roof coverings, a letter of inspection and approval from the manufacturer technical representative stating that "the application of the roof at (project address) has been applied in accordance with the installation instruction for (roof material brand name) roof covering" is required to be on site at the time of final inspection. Edlin Specifications House Addition for Carol and Frank Edlin Wheat Ridge, CO July, 1996 GENERAL SPECIFICATIONS General Conditions: These specifications, together with engineering design and architectural plans describe the construction to be accomplished on an addition to the home owned by Mr. and Mrs. Frank E. Edlin, Jr., hereinafter called 'owner'. The constnaction work herein described is to be accomplished by a general contractor and such other sub- contractors and labor as he may employ, hereafter called 'contractor'. These specifications shall prevail over the plans in any discrepancy between them. If there aze any differences between the engineering drawings and architectural plans, the engineering drawings will take precedence over the azchitectural plans. The contractor is not required to obtain approval by the owner of any sub-contractor or other labor, but such other labor acts for the contractor as though the contractor was himself accomplishing the work. All substitutions in materials, supplies and facilities shal] have the prior approval of the owner. Any changes in plans or specifications shall be agreed upon by the owner and contractor, confirmed in writing, dated, show the change in cost, and shall be signed or initialed by both the owner and the contractor before the new work and change shall be made. The contractor shall submit with his bid, any and a11 exceptions, changes and exclusions which he may make with either the plans or specifications. The sum representing the contract price and the written and approved change memoranda is the amount to be used in final settlement. Terms of Payment: The owner will maintain a special construction bank account. Payment for materials will be made by the owner to the suppliers immediately upon receipt of actual invoices from the contractor. Unless otherwise stipulated by the contractor at the time of the acceptance of this contract, the following schedule of payments will be made by the owner to the contractor for labor and management services. Payment 1- Fifteen percent (15%) upon completion of foundation Payment 2- Twenty percent (20%) when the house is in the dry condition with roof, exterior walls, doors and windows completed. Payment 3- Ten percent (10%) when the heating, electrical work, plumbing is roughed-in and city inspection approval obtained. Payment 4- Ten percent (15%) when the insulation is placed and the addition is plastered and taped. Payment 5- Twenty percent (15%) when the plumbing, gas and electrical fixtures and the furnace is installed. Payment 6- Ten percent (10%) when the interior woodwork, doors, and hazdwaze aze completed. Payment 7- Fifteen percent (15%) when all contractor and subcontractor work is complete and all materials have installed. The costs of inemorandum changes shall be included in the payment immediately following the completion of the changed work. The contractor shall provide to the owner release of liens and show evidence of paid bills far labor. The owner will provide the contractor as to the source and availability of funds to make scheduled payments and to complete the contract before any work shall be undertaken. Insurance: The contractor shall have and maintain in force, workman's compensation and public liability insurance in the amount no less than is required by the statutes of the State of Colorado. The owner will maintain fire and casualty insurance on the house during construction and representing only the work and materials incorporated in the house. The contractor shall be responsible for theft and vandalism until the house is accepted by the owner as complete. The contractor shall pay all legally authorized payroll deductions. A completion bond will be provided by the contractor to the owner if it is required and the costs of the completion bond will be paid by the owner. Completion Date : The addition construction must be weather tight by October 1, 1996 and all work finished by December 15, 1996 unless agreed upon in writing by the owner. Exclusions: The contractor shall accomplish all of the work called for on the plans and these specifications, except for the following work, which describes certain exclusions and shared costs. The contractor shall not do: 1. Final grading of the yard, placement of top soil and any seeding or planting of grass. 2. Planting of trees, shrubs or other horticultural or landscape treatments anywhere on the property. 3. Treatment of the windows inside with shades, blinds, draperies or the hardwaze associated with these treatments. 4. Low voltage wiring which would be used for radio, television, intercommunication systems or similaz installations. The owner at his expense may make such installations without cost or obligation to the contractor and at an appropriate time which wil] not interfere with the contractor's work. 5. All carpets and woven floor coverings and the appuRenances to hold these coverings in place. 6. Any finishing work in the basement. The work to be accomplished in the basement will include only the masonry, framing, windows, doors, electrical, plumbing and the steps to the yazd. 7. All floor coverings and painting will be the responsibility of the owner. Licenses: The owner will obtain and pay for the city building permit. The contractor shall obtain and pay for all inspections that are required, including electrical and plumbing inspections. The contractor shall obtain all necessary approvals for the construction from pertinent govemmental and civic organizations. Access: The owner shall have access to the property for the purpose of inspection at all reasonable times. The owner sha71 be permitted to buy and install items reserved for his provision whenever such installation does not interfere with the work of the contractor. Housekeeping: The builder shall not create attractive nuisances whereby children or adults may be uncommonly attracted and thereby injured although they may be trespassing. Materials shall be received at the site and stacked or stored such that they are protected from damage and they do not create a hazardous condition. Scrap and waste shall be removed at reasonable frequency. Ditches and excavations shall be filled reasonably soon after construction in them is complete. Water will not be pernutted to remain in excavated azeas or the basement. The rights of ownership of neighbors will be protected. Workmanship: The contractor shall comply with all local codes and ordinances as to the quality of materials and workmanship. Construction work shall be of a quality which is acceptable for new home construction in the azea, sha11 be functionally correct, and shall conform generally to the skills of the crafts that are used. The owner reserves the right to have an engineer inspect the project during any phase of the construction. Guarantees: The contractor shall pass on to the owner the guazantees of manufacture which accompany the purchase of facilities such as furnace, water heater, etc. The contractor shall guarantee for the period of one yeaz that there shall be no serious malfunction or facilities nor improper construction such as plugged lines and ducts, unsatisfactory heating, or other calamity. Such failures shall be conected by the contractor at the contractor's expense for the period of one year. CONSTRUCTION Project Scope This is a house remodeling which includes a family room with a full basement, a ground leve] study and a bi-level greenhouse. Additionally the kitchen soffit will be removed and replacement dry wal] installed in preparation for new kitchen cabinets which the owner will install. The door leading from the kitchen to the gazage is to be eliminated as shown on the plans. The space where the door is removed is to be framed and sheetrocked. A new door to the garage is to be installed as shown on the plans. Construction Preparation: The owner will remove the hot tub and the deck before construction star[s. Excavation and Backfill: The contractor shall excavate as required by the engineering drawings and architectural plans. The owners soil engineer must be present for pier drilling. Any excavation which is greater than required may be backfilled only if the backfill is thoroughly compacted. An altemate which requires engineering approval would be the use of gravel as a backfill for excavation of a greater depth than required. The contractor shall backfill against the foundations with excavated materials which must be free of trash and organic material. The backfill must be tamped and settled. The owner has permission for the contractor to place excess excavated material on the vacant lots next the owners' house. Grading and Landscaping: The contractor will backfill all excavations to a rough final grade leaving room for several inches of topsoil. The owner will be responsible for all final grading and landscaping. Foundations: The foundation will be composed of 8 inch concrete walls positioned on piers as shown and described in the engineering drawings. The concrete walls on the two sides of the old porch floor slab aze not load beazing. They must be poured up to the bottom of the porch floor or the space between the walls and the floor filled in with concrete block. These walls are to be built on spread footers. An alterna[ive would be for the contractor to remove the old porch floor slab and build new walls on the piers holding up the porch floor. These walls would be tied into present walls for support at the house ends. If this alternative is selected it cannot cost more than the design in the azchitectural plans. Exterior foundation walls shall be taned for water proofing. Foam insulation sheeting which is at least 2 inch thick sha11 cover the entire underground portion of the outside of the new foundation. A 4 inch perforated pipe shall be bedded in gravel along the entire perimeter of the foundation. The perforated pipe shal] lead to the sump behind the chimney. Drains from the greenhouse floor, the greenhouse pit floor and the exterior stairwell floor shall be connected to the perforated pipe. Concrete Slabs: The basement floor shall be a 4 inch thick concrete slab without floor drains or expansion points. The concrete shall be 3,000 pound strength and hazd-trowled to a smooth finish. Construction joints will run transverse of the center paRition. The greenhouse floor shall be of 4 inch concrete with a strength of 3,000 pounds. The greenhouse slab will be thickened to at least 6 inches under the posts from the deck. There will be a concrete pit under the hot tub which extends almost to the far side of the stairs. This pit will be used for the hot tub and hot tub equipment. It will later be covered by the owner. The floor of the pit will be 4 inches thick with 3,000 pound concrete. The outer edges on the east and south will be thickened to at least 6 inches to support the pit walls which aze to be constructed of concrete at least 6 inches thick. The north and west walls of the pit will be the foundation walls. The contractor will install plastic tubing in the new basement floor, greenhouse floor and hot [ub pit floor for hot water heating. The tubing will be run end to end in loops without a break. Both ends of the tubing will ternvnate at the location of the furnace. The plastic tubing will be provided by the owner. If possible the owner wants the contractor to install insulation under the new concrete floor, greenhouse floor and hot tub pit flooc A vapor barrier will be installed by the contractor under all concrete floors. Wood Framing and Insulation: All dimensions lumber shall be kiln dried and will be Grade No. 2 or better. All exterior walls except the two greenhouse exterior walls will be constructed with 2x6s on 24 inch centers with R-19 fiberglass insulation. All exterior walls of the house will have a vapor bazrier. If the vapor barrier is a Tyvek wrapping, there is to be no backing on the insulation. Altematively, exterior walls may be insulated with plastic- backed roll insulation, 4 feet or wider with the edges terminating on studs. This insulation may be applied to the studs before the exterior sheathing is applied if the insulation can be kept dry. The interior walls will be built with 2x4 construction. The two exterior greenhouse walls will be built with 2x4 construction with framing lumber which is exposed on either the inside or outside being treated lumber. The greenhouse walls will be insulated with R11 fiberglass insulation. The floor of the study is to be insulated with R19 fiberglass. The ceilings of all rooms will have a vapor bazrier and will be insulated with R30 insulation which can be a combination of blown and batt insulation.. Caze must be taken not to block vents with insulation. Air must flow freely from the attic to the soffits. One method to accomplish this is to use a shoR piece of Styrofoam at the edge of the attic. Another method uses a device to hold the opening open. The joists resting on foundations shall bear on 2 inch thick wood plates not less than 6 inches wide. Corners shall be triple studded. Openings shall be double studded with double top and bottom headers. The roof rafters and ceiling joists will be truss construction as shown on the plans, and the trusses are to be engineered and stamped as meeting the required loads for the spans shown in the plans. Floor joists shall have cross bridging of 1 x4" lumber or metal cross braces in all spans over 10 feet. All bottom plates of stud walls which run with the joists shall be supported on an extra joist directly under them or from adjoining joists with jack joists connectors. Top plates shall be double. The sizes and types of all beams and joists are shown on the engineering drawings or architectural drawings. The TGI floor joists will be on 16" centers and the prefabricated roof trusses will be on 24" centers. Siding: The outside walls will have will have vinyl siding installed by the contractor. The vinyl siding will be Alcoa "Lake Forest Premier" or equivalent with a wood grain. A color will be chosen by the owners. The soffits will be finished with a vinyl soffit material, constructed to match the present soffits as best as possible in shape, size and color. Both sides of the two exterior walls of the greenhouse will be covered with APA-18 T&G fir siding (at least 19/32 thick) with groves every 8 inches. The inside of the other two greenhouse walls will be covered with the same material. The inside of the house walls will be covered with 1/2 inch drywall. They will be taped and textured. All joints will be taped and plaster coated smooth. All outside comers will be protected with metal corners and plaster coated smooth. A coat of texture is to be added to al] drywall. All painting will be done by the owner. All carpeting and linoleum flooring will be purchased separately by the owner and is not part of this project. Sheathing: All of the addition except the greenhouse will be covered on the exterior by 5/8 inch CDX plywood or OSB (oriented-strand board). The roof shall be sheathed with CDX plywood or OSB which is 5/8 inch thick or thicker. The subfloor will be 3/4" (23/32) APA rated T&G plywood or OSB laid with the grain spanning the joists. Roof: The roof shall be white fiberglass 3-Tab standard weight tar spot or locking asphalt shingle of a color to match and type the present roof. The shingles must at least a 25 year warrantee. The shingles shall be applied over a 50 lb. impregnated felt roll underlay. All openings through the roof for pipes and masonry and all valleys and intersections with walls shall be flashed with a corrosion resisting meta] or plastic flashing used for this purpose. Windows and Doors: All exterior windows and doors, except for the basement door and the door into the gazage will be purchased by the owner and be on the job site before they aze needed for the contractor to install. The exterior basement door and the exterior door into the gazage will be a 1 3/4 exterior solid core wood doors purchased by the contractor. The doors and windows purchased by the owner for the house proper will be WeatherShield brand vinyl windows. The greenhouse Windows will either be those removed from the present living and dining rooms or inexpensive windows purchased by the owner. ElectricaL• The contractor will replace the present outside 125 AMP breaker box with a 200 AMP breaker box with a main shut-off breaker. A proper ground-rod and proper grounding shall be installed. The contractor will install a new 125 AMP breaker box at the location shown in the basement of the addition. The extension supply line will be run up the outside of the house to the attic and into the addition where it will be routed to the basement. The contractor will install standazd 110 VAC outlets throughout the addiUon at locations shown in the plans. Separate circuits will be wired for the furnace, hot tub pump and the gas log fireplace. The contractor will provide and install a surface mount 110 VAC outlet in the family room floor at a location marked by the owner. The light fixtures in the basement will be white ceramic and will be provided by the contractoc The four outdoor fixtures will be provided by the owner and installed by the contractor. The fixtures in the dining area and in the study will be provided by the owner and installed by the contractor. The furnace electrical including the transformer and thermostats will be provided by and installed by the contractor. The contractor will provide al] wire boxes, conduit, outlets, grounding and fixtures except those which aze noted above. The contractor will install the fixture for the dining area at the location marked by owner. Plumbing: The contractor shall install two freeze proof hose faucets at the locations shown on the plans. Gas: The contractor will extend the natural gas line from the present furnace locaUon to the location of the new furnace and new gas log fireplace. The gas log fireplace will be provided by the owner and installed by the contractor. The new furnace will be provide and installed as a separate project. The contractor shall install a tee with a nipple and cap in the gas line at the location of the two wood fireplaces. A second gas log might be installed in one of the wood fireplaces at some future date. Heating: The heating is shown on the plans as being provided by a second forced air heatec Heating will not be part of the initial bid pricing. The owner is considering hot water heat and needs more information. Hot water will probably be installed under a separate contractor, be bid sepazately, or be installed by the owner after the project is complete. Floor Coverings: The owner will be responsible for all carpets and floor coverings. Painting: All painting will be done by the owner. Trim: Outside trim will match present trim and be done with vinyl whenever possible. The base molding will be a standazd rounded top 3x9/16 or 3x1/2. Fireplace: The contractor will install a Mendota DXV direct vent gas log fireplace at the position shown in the corner of the family room. The contractor will install a thermostat if one is purchased. The Mendota DXV is a certified 40,000 BTU room heater. Hot Tub: The owners hot tub will be placed in the hot tub pit by the contractor while access is available (before the walls aze framed). The owner will install the hot tub. Decks: The framing for the two decks is to be done by the contractor with treated lumber. The owner will install the deck surfaces. Greenhouse: The owner will provide the plastic greenhouse roofing material and windows. The contractor will be responsible for the rest of the greenhouse materials including the steel beams. Dear Mr Fdlin: Conclusions. _ The addition should be founded on spread footings or suaight shaft piers. Floor slabs should be free floating. M underdrain is required. Purpose and Scope of Study. This report presents the results of a subsurface study for a pmposed addition to your house located at 3885 Nelson Street, Wheat Ridge, Colorado. The purpose of the study was to develop recommendations for foundation design. The study was conducted in accordance with our verbal discussion. A field exploration program consisting of one boring was conducted to obtain information on subsurface conditions. Samples of the subsoils and bedrock obtained during the field exploration were tested in the laboratory to determine their classification, compressibility or swell and other engineering characteristics. The results of the field exploration and laboratory testing were analyzed to develop recommendations for foundation types, depths and allowable pressures for the proposed building foundation. This report summarizes the data obtained during Uus study and presents our conclusions, recommendations and other geotechnical engineering consideradons based on the proposed construcdon and the subsurface conditions encountered. Page 2 Foundation Study, 3485 Nelson May 30, 1996 Proposed Construction. It is proposed to add a 15 ft. by 42 ft., one story with full basement, addition on the west side of the existing home. The floor levels will match the existing floors. Fig. 1 shows the proposed location. Excavation for the lower levei is estimated to be about 6 feet. For the purpose of our analysis, foundation loadings for the structure were assumed to be relatively light and typical of the proposed type of construction. If building loadings, location or grading plans are significanUy different from those described above, we should be notified to reevaluate the recommendafions contained in this report. Site Conditions. The location of the proposed addition is a landscapad lawn area on the west side of the house. A couple of holes 4 to 5 feet deep had been dug adjacent to the house. One hole had water at the bottom and the other was dry. A sump on the west side of the house did not have water in it. The house is one story with a basement. It appears to be in good condition from a foundation point of view. Mr. Edlin also said there were no significant problems. Based on a hole dug by the patio, it appears the house could be founded on piers or a pad and grade beam system. T'he azea around the sife is an established neighborhood. To the west the ground has been cleared for new home sites. Field Eacploration. The field exploration for the project was conducted on May 1, 1996. One boring was drilled at the location shown on Fig. 1 to evaluate the subsurface conditions. The boring was advanced with a 4 inch diameter continuous flight auger powered by a truck-mounted CME-45 drill rig. The borings were logged by a representative of Hepworth-Pawlak Geotechnical, Inc. Samples of the subsoils and bedrock were taken with a 2 inch I.D. spoon GEOTECH Page 3 Foundation Smdy, 3485 Nelson May 30, 1996 sampler. The sampler was driven into the subsoils at various depths with blows from a 140 pound hammer falling 30 inches. This test is similar to the standard penetration test described by AST'M Method D-1586. The penetration resistance values are an indication of the relative density or consistency of the subsoils and bedrock. Depths at which the samples were taken and the penetration resistance values aze shown on the Log of Boring, Fig. 2. The samples were returned [o our laboratory for review by the project engineer and testing. Subsurface Conditions. A graphic log of the subsurface conditions encountered at the site is shown on Fig. 2. The soil pmfile in the boring consisted of about 6 inches of organic topsoil; stiff sandy clay to depth 7 feet; and loose to medium dense silty to clayey sand to depth 17 feet. Hazd sandstone bedrock was encountered below this depth to the maximum depth drilled, 20.5 feet. Labotatory testing performed on samples obtained during the boring included natural moisture content, unit weight and swell-consolidation. The swell-consolidation test results, presented on Fig. 3, indicate low compressibility under light to moderate surchazge loadings and a low expansion potential when wetted under a constant light surchuge. Free water was encountered at depth 7 feet during drilling. The water level was about 6.5 feet 5 days later. The hole caved to depth 10 feet after 5 days. Foundation Bearing Conditioas. The clay stratum possess a low swell potential. The sand stratum is not expansive. Since the wafer table is close to foundadon level, a spread footing foundation with a smali minimum dead load requirement is a feasible foundation for the proposed addition. A drilled pier alternative also is possible, but will be difficult to construct because of the shallow water level and the potential for caving of the sandy soils. H-P GEOTECH Page 4 Foundation Study, 3485 Nelson May 30, 1996 Design Recommendations. $preaci Fnntings- Considering the subsurface conditions encountered in the boring and the nature of the proposed construction, we recommend the addition be founded with spread footings placed on undisturbed natural soils. The design and construction criteria presented below should be observed for a spread footing foundation system. 1) Footings placed on the undisturbed natural soils can be designed for an allowable bearing pressure of 2,000 psf. The foodngs should also be designed for a minimum dead load pressure of 500 psf. In order to satisfy the minimum dead load pressure under lightly loaded azeas, it may be necessary to concentrate loads by using a grade beam and pad system. Wall-on-grade construction is not recommended at this site to achieve the minimum dead load. 2) Based on experience, we expect settlement or heave of footings designed and constructed as discussed in this section will be less than about I inch. The movement will be differential with respect to the existing structure and a joint that allows some movement should be provided. 3) The footings should have a minimum width of 16 inches for continuous footings. 4) Continuous foundation walls should be reinforced top and bottom to span local anomalies and limit the risk of differential movement. One method of analysis is to design the foundation wall to span an unsupported length of at least 12 feet. Foundation walls acdng as retaining structures should also be designed to resist a lateral earth pressure equivalent to a fluid weight of 45 pcf. 5) Exterior foodngs and footings beneath unheated areas should be provided with adequate soil cover above their bearing elevadon for frost protection. Placement of foundadons at least 36 inches below the exterior grade is - H-P GEOTECH Page 5 Foundation Study, 3485 Nelson May 30, 1996 typically used in Uus azea. 6) Prior to the footing construction, any existing fill, topsoil and loose or disturbed soils should be removed and the footing bearing level extended down to competent bearing soils. If water seepage is encountered in the excavadon, the footing azeas should be dewatered before concrete placement and dewatering continued until the concrete has set. A gravel layer can be placed on the bearing soils to stabilize the azea. 'n A representative ofthe geotechnical enginees should observe all footing excavations prior to concrete placement to evaluate bearing conditions. Drillell PiPrc• Drilled shafts or piers bottomed into the sandstone are feasible, but will probably require casing. The design and construction criteria presented below should be observed for a straight-shaft pier foundation system: 1) The piers should be designed for an allowable end bearing pressure of 25,000 psf and an allowable sldn friction value of 2,500 psf for that portion of the pier in bedrock. 2) Piers should also be designed for a minimum dead load pressure of 5,000 psf based on pier end azea only. 3) Uplift on the piers from structurat loading can be resisted by utilizing 75% of the allowable sldn friction value plus an allowance for the weight of the pier. 4) Piers should penekrate atleast three pier diameters into the bedrock. A minimum penetration of 3 feet into the bedrock is recommended. 5) Piers should be designed to resist lateral loads assuming a modulus of horizontal subgrade reaction of 50 tcf in the sandy soIIs and a modulus of horizontal subgrade reaction of 150 tcf in the bedrock . The modulus - H-P GEOTECH Page 6 Foundation Study, 3485 Nelson May 30, 1996 values given are for a long, 1 foot wide pier and must be corrected for pier size. 6) Piers should be reinforced their full length with one #5 reinforcing ral for each 16 inches of pier perimeter to resist tension. 7) A 4 inch void form should be provided beneath grade beams to prevent the swelling soil from exerting uplift forces on the grade beams and to concentrate pierloadings. A void form should also be pmvided beneath pier caps. 8) Concrete utilized in the piers should be a fluid mix with sufficient slump so that concrete will fill the void between the reinforcing steel and the pier hole. 9) Pier holes should be properly cleaned prior to the placement of concrete. 10) Free water was encountered in the boring and entered the hole soon after penetration. It is likely that casing will be required to seal off water and prevent caving of the sandy soils. If water cannot be removed prior to placement of concrete, the tremie method should be used after the hole has been cleaned of spoiL In no case should concrete be placed in more than 3 inches of water. 11) Care should be taken to prevent the forming of mushroom-shaped tops of the piers which can increase uplift force on the piers from swelling soils. 12) A representative of the geotechnical engineer should observe pier drilling operations on a full-time basis. Flnnr Slahc- Floor slabs present a problem where expansive materials are present near floor slab elevation because sufficient dead load cannot be imposed on them to resist the uplifr pressure generated when the materials ue wetted and ezpand. A swctural floor with crawlspace should be considered if no movement can be tolerated. Considering the performance of the exisdng floor and the low swell potential of the soil, H-P GEOTECH Page 7 Foundation Study, 3485 Nelson May 30, 1996 we believe the risk of lazge movement is small and a conventional slab on grade floor can be used. To reduce the effects of some differential movement, nonstructural floor slabs should be separated from all bearing walls, columns and partidon walls with expansion joints which allow unrestrained vertical movement. Interior non-bearing partitions resting on floor slabs should be pmvided with a slip joint at the bottom of the wall so that, if the slab moves, the movement cannot be transmitted to the upper structure. This detail is also important for wallboards, stairways and door frames. Slip joints which allow at least 11f2 inches of vertical movement are recommended. Floor slab control joinu should be used to reduce damage due to shrinkage cracldng. Joint spacing and slab reinforcement should be established by the designer based on ezperience and the intended slab use. A minimum 4 inch layer of free-draining gravel should be placed immediately beneath basement level slabs-on-grade. This material should consist of minus 2 inch aggregate with less than 50Y6 passing the No. 4 sieve and less than 2% passing the No. 200 sieve. T'he free-draining gravel will aide in drainage below the slabs and should be connected to the underdrain system. The above recommendations will not prevent slab heave if the expansive soils underlying slabs dry and become wet. However, the recommendations will reduce the effects if slab heave occurs. All plumbing lines should be pressure tested before backfilling to help reduce the potential for wetting. iTnderdrain SyctPm- Because of the shallow water table, we recommend below- grade construction, such as crawlspace and basement areas, be protected from wetting by an underdrain system. The drain should also act to prevent buildup of hydrostatic pressures behind foundation walls. The underdrain system should consist of a drainpipe surrounded by free-draining granular material placed at the bottom of the wall backfill. The drain lines should be ~ ~ ~ H-P GEOTECH Page 8 Foundafion Study, 3485 Nelson May 30, 1996 placed at least one foot below lowest adjacent finish grade, and sloped at a minimum 1% grade to a suitable gtavity ouflet or sump where water can be removed by pumping. Free-draining granulaz material used in the drain system should consist of minus 2 inch aggregate with less than 50% passing the No. 4 sieve and less than 2% passing the No. 200 sieve. The drain gravel should be at least 2 feet deep and should connect to the gravel under the floor. M impervious plastic sheet should be glued to the foundation wall for a height of about three feet. Snrface nrainaQ~e* The following drainage precautions should be observed during constrvction and maintained at all times after the addition has been completed: 1) Excessive wetting or drying of the foundation excavations and underslab areas should be avoided during construction. Drying could increase the expansion potentiat of the soils. 2) Exterior bacld"ill should be adjusted to near optimum moisture and compacted to at least 9596 of the maximum standard Proctor density in pavement azeas and to at least 90% of the mazimum standard Proctor density in landscape areas. Free-draining wall backfill shouid be capped with about 2 to 3 feet of the on-site soils to reduce surface water infiltration. 3) The ground surface surrounding the exterior of the building should be sloped to drain away from the foundation in all direcdons. We recommend a minimum slope of 12 inches in the first 10 feet in unpaved azeas and a minimum slope of 3 inches in the first 10 feet in paved areas. 4) Roof downspouu and drains should dischazge well beyond the limits of all backfill. 5) Landscaping which requires regulaz heavy irrigadon should be located at least 5 feet from foundation walls. H-P GeorECH Page 9 Foundation Swdy, 3485 Nelson May 30, 1996 Limitations T'his study has been conducted in accordance with generally accepted geotechnical engineering principles and pracdces in this area at this time. We make no other warranty either expressed or implied. The conclusions and recommendations submitted in ttris report are based upon the data obtained from the boring drilled at the location shown on Fig. 1, the proposed type of construction and our experience in the area. Our findings include interpolation and extrapoladon of the subsurface conditions identified at the boring and variations in the subsurface conditions may not become evident until excavation is performed. If conditions encountered during construcdon appear to be different from those described in this report, we should be nodfied at once so reevaluation of the recommendations may be made., This report has been prepared for the exclusive use by our client for design purposes. We are not responsible for technical interpretations by others of our information. As the project evolves, we should provide continued consultation and field services during construction to review and monitor the implementa6on of our recommendations, and to verify that the recommendations have been appropriately interpreted. Significant design changes may require additional analysis or modifications of the recommendations presented herein. We recommend on-site observation of excavations and foundation bearing strata and testing of structural fill by a representative of the geotechnical engineer.
