At 1719 hours on Wednesday July 20, 2005 we were dispatched to a building fire. Ten

WHEAT RIDGE FIRE DEPARTMENT
Narratives
units were assigned to this incident. Twenty personnel responded. We arrived on scene at
1721 hours and cleared at 1935 hours. The incident occurred at 3860 Moore, WHEAT
RIDGE. The general description of this properfy is 1 or 2 family dwelling. The primary
task(s) performed at the scene by responding personnel was extinguishment. No
mutuaUautomatic aid was given or received. E-6, B-8, G2, T-5, T-4, E-7, B-5 responded
to a fire that extended to the attic. WRFD extinguished fie and checked for extension
cleaned up premisis, turned scene and investigation over to Ason Bureau. For additionals
information see Arson Report.
The involved structure is described as an enclosed building. The fve occurred on the fust
floor. The fve was confined to the floor of origin. The cause of ignition is undetermined
after investigation.
Alarm number 0001544 has been assiened to this incident.

Mr. Jaime Wright reportad that aa electrioal fire on Juiy 20, 2005, damaged a portion of
his residence Iocated at 3860 Moore SUeet in Wheafridge, Colorado.
Rimku& Consulting Grvup, Inc, was retained by Mr. Richard Huffman witF► American
Famiiy Insurance Company to determine the eutent af the reported damage and
recommended repairs. The scope of our assignment eXCluded the assassment of
cause and origin of the fire. Our site visit was conducted on July 22, 2005 by Mr. N.
Kant Baker, P.E. Mrs. Kathleen Wright, wife of .)aime, was present during our site visit.
This report was prepared for the exclusive use of our client and is not intended for any
o#her purpose. Our repott is based vn the infoYmaUon available to us at this time, as

Predicated on visual observalions made during our visual inspection of the Wright
residence, and on information refereneed In Section IV, Basis af Report, we conclude
the following:
• A limited portion of the rooF framing and sheathing is structurally damaged. We
recommend that all roof hip framing and sheathing in the southeast quadrent of
the roof be replaced. We also recommend that two of the roof joists above the
hot tub be replaced and that a third joist be "sistered" with a new joist as a means
of relnforcemerrt (Bee Recommended Repair Drawing, Attaehment B).
• there is no indication of fire, heat or smoke damage below the gypsum board
ceiling. Nowever, there may be losalized non-structural water damage whlch was
not immediately evident during our inspection. It does not appear that the ceiling
joists wlthin the attic spaee were damaged.
• We recommend that a qualifiad fire restoration and cleaning company be
consulted on the methods and economics of removal or encapsulation of smoke
residue to elirTlinate odors in the living space below the attic.
. We recommend that all of th2 attic wiring be replaced to the junction boxes at the
celling level and #hat the continuity of all other wiring should be checked by a
qualified electrician.
. The PVC vent pipe in the attic Is heat damaged and should he replaced from the
cailing level through the roofjack.
* Approximately 5 lineal feet of insulated duct senring the swamp cooler Is
damaged and requires replacement. The swamp cooler had no appareM
damege, but Its operablffty should be checked when power is restored.

OENERAL DESCRIPTION ANp HI5TORY
The Wright residence Is located at 3860 Moore Street In Wheatridge, Coloredo. For the
purpose of this report, the front of the residence is assumed to face west, Photagraphs
No. 7 dnd 2, included in Attachment A. show exterior views of ine structure and the site.
Two tlrawings titled "Main Floor Plan° and "Recommended Repair prawing" are
included in Attachment B.
Mrs. Kathleen Wright, wife of the propetty owner; provided the following iltformatian
regarding the property:
• The houae is approximately 48 yeare old. Her husband Jairne and his brother
Lee own the house. Kathleen and Jaime have lived in the house far about 5
years.
. A sunroom was added to the house by the Wrights which includes a hot tub
adjacent to the lcitchen and basement stainvell.
• On July 20, 2006, a loud "pop' was heard above the hot tub and a fire
immediately started in the attic. The fire department responded and
extinguished the attic fire after removing part of the gypsum board celling
above the hot tub, basement stairwell and kitchen.
• Electric service to the home was disconnected either by the fire or the fire
departmerrt whlch, coupled with smoke odor forced Kathleen and Jaime to
evacuate the home.
7'he residence is a qne-story, woad frame structure wlth full basement and a datached
garage. Ths residenoe is supported on concrete basement/stem walls which we
assume are supported by concWe footings. The exRerior of the structure is covered
with brick veneer except for the sunraom additfon which is covered with nrood slding.

OBSERVATIONS
Observatians of the areas around the exterior and interior of the stt'uCture are outlined
belaw. Phofographs of observed conditions and typical damage are included in
Attachment A. The photographs and information outlined below is representative, and
is not intended to include all observed damage and condftions that may exist. The
information is comprehenslve and considered sufficlent ta describe the condition of the
home as observed.
ObseNations made during ouf site visit includa the following:
• A swamp covler is positivned near the rear center of the roof. Smoke residue
was noted atvund all roof verrts. No other damage to roof or rooftop equipment
was observed (Photographs Nos. 3, 4 S 5).
. The ofiglnai electric service entrance, meter and fuse box are positioned on
former exterior bNck wall adjacent to hot tub in the sunroom (Photograph No. 6).
• 7he ceiling above the hot tub had been opened by the flre department to
extinguish the attic fire (photo9raphs Nos. 7 S 8)•
• The ceiting above the basement stairwell had been opened by the fire
department to extinguish the attic fire (PhotograPh No. 9).
. The ceiling above the kitchen had been opened by the fire department to
extinguish the attic fire (Photograph No.10).
• Roof hip framing and sheathing was charred at southeast comer of original
structure and covered with smoke residue thraughout much vf south half of attic.

ANALYSIS
From the location and extent of charring, lt appears that the fire wae contained above
the hot tub and adjaCent kitChen/basemerrt stairvVell are located at the southeast corner
of the vriginat brick veneer struUUre. Heat and smoke permeated the entire atCic untfl
escape uvas possi6le through the three attic vents.
7here is no indiCaU011 Of fire, heat or smoke damage below the gypsum board ceiling
which is supported on 2"x8" joists at 24" on center. However, there may be localized
non-structural wat2r damage which was not imrnediately evident during our inspection.
Wood is a natural fuel for fire and is characterized as a wmbustible meteriaL Dry
lumber typicaliy faund in residential cons#ruction will ignita from a flame souroe when Ns
surface temperatures reach 4500 to 6000 F. Once ignited, wood starts to decomposQ ko
flammable gases and the flame is propagated by the gases. The flame spread will
depend upon the rate of gas flow as well as characterfstics of the wvod material and the
degree of charring that occurs. Charcing tends to retard the rate of ftame spread and
oft2n aids in containment of the fire.
Even without flame, thermel degradation of wo0d may occur, compromising its
structural properties. 7he 2001 National Design Speeification for Wood besign (NDS),
which Is incorporated in most building codes, includes a non-mandatory provlsion in
Appendix C with the following lenguage:
"As wood is cooled ba/ow normel femperstures, its strength incmases. When
„eetsd, its strength decreases. This temperature effect Is Immediate and its
magnitude vaHes depend(ng upan the moisture content of fhe wood. Up to 1500
F, the immedlate effect fs reversible. The member will recover essen6aJly all its

The NDS does not provide guidance on the duration af "prolonged heating".
Based upon the char patterns in the subject attic, we can estimate that sutface
temperatures at the visibly bumed areas reached at least 5000 F. the lack of charring
within just a few feet of these visibly bumed areas indicates that their temperatures
probably did not exceed 3000 F. f'hotoqraph Nos. 12 through 16 illustrate varying
degrees of charring, arowning and eccumulation of smoke residue. The 2leclricaf wire
sheathing shows varying degrees of discolorization fram heat and smoke.
When charzing occurs, the efFeCtive cross-sectional area of a wood structural member is
reduced, as is hs corresponding axial strength, by the dapth of the char. Depending
upon loading conditians to any particular sttuctural component, such 1'eduction may ar
may not place the component in structural jeopardy. We did not calculate the load
capacity af the visibly distressed wood components ta determirte whether sufficient
structural rapacity remains. However, based upon visuai observation, we are
recommending that all roof hip framing and sheathing in the southeast quadfant of the
roof be replaced. We are also recommending that two of the roof joists above the hot
tub be replaced and that a third joist 6e "sistered" with a new joist as a meat►s of
reinforcement. These replacements are depicted on our Recommended Repair Drawing
in Attachment B.
It appears that the fire was quickly extinguished and, based upon our visual
o6servations, we doubk that the remainder of the attic roof framing and sheathing was
damaged by heat to the extent that replaaemerrt is warranted for structural reasons.
Likewise, it does not appear that the r.eiling joists wlthin the attic space were damaged.
However, the matter of removal of acCUmulated smoke residue raises other
complicating issues. We recommend that a qual'rfied fire restoration and cleaning

The blown-in mineral wool attic insulation may have to be removed and replaced to
eliminate odors. Access resirictions to the aitic may make this and wood surface
deaning dtfficult and time-consuming, although the replacement of southeast quadrant
of the roof, as abnve recommended, will provide easier access. It may be prudent to
remove et least the south half of the roof covering, leaving rafters in-place, to enable
access for cleaning ot smoke residue.
it appears that electrlc wiring within the att(c space is limited to service for ceiling
lighting and the swamp Cooler. We recommend thet all of the etkic wiring be replaced to
the junctlon haxes at the ceiling level. Other wiring from the meter and fuse box appears
to be concealed within the waIls and undamaged; however, the continuity of a►I wiring
should be checked by a qualifled elechician.
The PVC vent pipe in the attic is heat damaged and should be replaced from the ceiling
