The roof will be subject to design loads of 30 psf roof snow load, and a wind load of Va,d = 105 mph, Exp. C. The panels will add a dead load of 4 psf. The was no attic access available, but the owner, who was involved in the construction, has confimed that the roof is constructed with prefabricated wood trusses at 24" o.c. About 60% of the trusses are flat -bottom, and 40% are scissor trusses. Our review confirms that the existing structure is adequate to support the new loads from the array, with the following assumptions: The PV panels will be located at least 12" away from all edges of the roof plane, and will not be more than 12" above the roof. PV panel mounts (Rock -It Mount System) should be spaced at 48" maximum along each horizontal edge, and within 8" of each panel end. Panels may cantilever a maximum of 8" past the last mount. Vertically -adjacent mounts should not bear on the same truss but should be staggered over every other member (wherever possible) so that each truss under the panels supports some load. A layout of the mounts is included in SunTalk's design package. The mounts should be attached to the trusses with 5/16" -diameter stainless steel lag screws with a minimum penetration of 2" into the center of each of the 2x top chords. Each member that supports a mount should be fastened to the exterior bearing plates with a Simpson H2.5 hurricane tie, or equivalent. All the racking components and panel connections are to be per manufacturer's recommendations. All work shall be performed in accordance with the 2012 IBC and 2012 IRC and all City of Wheat Ridge Building Department amendments. It should be noted that a representative of Lopez Smolens Engineering has not visited the site. A site survey has been performed by Suntalk Solar and photos and information of the existing structure have been reviewed. Only a portion of the roof structure was observed. Backfill with sealant. Insert the lag bolt through the EPDM bonded washer, the Rock -It slide, the gasketed hole in the flashing and into the rafter. Torque: The range is between 100-140 torque inch -pounds depending on the type of wood and time of year. The visual indicator for proper torque is when the EPDM on the underside of the bonded washer begins to push out the sides as the washer compresses. If using an impact wrench to install the fasteners be careful not to over torque the fastener. You may need to stop and use a ratchet to finish the install. All foundation forms were free of debris and in generally good condition. Concrete Encased Electrode: The concrete encased electrode was found to be properly installed. A 10' long vertical piece of #4 rebar was tied to the horizontal wall steel with standard wire ties, including, one bar at the bottom of the wall. The bottom rebar is also tied to the vertical breakouts.
