A field observation of the condition of the existing framing system was performed by an audit team from Sunrun Inc..
From the field observation of the property, the existing roof structure was observed as follows:
The existing roof structure consists of:
• Composition Shingle over Roof Plywood is supported by 2x4 @ 24"o.c. SPF#2 at ARRAY 1. The top chords are sloped at
approximately 30 degree and have a maximum projected horizontal span of 5 ft 8 in between load bearing supports.
Design Criteria:
• Applicable Codes = 2012 IBC/IRC, ASCE 7-10, and NDS -12
• Ground Snow Load = 30 psf; Roof Snow Load = 30 psf ARRAY 1
• Roof Dead Load = 6.9 psf ARRAY 1
• Basic Wind Speed = 115 mph Exposure Category C
As a result of the completed field observation and design checks:
• ARRAY 1: is adequate to support the loading imposed by the installation of solar panels and modules. Therefore, no
structural upgrades are required.
I certify that the capacity of the structural roof framing that directly supports the additional gravity loading due to the solar panel
supports and modules had been reviewed and determined to meet or exceed the requirements without structural upgrade in
accordance with the 2012 IBC/IRC. ,

Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) requires an approved inspection
prior to installation of ANY roof coverings and is require on the entire roof when spaced
or board sheathing with ANY gap exceeding one half inch exists. Asphalt shingles are
required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and
water shield is required. Eave and rake metal is required. A ladder extending 3 feet above
the roof eave and secured in place is required to be provided for all roof inspections.
Roof ventilation is required to comply with applicable codes and/or manufacturer
installation instructions, whichever is more stringent. In order to pass a final inspection
of elastomeric or similar type roof coverings, a letter of inspection and approval from the
manufacturer technical representative stating that "the application of the roof at (project
address) has been applied in accordance with the installation instruction for (roof
material brand name) roof covering" is required to be on site at the time of final
inspection.
Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be required, the 3rd
party inspection report will be collected at final roof inspection performed by City of
Wheat Ridge. If report is not available the final inspection will not be completed.

This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE

In my memorandum to you dated November 14, 1988 and attached
hereto, provided that should adverse drainage conditions occur,
you would correct such drainage problems.
Per the attached memorandum from John Oss, City Engineer, dated
May 25, 1989, adverse drainage conditions are existing.
Therefore, you are hereby requested to develop plans for
correcting such drainage problems, have those plans reviewed and
approved by the Public Works Department, Engineering Division,
and follow through with such improvements as are necessary to

We have received notice from the Building Department that the
Temporary Certificate of Occupancy for 3295 Parfet is expiring on
the lst of June.
The developer has not adequately handled on -site run -off from the
above site as evidenced by our recent visit to the site in
response to the Fahnrich's recent complaint.
Run -off generated on the,site is still running down the inside of
the wooded retaining wall to the Fahnrich's property and
depositing silt in their xeroscape. In addition, I observed the
north side of 3295 has been graded to carry run -off to the
development to the north.
The original approved grading plan was prepared in accordance
with City standards and USDCM requirements and all run -off in
this area was to be carried south to the existing drainageway.
(This was also how the existing grading drained.)
Bob and I feel the problem being caused to the property to the
west of the site needs to be addressed by the developer. In
previous communication and meetings with the developer, we have
requested installation of an impermeable barrier at the retaining
wall and re- grading the site to promote drainage to the south
rather than to the west. The issue of water leaving 3295 and
flowing to the north of the site is a new item that can probably
be addressed by the developer seeding the easement to stop
further erosion and related problems because the property to the
north,is a large grassed area for the school.

DATE: November 14, 1988
The Temporary Certificate of Occupancy issued on April 20, 1988 for 3295
Parfet Street, Lot 1, Applewood Hills Subdivision, is hereby extended
to June 30, 1989. The purpose of this extension is to permit occupancy
and use of the premises, even though certain Building Code and /or
Subdivision Regulation requirements have not been fully complied with.
This Temporary Certificate of Occupancy is subject to the following
conditions:
1. Should storm water runoff or lawn irrigation drainage cause adverse
if impacts to properties to the west, as determined by the Director
of Public Works, the contractor or owner will immediately take
necessary measures to correct such drainage problems.
2. Such measures shall be properly engineered and reviewed and
approved by the City of Wheat Ridge Public Works Director prior
to implementation, and
3. Inspected and approved by the City of Wheat Ridge Public Works
Department.
4., A curb cut street improvement permit must be applied for through
the Public Works Department. All work must conform to approved
plans, specifically curb, gutter, sidewalk and street improvements
(overlay) must be completed, and inspected and approved by the
Public Works Department.
These conditions are expressly made due to the fact that Lot 1 has been
developed inconsistant with the approved drainage and grading plan, and
street improvement plan for Applewood Hills Subdivision in that encroachment
by fill and a retaining wall has occured within drainage easements and that
a curb cut /street improvement permit was not issued and such improvements
have not been accepted. Should adverse drainage occur and the contractor
and /or owner not take corrective actions as outlined above within 30 days
of notice by the City of Wheat Ridge, or the required permit and related
improvements not be accomplished by June 30, 1989, the Temporary Certificate
of Occupancy will be revoked and enforcement and other legal actions as
provided by law will be commenced by the City of Wheat Ridge.
However, should no drainage problems occur during the term of this
Temporary Certificate of Occupancy, or should such drainage problems be
corrected to the satisfaction of the City of Wheat Ridge Public Works
Director,.if drainage problems do occur, and if the required permit and
improvements are satisfactorily met, then a full Certificate of Occupancy
will,be issued on July 1, 1989, or upon the completion and approval of
such smprovements if later than July 1, 1989.

1. The evidence presented by Glen Gidley, Bob Goebel and
John Oss, as well as your own testimony, leads me to the
conclusion that there has been blatant disregard by you
for the rules and regulations which apply to
developers within the City of Wheat Ridge, which rules
and regulations are laws adopted to protect the general
health, safety and welfare of the citizens of Wheat

SUBJECT: Schneider development /Applewood Hills /32nd Parfet
The following deficiencies need to be corrected at the
subdivision site:
1. We still have not received a permit for the curb, gutter and
walk at the 2 north lots. This curb is showing signs of
cracking and heaving. We need the permit to enforce the 1-
year warranty for public improvements. Mike Schneider has
been told that all of the repairs could be made now or at
the end of the warranty period.
2. The asphalt patch along the new curb is showing some signs
of failure. This, too, may be corrected now or at the time
the warranty expires.
3. The asphalt overlay must be completed in accordance with the
approved street plans. This is to provide drainage from the
street into the curb.
4. The earthen ditch to the north of the inlet on the west
property line has standing water and must be graded to drain
into the catch basin. I recommend a l% grade. '
5. The west slope of the backfill at the drainage wall must be

The following deficiencies need to be corrected at the
subdivision site:
1. We still have not received a permit for the curb, gutter and
walk at the 2 north lots. This curb is showing signs of
cracking and heaving. We need the permit to enforce the 1-
year warranty for public improvements. Mike Schneider has
been told that all of the repairs could be made now or at
the end of the warranty period.
2. The asphalt patch along the new curb is showing some signs
of failure. This, too, may be corrected now or at the time
the warranty expires.
3. The asphalt overlay must be completed in accordance with the
approved street plans. This is to provide drainage from the
street into the curb.
4. The earthen ditch to the north of the inlet on the west
property line has standing water and must be graded to drain
into the catch basin. I recommend a 1% grade.
5. The west slope of the backfill at the drainage wall must be
stabilized to prevent erosion.

thereto, and have refused to correct such paving.

The meeting began at approximately 10:20 a.m. Mr. Gidley informed the
meeting attendees of the primary purpose, that purpose being to hear and
discuss complaints from neighbors of the Applewood Hills Subdivision who
live along Pierson Street to the west regarding two specific issues:
(1) drainage and flooding problems which are perceived to be created by
the new homes in Applewood Hills Subdivision, and (2) the location of
and potential damage to the Faehnrich property by a retaining wall
placed along the west boundary of Lot 1 of Applewood Hills Subdivision,
which abuts the Faehnrich property.
Mr., David Schneider requested that he be allowed to record the meeting.
Mr. Gidley indicated that that would be acceptable, provided that the
City would be allowed to have a copy of the tape. Mr. Schneider agreed
to that; therefore, Mr. Schneider did record the proceedings of the
meeting.
It was agreed that the first order of priority would be to allow the
owners of properties along Pierson Street to express their concerns
relative to the two specific issues of drainage and the retaining wall.
Auguste Faehnrich was the first to speak. She indicated a combination
of problems that she perceived to have been caused by new construction
in Applewood Hills Subdivision. Specifically, those two issues are:
offsite drainage from Applewood Hills Subdivision to the west onto her
property, which was possibly caused by fill materials being placed in
areas on Lot 1 and the construction of a retaining wall immediately at
the west edge of Lot 1, which, in combination, creates the conditions
for water to flow to the west from Lot 1 onto her property and also
blocks natural flow to the east from her property; therefore, it backs
up into her property. Of second interest is the existence of a
retaining wall along the west boundary, which appears by field
investigation to possibly encroach upon the Faehnrich property, as well
as possibly may cause damage to the Faehnrich owners' fence along their
eastern property boundary, which is the common boundary between the
Faehnrich property and the Applewood.Hills Subdivision, Lot 1.
The next to speak was Mr. Deffert of 3226 Pierson Street. It was his
contention that the fill and the manner of placement of that fill in the
Applewood Hills Subdivision has caused substantial damage to his
property by forcing runoff from the Applewood Hills Subdivision into his
property. That runoff included substantial amounts of silt from
unstable soils on the Applewood Hills property and did bring into Mr.
Deffert's property a significant amount of water and silt, which got
into his basement and into his storage shed, several inches deep.
The third speaker was Mrs. Connie Collins, of 3274 Pierson Street. She
also contends that the Applewood Hills Subdivision has caused damage to
their property by both cutting off natural flow to the east and by
creating runoff which flows to the west into their property. It was
pointed out that there have been substantial amounts of water that has
come into the Collins's rear yard. It did not appear in testimony that
it had actually gotten into the Collins's house. There appeared to be
some agreement between the Collinses and the Schneiders, who are the
owners of Applewood Hills Subdivision, that a drainage pipe and inlet
would be placed in the Collins's backyard to help drain their rear yard.
The location of that drain, the size of it and the design of it could
not be verified in the meeting. Even though the City Engineer, John
Oss, had been to the site and inspected, he had not observed the
existence of such an inlet and pipe.
There was substantial discussion among the parties relative to historic
drainage in the area, how that drainage may have been improved or
impaired by the fill that had been placed on the premises by the
Schneiders. Mr. Gidley, Mr. Oss, and Mr. Goebel indicated that there
had been an approved drainage plan that had been submitted along with
the subdivision and that that drainage plan had not been fully complied
with by the Schneiders in construction and placement of fill upon the
premises. The Schneiders indicated that they felt that amendments to
the approved drainage report had been verbally approved and that they
were following what their engineer (Lane Engineering) had indicated were
acceptable amendments to the plan. Mr. Goebel moved to the chalkboard
and illustrated some of the issues and concerns relative to the
placement of fill, the creation of retaining walls, the slope of berms,
the location of berms, and the hydraulic characteristics of runoff in
the area. He also indicated that, in certain circumstances, the berms
that were constructed on Applewood Hills Subdivision were neither in the
location approved in the drainage report, nor of the size or slope
characteristic that had been originally approved. He also indicated,
that there was substantial amount of erosion that was occurring from
the slope of the berms themselves that was contributing to the problem
of flooding of the properties to the west, because the silt from the
berms was plugging up drains, was plugging up conveyance systems,
drainage outlets, and actually backing up, along with water, into the
other properties. Mr. Gidley read, or a statement that had been placed
'upon the approved and recorded plat of Applewood Hills Subdivision,
relating to the responsibilities and obligations of the owners, heirs,
and successors of Applewood Hills Subdivision, regarding the drainage
easements and the long -term maintenance responsibilities of those
easements. He stated that it appeared from the testimony in the meeting
that the specific provisions found on the face of the plat regarding the
construction and long -term maintenance of drainage areas had possibly
been violated by the contractor, Michael Schneider, in constructing Lots
1,.2, and 3. Mr. Daniel Schneider walked up to the chalkboard and,
along with Mr. Goebel, began discussing possible options that could
mitigate some of the problems that had been complained of. Dan
Schneider made a specific statement that he felt that the improvements
that were made relative to grading and drainage on the site actually
improved the drainage in the area and the historic flow, rather than
created negative impact for the neighbors. Mr. Schneider additionally
indicated that Richard Romberg, the engineer who prepared the drainage
report for Lane Engineering, specifically had written a letter that
recommended approval of the field changes that had occurred on the
Applewood Hills Subdivision and that that letter had been sent to the
City of Wheat Ridge. Mr. Oss and Mr. Goebel indicated that no such
letter had been received and, additionally, that no such letter had been
approved and, therefore, the changes and revisions to the drainage plan
that were made in the field had not been approved. Mr. Gidley indicated
that there was a need to place a grate over the large concrete box that
was located in Lot 2, 'so that public hazard -- especially to children --
would not be a problem. Michael Schneider indicated that he would place
a grate over that immediately.
Dan Schneider continued to discuss with Bob Goebel, Glen Gidley, and
John Oss possible alternative solutions which would reduce the potential
drainage impact on properties to the west. Those solutions include the
following: (1) extend, relocate, and possibly enlarge the drainage pipe
and inlet into the Collins's backyard, so that their yard would drain;
,this would possibly necessitate a shallow drainage ditch to be
constructed on the Collins's property and possibly the Deffert's
property as well; this, then, would alleviate the drainage problems for
the Collins' and Deffert's property; (2) relative to the drainage
problems on the Faehnrich property, it was agreed that the western
portion of Lot 1, Applewood Hills Subdivision, would be re- graded from
the west back toward the east, so that runoff would flow back toward the
east into that lot, rather than to the west over the retaining wall and
into the Faehnrich's property. It was additionally agreed that the
retaining wall in Lot 1 would be re- excavated and that a plastic
material would be placed along the east side of that wall, so that
drainage from Lot 1 would not penetrate the wall itself and flow to the
west onto the Feinrich's property. It was further agreed that a
drainage swail would be created at the southeast corner of the
Faehnrich property, so that any drainage that comes off the
Faehnrich property that was flowing east and south would be collected
along the east property line of the Faehnrich's, channeled to the
southeast corner, and allowed to go under the fence to the southeast
onto the Applewood Hills Subdivision, ultimately to be collected and
transmitted to the drainage pipe inlet on the Applewood Hills
Subdivision property.
There was general agreement between the Schneiders and the homeowners to
the west on those particular proposed improvements. Mr. Goebel and Mr.
Oss indicated that they would need to see specific revisions to the
'drainage plan that addressed those specific proposals, and that those
revisions would need to be provided by the engineer, Mr. Romberg. It
was further agreed that the Schneiders would meet informally with the
property owners along Pierson Street to further discuss the problems and
arrange agreement on the proposed solutions.
At the end of the meeting, for the purpose of information and placing
upon the record, Mr. Gidley asked the specific question of Mr. Daniel
Schneider of whether or not the contractor on Applewood Hills
Subdivision fully and completely followed the approved drainage plan.
Mr. Schneider indicated that they had not.
The meeting adjourned at approximately 11:59 a.m.

The meeting began at approximately 10:20 a.m. Mr. Gidley informed the
meeting attendees of the primary purpose, that purpose being to hear and
discuss complaints from neighbors of the Applewood Hills Subdivision who
live along Pierson Street to the west regarding two specific issues:
(1) drainage and flooding problems which are perceived to be created by
the new homes in Applewood Hills Subdivision, and (2) the location of
and potential damage to the Faehnrich property by a retaining wall
placed along the west boundary Of Lot 1 of Applewood Hills Subdivision,
which abuts the Faehnrich property.
Mr. David Schneider requested that he be allowed to record the meeting.
Mr. Gidley indicated that that would be acceptable, provided that the
City would be allowed to have a copy of the tape. Mr. Schneider agreed
to that; therefore, Mr. Schneider did record the proceedings of the
meeting.
It was agreed that the first order of priority would be to allow the
owners of properties along Pierson Street to express their concerns
relative to the two specific issues of drainage and the retaining wall.
Auguste Faehnrich was the first to speak. She indicated a combination
of problems that she perceived to have been caused by new construction
in Applewood Hills Subdivision. Specifically, those two issues are:
offsite drainage from Applewood Hills Subdivision to the west onto her
property, which was possibly caused by fill materials being placed in
areas on Lot 1 and the construction of a retaining wall immediately at
the west edge of Lot 1, which, in combination, creates the conditions
for water to flow to the west from Lot 1 onto her property and also
blocks natural flow to the east from her property; therefore, it backs
up into her property. Of second interest is the existence of a
retaining wall along the west boundary, which appears by field
investigation to possibly encroach upon the Faehnrich property, as well
as possibly may cause damage to the Faehnrich owners' fence along their
eastern property boundary, which is the common boundary between the
Faehnrich property and the Applewood Hills Subdivision, Lot 1.
The next to speak was Mr. Deffert of 3226 Pierson Street. It was his
contention that the fill and the manner of placement of that fill in the
Applewood Hills Subdivision has caused substantial damage to his
property by forcing runoff from the Applewood Hills Subdivision into his
property. That runoff included substantial amounts of silt from
unstable soils on the Applewood Hills property and did bring into Mr.
Deffert's property a significant amount of water and silt, which got
into his basement and into his storage shed, several inches deep.
The third speaker was Mrs. Connie Collins, of 3274 Pierson Street. She
also contends that the Applewood Hills Subdivision has caused damage to
their property by both cutting off natural flow to the east and by
creating runoff which flows to the west into their property. It was
pointed out that there have been substantial amounts of water that has
come into the Collins's rear yard. It did not appear in testimony that
it had actually gotten into the Collins's house. There appeared to be
some agreement between the Collinses and the Schneiders, who are the
owners of Applewood Hills Subdivision, that a drainage pipe and inlet
would be placed in the Collins's backyard to help drain their rear yard.
The location of that drain, the size of it and the design of it could
not be verified in the meeting. Even though the City Engineer, John
Oss, had been to the site and inspected, he had not observed the
existence of such an inlet and pipe.
There was substantial discussion among the parties relative to historic
drainage in the area, how that drainage may have been improved or
impaired by the fill that had been placed on the premises by the
Schneiders. Mr. Gidley, Mr. Oss, and Mr. Goebel indicated that there
had been an approved drainage plan that had been submitted along with
the subdivision and that that drainage plan had not been fully complied
with by the Schneiders in construction and placement of fill upon the
premises. The Schneiders indicated that they felt that amendments to
the approved drainage report had been verbally approved and that they
were following what their engineer (Lane Engineering) had indicated were
acceptable amendments to the plan. Mr. Goebel moved to the chalkboard
and illustrated some of the issues and concerns relative to the
placement of fill, the creation of retaining walls, the slope of berms,
the location of berms, and the hydraulic characteristics of runoff in
