Foundarion Boring #2, which was drillcd near the northwest corner of the structure, encountered dense and dry to moist gTavelly and cohbley fill materials fram groundlevel to a depth of 2'-0"; medium to stiff and moist clay fill materials from 2'-0" to 8'-0"(±); and soft or very ]oose to loose and very moist to saturated sand-clays from 8'-0"(±) to at least 15'-0". The investigation indicates that portions of thc site contain approxixnately 8 feet (t) of gravcl(y to clayey fill materials. There arc no records or indications that the fill was systematicatly and properly compacted for use as structural fill or that the fill is suitable for supporting footing foundarions. Wc do not bclicve the fi([ is suitable for the support of footing foundations since it could either settle or swell excessiveiy depending on the density at which it was placed. One sample of the fill swelled about 5.7 percent under a 500 psf surcharge pressure and manifested a swelling pressure of about 6500 psf. 2. The clayey fi11 is underlaid by natural deposits of soft ot lpose and very moist to saturated sand-clay soils. While the 1ab tests did not detect an expansive component to these materials, their bearing prUperties are erratic and they are likely to be very compressible. 3. Below the previously described materials, Boring #1 encountered hard claystone bedrock at a depth of about 26'-0". The bedrock materials encountered aze acceptable for the support of a drifled pier foundation to accommodate the diverse subsurface conditions. 4. While a grade beam and drilled pier system can be used to protect the foundation from either expansive or compressible materials at the site, it will not ptotect concrete slabs and flatwork from cracking and moving if they are constructed as slabs-on-grade bearing on or above unstable materials. All floors in which movement cannot be tolerated should be structurally supported on the foundation system over an air space. RECOMMENDATIONS FOR A GRAD $EAM AND DRIL_IE() PIER FOUNDATION Y TEM Tn view of the geotechnical considerations given above and in order to provide the highest safety factor for ihe foundarion system of the proposed structure, we recommend that the structure be founded on an adequately designed system of grade beams and drilled piers. All piers should be a minimum of 27 feet in Iength. In addition, all piers should penetrate a minimum distance of 8 feet into the underlying competent bedrock. Some of the piers may need to be drilled longer than 27 feet in order to provide the required bedroclc penetrarion or resistance to uplift. In the event that the designer has difficulty obtaining the minimum dead toad pressure, he can specify that the piers be drilled beyond the minimum bedrock penetration given above and assume that 50 percent of the additional skin fricrion provided acts in the direcrion to resist uplift, We recommend that the drilling contractor have a rig widi a hole depth capability of at least 35 fect, The presence of free water in both of the test holes and saturated caving soils indiCates that concrete pumping from the bottoms of the holes up and temporary steel casing will most likely be neecied to assure that sound piers are properly constructed. If the contractor desires to avoid the use of casing in holes which are found to contain less than 3 inches of water at the tune of caisson drilling, it may be feasible to do so if the concrete and reinforcement are placed immediately after the drilling of each hole and if the bottom of each hole is carefully observed to make sure that no disturbed materials are present, no caving has occuned, and the concrete is not diluted as it is placed by thc presence of the water in the propcrly cleaned and prepared holes. If more than 3 inches of free water is present in the bottoms of the properly cleaned pier holes, concrete pumping hom the bpttoms of the holes up must be used to displace the water to the surface over the top of the undilute3 concrete. Drilled pier foundations are very common in the Denver area and are generally the safest foundation system for lightly loadcd structures in potentially heaving or compressible soils. This support system functions by having the lower portions of thc piers located in a zone of reJatively stable moisture content and by making it po5sible to load the support points sufficientiy to resist uplift movements. Conversely, clay soils which are looseIy placed as backfill will settle with time resulting in poor drainage of surface moisture and possibly Causing other undesirabte consequences. In view of this, we recommend the use of a non expansive low permeability structural fill, such as 'granite sand.' If the fill is only lightly to moderately compacYed using hand equipment to the extent that it does not settle after constructio[t, the walls retaining the fill should be designed for an equivalent active case fluid unit weight of at least 40 pounds per cubic foot. Care must be taken not to overcompact the backfill or to operate heavy equipment above the foundation wall backfill since this will result in excessive earth pressure on foundation walls. Tf the builder uses dayey materials as backfill in spite of the risks, then the materials should be placed so as to minimize the laterai pressures that will be exerted on the foundarion walls by compacrion or subsequent swelling. Heavy compaction must not be performed sincc overcompacrion will not only result in initial excessive earth pressures but will cause the soils to develop higher swelling pressures if they are wetted. 't'he greatcr the density of a clay material, the greater will be its swelling characteristics, other factors being equal. For this reason, clay backfill behind foundation walls should Ue only lightiy compacted by hand equipment to about 90 percent of standard Proctor density at optimum moisture cantent. Walls retaining clayey fill shovld be designed for an equivalent active case fluid unit weight of at least 55 pcE. While low densities are desirable to lessen Iateral pressures on walls, if they are too low the backfill may settle after construcrion. FQUNDATION REINFORCING All foundation grade beams must be well reinforced in accordance with the structural requirements, Refer to thc foundation design prepared by the structural engineer. FLOOR CONSTRUCfION As previously discussed, same of the materials expected to be present at or below floor levels may be expansive and some may be comyressible. Since it is not possible to concentrate enough dead load on floor slabs to counteraCt the devcloped swelling pressures of underlying expansive materials, we anticipatc that any floors constructed as slabs-on-grade on the existing materials at the site may experience post construction movement upon wetting of the subsoils. We estimate that the post construction slab movement could be on the order of 1.5 inches, more ar less. The client should carefully consider the risk that floors constructed as slabs- on-grade may move and crack upon future wetring of the subsoils. If the clicnt uses slab-on-grade floor construcrion instead of the safc but more expensive structurally supported floor system, the client should apprise all prospective future owners of the risks inherent in the use of a slab-on-grade fIoor at this site. The client should also providc tlte prospettive owners with a copy of this report and tell them whether and to what extent a warranty will be provided for the performance of sIabs-on-grade. The engineers will not be responsibte for any problems resulting from the use of slab-on-grade floor construction in lieu of a structurally supported itoor system. If the clicnt wishes to eliminate the possibility of floor heaving, then the only reliable so(ution to our knowledge is the construction of a structural floor with an air space below the floor. We recommend that all areas which will be finished presently or in the future have a structurallp supported floor system. If the clicnt does not utilize a strudurally supported floor system over an air space but constructs slabs bearing on subgrade materials, we recammend that special measures be consi3errd to reduce the amount of totai and differential slab heave that may otherwise occur. In some areas more than 3 feet of structural fill may be required to establish floor grade after all filt materials aze removed. In addition, the structural fill may be placed at least 3 feet beyond the perimeter of slabs to help neutralize edge effects. The structuxal fill should be compacted in 8-inch lifts to 95 percent of standard T'roctor maximum density. 1'he structural fill should be 'granite sand' or an alternate material acceptable to the engineer. All floor slabs must utilize the following details and precautions. While these details will not necessarily prevent slab movements, they will help prevent the slab movements that do occur from affecting either the foundarions or the superstructure of the buitding. 1. Separate the slabs from all bearing members and utility lines to allow their independent movement--construct "floating" slabs. Provide positive control jpints at the junction of the slabs with foundation walls, and provide frictionless sleeves for all columns and utility lines which pass through slabs. 2. Joints should be scored in thc slabs at maximum 200-square foot areas. 3. If hot-waten ceat is used, the piping should not be placed bencath the concrete slab. If a forced-air furnace is used, a minimum 3-inch collapsible connection should be provided between the furnace and die heat ducts, Provide flexib]e tunnections for alI slab bearing mcchanical equipmcnt to allow for at least 3 inches of vertical movement. 4. Construct a minimum 3-inch void space above or below alI partitions located immediately above concrete slabs-on-grade. 5. Great care should be taken to prevent the cntrapment of ftee water within any porrion of the excavation during constructipn since the moisture will tend to percolate into the underlying materials with time resuIting in long term movement of the subgrade. This can generally be assisted by using a suitable backfill and by compacting the backfill sufficiently so that it does not settle following construction. The backfill should be free of debris and should be moistened and compacted taking into account the considerations described in the previous secrion on lateral earth pressures. Some water can be blended with thc backfill in the stockpile but away from foundation IocaHons tp permit propc:r compaction; however, the backfill must not be puddled. Tf compaction is not feasible, a berm may be constructed adjacent to the foundation walls to allow for a good slope away from the building even if some settlement should occur. If any settlement should occur in the back£ill, it could adversely affect utility tines which transmit fluids and pass through the grade beam foundation walis. lt is not uncommon for such piping to shear at the foundation walls due tp movements in the backfill. Tt is recommended that the pipes pass through slotted openings in the foundation walls or that flexible wnnections be used to Compensate for shifting Uf the foundation wall backfill. It is also recommended that all water lines be carefully pressure testcd prior to final acceptante and that any leaks detected be repaired. The final grade should be sloped well away from the structure on all sides. A minimum slope of 12 inches in the first 10 feet is recominended. All downspouts should discharge into extensions which slope away from the foundation walls and extend beyond the limits of all backfill. The ppint of discharge should be at least 10 feet from the foundation walis and guod drainage should be maintained atthis point. All future owners of the structure should be advised of the presence of the diverse subsUiI condirions, their potential detrimental effects to the structure, and the need for keeping moisture away from the foundation and slab-on- ground areas. In no event should an automatic sprinkler system be installed next to the foundation walls. There should be no watering or irrigarion within 10 feet of the foundation walls. The ground surface in the arca may be lined with a suitable geotextile fabric to control plant growth. The area next to the structuTe may then be covered with gravel, bark chips, or other materials requiring absolutely no rainfall or irrigation. The drain pipes should be at least 4 inches in diameEer, should be placed below the floor level, should be surrounded by free-draining granular material, and should be graded to sumps at a minimum slope of 1 pcrtent. Provisions should be made to remove collected water from the sumps by pumping or by gravity flow to a suitable daylight outlet. The drain system should be installed to prevent a build up of water in the backfill behind foundation walIs. LIMITAIJONS The above recommendations are based on the exact Iocation where the test holes were drilled, the proposed construcrion, and the assumption that the subsurfate condirions do not vary greatly from those encountered in the test borings.
