2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and

Approval of Variance
WHEREAS, an application for a variance was submitted for the property located at 4373 Moore
Street referenced as Case No. WA -18-07 / Proctor; and
WHEREAS, City staff found basis for approval of the variance, relying on criteria listed in Section
26-115 of the Wheat Ridge Code of Laws and on information submitted in the case file; and
WHEREAS, the Community Development Department has properly notified pursuant to Section
26-109 of the Wheat Ridge Code of Laws; and
WHEREAS, there were no registered objections regarding the application;
NOW THEREFORE, be it hereby resolved that approval of a 264 square foot (44%) variance from
the maximum size of 600 square feet for an accessory structure on property zoned Residential -
Three (Case No. WA -18-07 / Proctor) is granted for the property located 4373 Moore Street, based
on the following findings of fact:
1. The variance will not alter the essential character of the locality.
2. The particular physical surrounding of the property results in a unique hardship upon the
owner.
3. The granting of the variance would not be detrimental to the public welfare or injurious to
other property or improvements in the neighborhood in which the property is located.
4. The hardship has not been created by any person presently having interest in the property.
5. The unusual circumstances necessitating the request are present in the neighborhood and
not unique to the property.

CENSPACE, LLC inspected the visible/accessible portions of the new pre -manufactured trusses
at the subject location on July 20, 2018 in order to determine the structural capacity of these
trusses.
The trusses in question are 24'-0" span, standard fink style, pre -manufactured trusses that will be
placed at 2'-0" on -center. They have a 3/12 top chord slope and no end overhangs. Both the top
and bottom chords are 2x6 SP No. 1 lumber and the webs are 2x4 SP No. 3 lumber. All joints are
connected using MT20 metal connector plates that have been factory pressed. At the time of the
inspection the trusses were covered and no damage was observed. It was noted that 2x4 purlins
will be attached to the top chord of the trusses with a metal roof. It was also noted that the
bottom chord of these trusses will remain unfmished.
It is the opinion of the undersigned that above described trusses are capable of supporting a 30
psf top chord snow load, 7.5 psf top chord dead load, 7.5 psf bottom chord dead load and 115
mph (3 -second gust) exposure C wind load under the IBC 2012 building code. The top chord of
these trusses are to be either fully sheathed or purlins placed at a maximum spacing of 2'-0" on -
center. The bottom chord of these trusses are to be either fully sheathed or braced at a maximum
spacing of 8'-0" on -center. It is recommended that these trusses to be protected from weather
exposure until they are installed to prevent any damage.
These statements represent the opinions of the undersigned based upon the information presented
in this letter. This letter is based upon a relatively short time observation ("snapshot in time")
and some of the information may have been supplied by others. Since portions of the structure
are not available for observation without using destructive methods, CENSPACE, LLC makes no
warranty of guarantee, neither implicit nor explicit, that any portion of the contents of this letter

Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name)
roof covering" is required to be on site at the time of final inspection.

required, the 3rd party inspection report AND THE ORIGINAL PERMIT CARD needs to be dropped
