Please be aware of the following items regarding the construction of the project: 1. The proposed drainage facilities shall be constructed and approved by the City of wheat Ridge prior to issuance of the Temporary Certificate of Occupancy. 2. Erosion control for the project shall be placed in conformance with the approved drainage/erosion control plan and shall be maintained as needed during the course of construction. 3. All drainage improvements shall be constructed in conformance with the approved drainage report and plan. 4. It will be the responsibility of the respective contractor(s) for the project to repair any damage to the existing public improvements on West 38th Avenue as a result of related construction traffic in the area. Also, the respective contractor(s) will be responsible for maintaining West 38th -Avenue on a regular basis such that it is free of construction debris and tracking from construction traffic accessing the site. 5. Upon completion of the drainage improvements the engineer, Acklam & Associates, Inc., shall provide to the City of wheat Ridge a letter of certification stating that the various improvements, as defined in the drainage report and plan, have been accurately surveyed to confirm that their construction is in accordance with these documents. Page 2 drainage report, and shall be submitted for review and approval by the City prior to issuance of the Temporary Certificate of Occupancy, or Certificate of Occupancy. 6. Prior to the approval of a temporary certificate of occupancy or certificate of occupancy for any of the proposed units, escrow in the amount of $4,850.00 shall be submitted to the City by the developer, Mr. Gary Kraft, in lieu of constructing those public improvements required along the West 38th Avenue frontage. 7. Prior to the construction of those public improvements along the Parfet Street frontage, an acceptable form of guarantee(letter of credit, escrow check) in the amount of $4,514.00 shall be submitted. Prior to an approval of a temporary certificate of occupancy, or certificate of occupancy for the proposed units, these public improvements shall be constructed and approved by the City.
