(6) The issuance of a permit or the approval of drdwings and specifcations shall not be construed to 6e a permit for, nor an approval of, any violation of the
provisions of the building codes or any other ordinance, law, rule or regulalion.

Per yow request, on 06/24/04, I have evaluated your request for the option of using BCI 450
series floor joists instead of TJI 210 series floor joists for the model indicated above. This is an
acceptable change provided the joist spacing and hanger conditions (top flange/face mount)
remain the same. The TJI 210 series requires face mount NT 2.06 hangers and top flange ITT 2.1
hangers. The BCI 450 series requires IUT 9 face mount hangers and ITT9.5 top flange hangers.
All of the manufacturers installation instrucuons and requirements must be followed.

joists may be used where TJI/Pro 150 floor joists were previously specified. The depth and

Dear Mr. Hoyt:
I have received the building permit application for the perimeter fencing for the Melody Homes Skyline
Estates Filing Number 3 Subdivision. The application has been approved, provided the following is
adhered:
1. The maacimum fence height located within the required front yard setback is 42 inches. The required
front yard setback for each of the residential properties is the first 20 feet measured from the
intersection of the property line and the right-ef-way line.
2. If the fencing is being constructed on a corner lot, any fencing located within the sight distance
triangle may not exceed 36 inches or 42 inches, depending on street classification. All interior streets
(Nelson, Newcombe and W. 53`d) are considered loca] streets. The required sight distance triangle
for the intersection of these streets is measured at 25 feet. West 54'h Avenue is considered a collector
street. The intersection of a local street and collector street is measured at 25 feet and 55 feet. I have
included a diagram on the submitted site plan to further illustrate this point.
3. Fencing not located within the required front yard setback or within a sight distance triangle, as
described in Section 26-603 of the Wheat Ridge Code of Laws, may be a maximum of six feet in
height. I have included the pertinent Section for your review. The lots impacted by the sight distance
triangle have been identified on the submitted site plan (lots 1& 12 block 1, ]ots 8& 9 block 2, and
lot 1 block 3).

In regard to our conversation last Thursday, June 10, 2004, Melody Homes, in order to maintain the
original R-15 in the house walls, has agreed to the following change. We will now be adding R-11
insulation to the crawl space floor. In addition, Melody Homes will no longer be insulating the crawl
space walls. Melody Homes will also be using crawl space vents in lieu of a conditioned crawl space.

Dear Lynne,
We wanted to thank you for walking through the construction site of our
ntw home on Saturday, July 17, 2004.
We wanud to aummarize some of our immediate concems so that they can
get fixed before conatruction progresses too far. Hopefully outlining these
will make the process much smoother for us and for Melody. T'he concems
are for our home in construction at 5349 Newcombe Strzet, Skyline Estates
(City of Wheatridge City Limits). Here is an outline of our concerns:
1. Thecti is an order posted in the garage by the City of Wheatridge
building inspector to correct several iums. Work has continued
anyways on the housc sad not all of theae items have been
COlSCCtCd.
2. The garage service door swings the opposite way that it is laid out
on the floor plan.
3. The extra GFI outlet we requested while at the Design Center for
the garagt was to be placed on the interior garage firewall centcred
on the wall. It is curiendy behind the garage service door, and
when the door is opeaed, it hits against the outlet.
4. The window well on the 3outh side of the house, closeat to the
shset (otherwise stated as the Eastern most window well) is bent
and dmted badly.

5. There is a hole between the foundation and the &eming in the front
eomer of the house where the front dining room window side and
the porch meet. The hole is approximately 3 inches long and 1.5
inches wide. From the basement you can see daylight outside and
from outside you can see into the basement.
6. We had requesud an addidonal TV/Phone dual outlet be placed in
the Den in the ceaur of the North wall that does not appear to have
been wired.
7. In the framing of the doorway into the Main bathroom upstairs,
there are two 2 x 4's that have been cut through almost entirely.
They were attempted to be npaired by nailing them back together
but this is not structurally sound
8. 3ome of the shingles on the Bay window looking down onto the
roof from the Master Badroom appear to be cut or tom. These
should be replaced
9. When the heating/plumbing was put in, there was a hole cut into
the laundry room floor. The hole was approximately 6-8 inches in
diameter in the floor right as you siep from the garage to the
laundry room. Instead of that piece of flooring being replaced, a
patch was put in. The patch does not appear to be adequate for a
high traffic weight bearing area. We would like the entire piece of
flooring replaced to prevent failure or future injury from
happening.
