2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and may be subject to a fee equal to one-half of the originalermit fee.

Approval of Variance
WHEREAS, an application for a variance was submitted for the property located at 3300 Otis
Street referenced as Case No. WA -18-13 / Shaffer; and
WHEREAS, City staff found basis for approval of the variance, relying on criteria listed in Section
26-115 of the Wheat Ridge Code of Laws and on information submitted in the case file; and
WHEREAS, the Community Development Department has properly notified pursuant to Section
26-109 of the Wheat Ridge Code of Laws; and
WHEREAS, there were no registered objections regarding the application;
NOW THEREFORE, be it hereby resolved that approval of a 10.5 -foot (42%) variance from the
minimum 25 -foot front yard setback, resulting in a 14.5 foot setback in the Residential -Two (R-2)
zone district (Case No. WA -18-13 / Shaffer) is granted for the property located at 3300 Otis Street,
based on the following findings of fact:
1. The variance will not alter the essential character of the locality.
2. The property owner is making a substantial investment in the property, which is consistent
with the Neighborhood Revitalization Strategy's goal for the modernization of Wheat
Ridge's housing stock to make it more marketable for current and future homebuyers.
3. The particular physical surrounding of the property results in a unique hardship upon the
owner.
4. The hardship has not been created by any person presently having interest in the property.
S. The granting of the variance would not be detrimental to the public welfare or injurious to
other property or improvements in the neighborhood in which the property is located.
6. The unusual circumstances necessitating the request are present in the neighborhood and
not unique to the property.

Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of root sheathing (new or overlay) requires an approved inspection
prior to installation of ANY roof coverings and is require on the entire roof when spaced
or board sheathing with ANY gap exceeding one half inch exists. Asphalt shingles are
required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and
water shield is required. Eave and rake metal is required. A ladder extending 3 feet above
the roof eave and secured in place is required to be provided for all roof inspections.
Roof ventilation is required to comply with applicable codes and/or manufacturer
installation instructions, whichever is more stringent. In order to pass a final inspection
of elastomeric or similar type roof coverings, a letter of inspection and approval from the
manufacturer technical representative stating that "the application of the roof at (project
address) has been applied in accordance with the installation instruction for (roof
material brand name) roof covering" is required to be on site at the time of final
inspection.
Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be required, the 3rd
party inspection report will be collected at final roof inspection performed by City of
Wheat Ridge. If report is not available the final inspection will not be completed.

Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) requires an approved inspection
prior to installation of ANY roof coverings and is.require on the entire roof when spaced
or board sheathing with ANY gap exceeding one half inch exists. Asphalt shingles are
required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and
water shield is required. Eave and rake metal is required. A ladder extending 3 feet above
the roof eave and secured in place is required to be provided for all roof inspections.
Roof ventilation is required to comply with applicable codes and/or manufacturer
installation instructions, whichever is more stringent. In order to pass a final inspection
of elastomeric or similar type roof coverings, a letter of inspection and approval from the
manufacturer technical representative stating that "the application of the roof at (project
address) has been applied in accordance with the installation instruction for (roof
material brand name) roof covering" is required to be on site at the time of final
inspection.
Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be required, the 3rd
party inspection report will be collected at final roof inspection performed by City of
Wheat Ridge. If report is not available the final inspection will not be completed.

This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR

SPECIFICATIONS FOR LABOR AND MATERIAL
TERMS AND CONDITIONS (Please read carefully)
1. All proposals subject to approval of management.
2. Owner further agrees that the equity in this property is security
for this Contract. This Contract shall become binding only upon
written acceptance hereof by the Contractor or by an authorized
Agent of the Contractor, or upon commencement of the work.
3. The Contractor shall not be liable for any damage to the
interior of the building and it is understood that the Contractor is
not an agent nor a subcontractor of any other corporation, and that
no other corporation is a party to this Contract.
4. This Contract constitutes the entire understanding of the
parties, and no other understanding, collateral or otherwise shall
be binding unless in writing signed by both parties.
5. Replacement of deteriorated decking, facia boards, roof jacks,
ventilators, flashing, or other materials, unless otherwise stated in
this contract, are not included and will be charged as an extra on a
time and material basis.
6. This proposal will expire 90 days from the date unless
extended in writing by the Company. After 90 days, we reserve the
right to revise our price in accordance with costs in effect at that
time.
7. Any cancellation by the customer must be in written form.
There will be a cancellation fee equal to fifteen percent (15%) of
the contract price
8. Any representations, or other communications, not written in
this Contract are agreed to be immaterial, and not relied on by
either party, and do not survive the execution of this Contract.
9. WARRANTY: Contractor warrants its labor to be free from
defect, and to be of workmanlike quality, according to industry
standards, for a period of years from the date of completion
of the work described in this Roofing Contract ("Labor
Warranty").
This Labor Warranty does not cover damage to roofs caused
by lightening, gale (50 MPH), hurricane, tornado, hailstorm,
impact to roofs resulting from settlement distortion, failure
or cracking of roof deck, walls or foundation of building.
Further, leakage caused by anything other than defective or
non -workmanlike quality of work is not covered under the
terms of this Labor Warranty. In the event, Owner believes
that Owner has a claim under the Labor Warranty, Owner
must provide Contractor with reasonable notice, in writing,
identifying the condition which Owner believes is covered by
this Labor Warranty. In such event, Contractor shall inspect
the roof to determine whether a claim has arisen under this
Labor Warranty. In the event it is determined from such
inspection that the problem with the roof is not covered by
this Labor Warranty, Owner agrees to pay Contractor for such
inspection. This Labor Warranty is the sole remedy of Owner
against Contractor. There are no warranties which extend
beyond the description on the face hereof. This Labor
Warranty shall not become effective, nor shall Owner have
any rights under this Labor Warranty, until such time as
Owner makes full payment under the terms of this roofing
Contract.
A Material Warranty is provided by the Manufacturer of
the materials. The Manufacturer warrants said materials to be
years bonded roof. Contractor does not warrant
materials, as such Warranty is provided solely by the
Manufacturer of the materials. The Owner shall look solely
to the Manufacturer of the materials for breach of any
Warranty relating to the materials.
Neither the Labor nor the Material Warranty are
transferable by the Owner to any successor owner of the
premises noted on front of Contract.
10. In any legal action on this Contract, the prevailing party
shall be entitled to reasonable attorneys fees and costs.
11. A FINANCE CHARGE will be computed at a "Periodic
Rate" of 2% per month on any payment or balance of payment
not received within 30 days of completion of work.
12. GUTTERS: Upon completion, gutters will be paid
separately from rest of the work done at address on front of
Contract.
