Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR

Construction Drawings
Dear Mr. Erickson,
This letter is to inform you that the final drainage study,
erosion control and street construction plans for the above
referenced project have been reviewed and approved for
construction. Please be aware of the following items regarding
the construction of the project:
1. The proposed drainage facilities shall be constructed and
approved by the City of wheat Ridge prior to issuance of the
Temporary Certificate of Occupancy.
2. Erosion control for the project shall be placed in conformance
with the approved drainage/erosion control plan and shall be
maintained as needed during the course of construction.
3. All drainage improvements shall be constructed in conformance
with the approved drainage report and plan.
4. Zt will be the responsibility of the respective contractor(s)
for the project to repair any damage to the existing public
improvements on West 38th Avenue as a result of related
construction traffic in the area. Also, the respective
contractor(s) will be responsible for maintaining West 38th
-Avenue on a regular basis such that it is free of construction
debris and tracking from construction traffic accessing the
site.
5. Upon completion of the drainage improvements the engineer,
Acklam & Associates, Inc., shall provide to the City of
Wheat Ridge a letter of certification stating that the various
improvements, as defined in the drainage report and plan, have
been accurately surveyed to confirm that their construction is
in accordance with these documents. The certification letter
shall be written and stamped by the engineer who prepared the

drainage report, and shall be submitted for review and
approval by the City prior to issuance of the Temporary
Certificate of Occupancy, or Certificate of Occupancy.
Prior to the approval of a temporary certificate of occupancy
or certificate of occupancy for any of the proposed units,
escrow in the amount of $4,850.00 shall be submitted to the
City by the developer, Mr. Gary Kraft, in lieu of constructing
those public improvements required along the West 38th Avenue
frontage.
Prior to the construction of those public improvements along
the Parfet Street frontage, an acceptable form of
guarantee(letter of credit, escrow check) in the amount of
$4,514.00 shall be submitted. Prior to an approval of a
temporary certificate of occupancy, or certificate of
occupancy for the proposed units, these public
improvements shall be constructed and approved by the City.

As we have discussed, you are the owner of a parcel of property in
the northeast corner of the intersection of W. 38th Avenue and
Parfet, with R-2 zoning. The parcel originally consisted of three
separate lots which you have consolidated into two lots. You have
requested a ruling by the City as to whether or not a moratorium on
the construction of R-2 and R-3 dwelling units within our community
applies to construction of dwelling units on your property.
I have discussed witri you and reviewed the records associated with
your efforts to develop the subject property. It is clear from the
documentation which is available in City records that you made
applicat_ion for a building permit and diliqently worked to seek
construction of a duplex unit on the property in question well
before the imposition of the City's moratorium. Given your
consistency with the current zoning category, your application
prior to the moratorium and your pursuit of this development
project up to this date, a building permit can be issued for an R-2
unit on the property in question without the limitation imposed by
the existing moratorium.
Z will direct the City's building department to process your
request for a buildinq permit, which of course is subject to our
normal review and approval procedure.

SCOPE
A geotechnical and geological engineering investigation was
conducted at the site of a proposed multi-family residential
structure to be located in Lots 1, 2 and 3, Haas Subdivision, wheat
Ridge, Colorado.
The investigation was conducted to determine the best type of
foundation system and design parameters for the structure.
Recommendations for design and construction pertinent to soi.l and
groundwater conditions have also been given.
Information presented is based on a field and laboratory investiga-
tion and experience with similar projects.
PROPOSED CONSTRUCTION AND SITE CONDITIONS
The structures wi11 be two to three stories over crawl space or
garden 1eve1 basements. Wood frame superstructures will be suppor-
ted by reinforced concrete foundations. Bearing capacity has been
calculated assuming foundation walls wi11 be placed three to four
feet below existing grade and backfilled on one side.
The lot is located in a relatively flat area near the south side
of a broad drainage channel. Vegetation consists of grasses, weeds
and miscellaneous ground cover plants typical of relatively
undisturbed ground in the vicinity. There is no significant
topographic relief.
The only apparent geologic hazard which may effect the proposed
construction is shallow groundwater. Recommendations have been

SUBS(TRFACE CONDITIONS
Subsurface canditions were investigated by drilling two foundation
desi.gn test holes withiiZ the approximate building area. Test hole
locations are shown in Figure l, Test Ho1e Location Plan.
The test holes were drilled to a depth of 25 feet and samples were
taken at various intervals based on anticipated foundation bearing
depth and soils encountered. Lithologic log's and Stan3ard
Penetration test results are shown on Figure 2, Test Ho1e Logs.
Soils have been derived primarily from stream flow and are part of
an alluvial terrace deposit associated with Clear Creek to the
north. Sixteen to seventeen feet of sandy and gravelly clay
overlays coarse grained sands. Soi1s are medium stiff to stiff
with gravel and sand content increasing with depth. Detailed soil
descriptions are presented in Figure 2, Test Hole Logs.
Bedrock was not encountered above the total depth investigated.
Bedrock has been mapped by the U.S.G.S. as claystones and
sandstones of the Denver-Arapahoe Formation. Bedrock should have
no effect on construction due to soil depth and groundwater
conditions.
Swell-consolidation testing conducted on representative samples of
sandy clay from TH-1 at six feet and TH-2 at three feet indicates
clay soils have a very low to nil expansion potential. Both
samples consolidated when saturated and loaded with a surcharge af
1000 psf. A total consolidation of 1.5 percent occurred under a
load of 1000 psf. Detailed t2st results are presented in Figure
3.

Groundwater was encountered during the drilling operations in both
test holes at deptl-is of less than ten feet. Water was measured at
a depth of approximately six feet below the surface two days after
c3ri11ing. This depth should be representative of the static war_er
rabl.e d~aring the time of year holes were drilled.
Groundwater appears to be part the local water table associated
with Clear Creek. Due to the geologic and topographic locarion of
the site, it is pcssible that the groundwater table will become
more shallew during periods of heavy precipitation and high surface
infiltration.
Typically, spr.ing and early summer are the time of hignest
groundwater. Maintaining a shall.ow foundation depth with i.nterior
and exterior foundation drain systems, as recommended herein,
should control shallow grour.dwater at anticipated foundation
bearing depths.
Soft and saturated soils may be encountered at foundation Dearing
depths in the excavation. Potential for problems with shallow
groundwater is usually highest during April through June. Revising
these recommendations or implementing stabilization measures may
be necessary if soft and/or saturated soils are encountered.
Potential for saturated conditions is low to moderate.
FOUNDATION RECOMMENDATIONS
The structure should be placed on a continuous spread footi.ng
foundation designed for a maximum contact pressure of 1500 pounds
per square foot. Contact pressure should be calculated usir.g full
dead load plus full live load.

Walls shoulc3 be designed to withstand an equivalent fluid pressizre

Isolated pads used to support column loads should be designed for
maximum centact pressures outlined above baaed on a minimum pad
size of eighteen inches square.
Even contact pressure should be maintain=d, as much as practical,
to help reduce differential settlement.
Footings and/or foundation wa11s should be constructed on undis-
turbed natural soils or fi11 soils which are smooth, even and free
of trash, debris and rocks over six inches in diameter. Founda-
tions should not be constructed on frozen or saturated soil.
Contact pressures have been calculated based on an allowable
settlement potential of 0.25 inches and anticipated swelling
pressures. A safety factor of three was used for bearing capacitv
determination.
INTERIOR FLOOR SLAB CONSTRUCTION
The builder and/or owner should be aware that concrete floor slabs
placed on expansive bedrock or clay soil may move if suppo.rt
materials become wet. Construction of a suspended floor over crawl
space is the only means of assuring slab movement wi11 not occur.
Expansion potential of materials at, and below, basement floor
depth indicates there is a relatively low risk of significant
basement floor slab movement.

Tkie fcllowing procedures will help improve slab pezformance,
minimize movement and prevent damage if some xisk of novement can
be tolerated:
i. Clay Uoi1s should not be compacted more th.aci r.ecessary for
excavation and should not be allowed to dry er.cessively. The
bottem surf:ace of the excavation shauld be thoroughly wetted
24 haurs prior to slab placement.
2. Concrete slabs should be reinforced with steel mesh and should
be separated from ail bearing members and utilities to alJ.nw
indepennent movement ( i.e., a"floati.ng slab").
3. Joints should be scored in the slab at maximuro 200 squ.are foot
areas.
4. A mini.mum void space of two inches should be constructed above
or below any non-bearing partition walls placeu oiz the s1ab.
In finished areas, any furring strips, dry wall, paneling,
etc. should stop a minimum of two inches above the floor s1ab.
5. If hot water heating is used, the piping should not be placed
under the floor slab. If forced air heating is used, a
flexible connection should be utilized to allow some movement
between the fu-rnace and the heating ducts.
6. Foundation drain systems and landscaping should be completed
in strict compliance with recommendations outlined herein t.o
help preve.^.t wetting of slab support soils.
DRAIN SYSTEMS
A drain system should be constructed around the exterior and
interior foundation perimeters. The drain system should be
constructed in accordance with details shown in Figure 4 and graded
to a sump pit in the basement. Excess water should be removed by
an automatic sump pump placed a minimum of three feet below
foundation bearing depth.

Particular attention should be given to proper grading of drain
pipe. Improper grading, such as high or low spots in the drain
pipe, could result in damage to the foundar_ion and superstructure
b.s over wFtting of foundation bearing soils.
FOiTNDATION BACKFILL
Backfill placed against foundation wa11s should be free of trash
and fragments of rock over six iriches in maximum diameter,
moistened and compacted adequately to prevent excessive settle-
ment. Wa11s should be a minimum of seven days old. Wa].1s over
four £eet high should have the floor system in place or be we11
braced prior to backfilling. Controlled puddling should not be
used.
Areas surrounding the foundation should have a positive slope away
from the walls. A one foot drop in elevation for the first te.i
feet away from wa11s in recommended. The owner should periodically
inspect tne surface around the foundation to locate and correct
grading problems which may occur due to normal settl.ement of
foundation backfill.
LAWN AND I,ANDSCAPE IRRIGATION
Lawn and landscape irrigation should be controlled as much as
possible to prevent additional wetting of subsoils. If a
sprinkling system is installed, heads should be placed so that
under fu11 pressure spray does not fall within five feet of
four.dation walls. Drip or mist systems should not be installed
witnin five feet oi any foundation waii.

In any subsurface investigation it is necessary to assume subsiir-
face conditions encountered in the field investiyation are
representative of the site. Actual condit±ons may differ froa
those anticipated.
Due to the possibility of the foundation being constructed on
different soil types and the importance of placing the corre:t
foundation type en each soil, subsurface conditions should be
verified through visual inspection of the excavatior by a represen-
tative of this office prior to construction.

Dear Mr. Erickson,
This letter is to inform you that the final drainage study,
erosion control and street construction plans for the above
referenced project have been reviewed and approved for
construction. Please be aware of the following items regarding
the construction of the project:
1. The proposed drainage facilities shall be constructed and
approved by the City of Wheat Ridge prior to issuance of the
Temporary Certificate of Occupancy.
2. Erosion control for the project shall be placed in conformance
with the approved drainage/erosion control plan and shall be
maintained as needed during the course of construction.
3. All drainage improvements shall be constructed in conformance
with the approved drainage report and plan.
4. It will be the responsibility of the respective contractor(s)
for the project to repair any damage to the existing public
improvements on West 38th Avenue as a result of related
construction traffic in the area. Also, the respective
contractor(s) will be responsible for maintaining West 38th
-AVenue on a regular basis such that it is free of construction
debris and tracking from construction traffic accessing the
site.
5. Upon completion of the drainage improvements the engineer,
Acklam & Associates, Inc., shall provide to the City of
Wheat Ridge a letter of certification stating that the various
improvements, as defined in the drainage report and plan, have
been accurately surveyed to confirm that their construction is
in accordance with these documents. The certification letter
shall be written and stamped by the engineer who prepared the

drainage report, and shall be submitted for review and
approval by the City prior to issuance of the Temporary
Certificate of Occupancy, or Certificate of Occupancy.
6. Prior to the approval of a temporary certificate of occupancy
or certificate of occupancy for any of the proposed units,
escrow in the amount of $4,850.00 shall be submitted to the
City by the developer, Mr. Gary Kraft, in lieu of constructing
those public improvements required along the West 38th Avenue
frontage.
7. Prior to the construction of those public improvements along
the Parfet Street frontage, an acceptable form of
guarantee(letter of credit, escrow check) in the amount of
$4,514.00 shall be submitted. Prior to an approval of a
temporary certificate of occupancy, or certificate of
occupancy for the proposed units, these public
improvements shall be constructed and approved by the City.
