Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) requires an approved inspection
prior to installation of ANY roof coverings and is require on the entire roof when spaced
or board sheathing with ANY gap exceeding one half inch exists. Asphalt shingles are
required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and
water shield is required. Eave and rake metal is required. A ladder extending 3 feet above
the roof eave and secured in place is required to be provided for all roof inspections.
Roof ventilation is required to comply with applicable codes and/or manufacturer
installation instructions, whichever is more stringent. In order to pass a final inspection
of elastomeric or similar type roof coverings, a letter of inspection and approval from the
manufacturer technical representative stating that "the application of the roof at (project
address) has been applied in accordance with the installation instruction for (roof
material brand name) roof covering" is required to be on site at the time of final
inspection.
Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be required, the 3rd
party inspection report will be collected at final roof inspection performed by City of
Wheat Ridge. If report is not available the final inspection will not be completed.

2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and

Warranty - Shingle Template: This attached document is a copy of Exterior Guru's warranty. We offer a Life -Time Labor and
Material Re -Roof warranty. This document will be provided to the home owner once the work is complete and payment in full has
been received.
Pardon Our Dust: This attached document may be shared with your neighbors to let them know exterior work will be taking
place at your home and provides them with a phone number to call if any of debris gets on their property.
How To Prepare: This attached document informs the customer how to prepare for the day(s) work will be completed.
Payments for Insurance Claims: Customers AVC check is due at the time of contract and will be deposited into an escrow
account to be held to purchase materials for their project. All proceeds from the customers insurance claim in this contract are due

Re: Fence Encroachment
Dear Mr. Smith:
Last June, the Building Division issued you a miscellaneous
building pernlit (M94#19430) to build a fence. Although it
appears from the drawing on the pennit that your fence was not
constructed according to the location dimensions shown on that
permit, Bob Gaspar, Code Enforcement Officer, approved the
existing location in the field before you completed your fence.
Unfortunately, Mr. Gaspar erred in his measurements, as he
assumed that the point of ineasurement was from "flow-line" of
adjacent streets. Pursuant to Wheat Ridge Code of Laws, Section
26-30(I), measurement is based upon intersection of "property
lines", not intersecting flow-lines.
This situation places both you and the City in an undesirable
position of accepting liability in the case of accidents which
may occur at this intersection as injured parties may look to
both of us for damages. The mere existence of an encroachment
into a regulated sight triangle substantially improves the
claimant's chances in such liability claims.
Because the City approved the current location of the fence, the
City at its' sole expense, offers to relocate your fence to a
location outside of the regulated sight triangle. The enclosed
drawing indicates the extent of the proposed modifications. We
have placed wooden stakes outside of your fence which correspond
with points #1 and #2. All work will match the current fence in
quality of workmanship and materials. Landscaping that may be
disturbed will be replaced to match. You will need to advise us
as to how you want the landscape rock placed.

Dear Mr. Smith;
This letter is in response to your request for written
documentation in regard the placement of a fence. The fence was
properly permitted and approved.
An inspection of the property showed that the £ence is in
compliance with sight distance triangle regulations. The
distance for the sight triangle was measured 55 feet along 32nd
Avenue and 25 feet from flow line along Parfet Street. The sight
triangle was also inspected from a drivers profile at the
intersection and found to be acceptable.
The inspection was partially the result of a question from the
City Manager(BOb Middaugh) as to the location of the fence and if
it had a permit. The City Manager was informed that the fence is
permitted and legal.

Dear Mr. Smith,
This letter is to inform you that the building permit issued June
17, 1994 for the building of a six foot (61) privacy fence on the
property listed above is not in compliance.
Specifically, you indicated on the permit that the front of the
fence would be located 40' back from the property line and/or 10'
behind the front setback of the house. The City of Wheat Ridge
Engineering department has brought to our attention that the
fence is not located 40' from the front property line. Therefore
the fence is in violation of the City's sight distance triangle
regulations.
To rectify this situation and to prevent further action from the
Code Enforcement division, .you must move the fence back to allow
for a 40' setback and drop the corner of the fence down to 42".
The above must be completed in 14 days from the date this letter.
Please find attached informational drawings to help clarify the
above request. If you have any questions, please call me at

SCOPE•
This study was made to assist in determining the best type of
foundation to use, ground water conditions, and types of soil
encountered.
FIELD AND LABORATORY:
One test holes were drilled on the site as shown on the attached
Location Map (Figure 1) with soil samples taken at changes in the
soils. The soils were classified during the drilling operation
based on cuttings delivered from the auqer. The top five-feet
consists of moist to wet, soft, sandy clayey silt fill material; Z(Jf!
with moist to wet, soft, sandy silty clay found below the five-foot CAISiOic
depth. It is believed that bedrock will be approxirnately twenty-
five feet below the surface. Free water was encountered during
the drilling operation at the ten-foot depth and at various times
of the year, the water will be much nearer the surface. The sandy
silty clay has a low swell potential, and will consolidate if
loaded too heavy.
CONCLUSION AND RECOMliENDATIONS:
A. BUILUING_FOUNDATION: We recommend that the foundation be
placed on drilled cast-in-place piers (caisson) with grade
beams having a 3 inch void beneath them between piers. The
piers would require casing which is very expansive. (See
alternate next page). It is important not to let the piers
mushroom out at the top. The piers should be drilled a
minimum of 3 feet into hard bedrock and a minimum of 28-feet
in length. The piers should be designed for a maximum end
pressure of 15,000 psf, a side-sheer of 1,500 psf (for that
portion in bedrock) and a minimum dead-load of 15,000 psf
based on pier end area. Piers should be thoroughly cleaned
prior to pouring concrete. If water should be encountered, the
piers should be dewatered and immediately poured with a dry-
mix concrete. No more than 6 inches of water is allowed in
any pier hole prior to pouring the concrete. Reinforce the
entire length of piers with a minimum of 215 rebars, with
this rebar extended into the foundation wall a sufficient
distance (9 feet) so that the rebar in the foundation wall
will be tied to this rebar forming a tee. Roughen the bottom
five-feet of all piers under posts supporting beams carrying
floor joists, or increase the depth of these piers a minimum
of 3 feet. The foundation walls should have a minimum of .2
15 rebars in both top and bottom, and there should be 214
rebars around all windows and blockouts, extendiny 2 feet
beyond windows and blockouts. The bottom of the foundation
walls must be at least 36 inches below the finished grade of
the ground, in order to prevent frost heave. If foundation
wall is straight tor a distance of forty-feet or more, add

a counterfort to reduce the possibility of wall being pushed-
inward. All concrete should have a minimum compressive
strength of 2,500 psi in 28 days. Use Type 11, Type 11
Modified, or Type Vi cement in all concrete exposed to the
naturcl]`soils. As an alternate, we recommend over-excavating
by~two and one-half fe&rt"and replacing this soil with rock,
,A ~two-i`cfies or 'larger, oorupacted to a minimum of 95% of the
Maximum Dry Density as determined by the Standard Proctor
Test. (ASTM D-698-78). Design the footing for a maximum
soil pressure of 1,500 psf and a minimum dead-load of 400
psf. The foundation walls should have a minimum to two {5
rebars in both top and bottom and there should be two #4
rebars around all windows and blockouts. There should be a
keyway or dowels in the footing which will tie the footing
to the foundation wall. The footing should be reinforced so
it may bridge any soft spots in the soil. The footing should
be a minimum of 36 inches below the finished grade of the
soil around the foundation wall in order to be below frost
heave. All concrete should have a minimum compressive
strength of 2,500 psi in 28 days. Use Type II, Type II
Modified, or Type Vi cement in all concrete exposed to the
natural soils. Place a poly water vapor under all concrete

B. REZNFORCING STEEL: It is imperative for the reinforcing steel
to be properly placed in the foundation walls. The followinq
items should be adhered to:

Rebars in top of foundation wall should be 3 to 4 inches
below the top of the foundation wall and all splices of
rebar in top of the foundation wall should be mid-way
between piers. The splices should not be made over the
piers.
Rebars in the bottom of the foundation vall should be 3
to 4 inches above the bottom of the foundation wall and
all splice of rebar in the bottom of the foundation wall
should be made directly over the piers.
All splices should lap a minimum of 24 inches.
Rebar should be placed around all windows and blockouts
in the concrete wall.
5. Rebars should be continuous around corners and across
stepdowns, or have additional bent rebars extending 24
inches in both directions from the corner of the
foundation wall.

C. FLOOR SLAB_ Since the existing soils beneath the floor slab
are expansive, they are capable of damaging a slab on grade.
A structural floor with a void space beneath it meeting the
Uniform Building Code Requirements would be the best method
of construction for this type of soil, however, the cost of
this type of construction is very hiqh. It should be realized
that there is a risk of slab damage with any other
construction. All floors should be placed on floor joist
systems, spanning over a crawl space if at all possible. If
the contractor or owner wants to assume the risk, a floating
slab may be constructed and should be moderately reinforced
with re mes and should be separated from the foundation
walls by use of expansion material placed 2 inches away from
foundation wall at the bottom of the slab and touching the
foundation wall at the top of the slab, thus allowing the slab
to move freely. Utility lines and structural members should
be isolated from the floor slabs by wrapping the lines and
columns with a non-bonding material and provide joints in
concrete slabs around all lines and columns. All pipelines
which pass through the slabs, etc., should be provided with
flexible connections capable.of movinq ar lAacr 3;nr
Wher the-furnace is placed on the floor slab it is necessary
to provide a 3-inch collapsible connection between the furnac
nd duct work. h'at'~ateT-ti'~af--is used, the piping should
no aced beneath the concrete slab. The depth of slab
control joints should be 1/4 the thickness of the concrete
slab, and in 200 square feet maximum area, such as 10' x 201.
A slab control joint located 3 feet from and parallel with the
foundation wall is also recommended. Non-bearing partitions
constructed on the slab on grade floors should be constructed
with 3-inch void space either above or beneath partitions. J
Door jambs, stairs, drywall, etc. should not rest directly on
the slab-on-grade as the slab could move and cause damage to
other portions of the structure. If any of the concrete floor
slab will rest on fill material, it is necessary for the fill
material to be compacted to a density of 85 to 90 percent of
standard proctor at 2 percent above optimum moisture.
D. WAT_EH_CONTROL_-_RE.COMMENDA'P10NS_
1. Yoor drainage around buildings and along backfill has
been the primary cause of heaving soil at foundation
level, due to seepage of surface water into the subsoil.
To help reduce the seepage of surface water, the finished
grade shall have a slope of 12 inches fylt-be €i~
feet away from the building. TH15_1S.MOST 1MPORTAN1.
2. Keep the excavated surface moist during construction by
occasional sprinkling.

3. Do not place a gravel layer under the floating floor
slab. The slab should rest directly on undisturbed
natural soils, or on compacted fill soil.
4. The future owners should be cautioned not to install a
sprinkler system next to foundation walls. If a
sprinkler system is installed, the sprinkler heads should
be placed so that the spray from the heads, under full
pressure, does not fall within five feet (51) of
foundation walls. awn irrigati_on must be controlled.
Lawn, flowers, shrubs, etc., planted within five feet
(51) of foundation walls should be hand watered and this
watering must be minimized.
5. Extend roof downspouts a minimum of 5 feet (51) beyond
building and beyond the limits of backfill soil near the
foundation walls. Sill cocks should discharge onto long
concrete splash-blocks.
6. A French Drain is required. (SEE FIGURE NO. 3 FOR
DETAIL).
7. Backfill around the foundation walls should be compacted.
controlled puddling is satisfactory, providing it is done
carefully so that too much water does not get beneath the
foundation walls. when this backfill settles, re-fill
with dirt so that water runs away quickly. Particular
care should be taken to compact disturbed, natural soils
and any fills placed to support sidewalks, garage and
driveway slabs. It is recommend that porches and patios
be supported on haunches and or piers founded on suitable
bearing soils.
S. The owner should be informed not to install decorative
dams around the foundation, as it is necessary for water
to flow away from the foundation as quickly as possible.
LIM1'PATI0NS•
In any soil investigation it is necessary to assume that the
subsoil conditions do not vary greatly from the conditions
encountered in the soil investigation. Our experience has shown
that variations do occur and that they become apparent at the time
of excavation for the foundation system. If soil conditions appear
to be different from those described herein, this office or a
qualified soils engineer should be called to inspect the open
excavation prior to any construction. This inspection is not a
part of this report.

The purpose of this program is to enhance the beauty and safety of the neighborhood streets, within the City of
Wheat Ridge, utilizing the cooperation ridents and the City in the planting of trees and other plants.

The City will
a. obtain, deliver and plant a tree specifically seleded for street suitability.
b. furnish technical advice to homeowners as needed.
c. plant the tree in accordance with the city's tree master plan, and space compatibly with surrounding area.
d. replace the trees at its option, for one growing season, if loss is deemed by the City Forester, to be
unavoidable.
e. will assist in maintenance of the tree(s) for three years.
The Owner will:
a. agree to pay the City representative at the time this agreement is signed, the amount shown tor each
species.
b. with the assistance of the City Forester, or his assigned crews, choose a compatible location for the
planting, and agree not to move ihe tree to a different location.
c. allow the City Forester, or his assigned crews onto the property for planting and maintenance.
d. release and hold harmless the City for any damage arising out of the planting, existence and future
condition of said tree. This agreement shall be binding on all heirs, successors, and assigns of the
undersigned.
e. agree to provide adequate water to the tree(s) during the three year agreement.
i. at the end of three years, the undersigned agrees to care for the tree(s) at no expense to the City.
