Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IR.0 Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and may be subject to a fee equal to one-half of the original permit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to the standard
requirements, fees androcedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of
the Chief Building Official and is not guaranteed.

Residential Roofing Permit Application
This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

Modified Window Opening
Per your request, a site visit was performed on March 11, 2016 at the above address to observe the
existing foundation and structural components with respect to modification of a basement window. The
residence is a split level with a wood framed structure with brick veneer and a finished basement. For
the purpose of this report, the residence faces east.
It is our understanding the existing window opening on the east wall of the basement approximately 3'-
0" from the south end is to be modified to accommodate an emergency egress in accordance with the
City of Wheatridge Building Department requirements. The existing opening is to be extended from the
bottom of the existing steel sill to a sill height on the order of 40 inchesa The width of the opening vufllil
not be altered.
It is our opinion that the foundation wall is considered adequate to support the following required
structural loads after the window is modified:
Design criteria:

Roof LL: 20psf
Roof DL: 10psf
Roof Snow Load: 30psf

It is recommended that the wall that is adjacent to the new window is backfilled in thin lifts and

Time has shown that Colorado soils can be unstable and structures can experience damaging
movements due to expanding and shrinking soils, primarily when moisture changes occur, Maintaining
consistent soil moisture contents around all foundation elements is crucial to minimizing foundation
exert excessive pressures causing damage in the residence. If the Owner would like further insight
about the on-site soil conditions and preventative measures, a Geotechnical Engineer should be
consulted.
Geotechnical Consideration:
it is possible that the wall anchors may consolidate the soil behind the foundation wall. Because of this,
periodic surveys of the supported structures should be conducted to assure project success. The Owner
should be responsible for annual surveys certifying project success. It is recommended that a baseline

1. All concrete design is based on the "Building Code requirements for Reinforced Concrete" (ACI 318-05/318R-05)
All structural concrete shall have a minimum 28 -day compressive strength as follows -

Reinforcing Steel -

The foundation is constructed of concrete and is assumed to be on spread footers. The
basement floor is a concrete slab on grade and the house appears to be constructed of

moisture content. The solution is to drain water away from the house and prevent it from
infiltrating the soil next to the foundation. The following is a list of recommended repairs that

General Notes:
I Construction documents are valid for a single use at the project location and shall not be reused, copied, or reproduced
without written approval of the registered design professional in reasonable charge.
2. The contractor is responsible for the methods, means and sequence of all structural erection except when specifically n

1. All concrete design is based on the "Building Code requirements for Reinforced Concrete" (ACI 318-05/318R-05)
All structural concrete shall have a minimum 28 -day compressive strength as follows:
1.1 Footings: 3,000psi
1,2 Stab on Grade: 3,500psi
13 Foundation walls: 3,000psi
2. Concrete shall be placed on proportioned utilizing Type I cement except, concrete exposed directly to soil shall use Type 2
cement. Concrete susceptible to freeze shall be formulated or maximum frost resistance in accordance with the ACI
manual of Concrete Practice.
3. Cold weather and or hot weather placing procedures shall be provided, if conditions warrant, as recommended in the ACI
manual of Concrete practice.
Reinforcing Steel:
I . All detailing, fabrication, and placement of reinforcing steel shall be in accordance with the ACI Manual of Concrete Practice.
2. Reinforcing bars shall conform to ASTM A615-79 and shall be grade 60.
3. Except as noted on the drawings, minimum concrete protection for reinforcing shall be in accordance with ACI
318-05/318R-05.
4flo. 5 or larger reinforcing bars shall not be re-bent.
5. Welding of rebar is not permitted unless procedure is approved by the Structural Engineer.
Structural Steel:
1. Structural Steel shall be detailed, fabricated and erected in accordance with 2010 AIS C Specification for Structural Steel
Buildings, and "Code of Standard Practicee 2005.
2. Structural Steel shall be confirmed to the following grades:

Structural Wood framing:
I , Except where noted otherwise, all 2" members shall be Hem -Fir No. 2 and better,
Z Except as noted otherwise, minimum nailing shall be provided as specified in Table No 2304.9.1 "Fastening Schedule" of
the IBC. All nails shall be common type, unless noted otherwise.
3. Unless noted otherwise, steel connectors such as those manufactured by Simpson Company, shall be used to join rafters,
trusses, joists, or beams to other members at flush -tamed conditions. Use maximum number and size of nails indicated in
manufactures tables U.N.O. all nails holes shall be filled,
4. All multiple members shall be glued & nailed together,
5, All wood in contact with concrete or exposed to weather, shall be pressure treated Douglas Fit -Larch No. 2 or equal.
6. Structural members shall not be cut for pipes, etc. Unless specifically noted or detailed.

Site Drainage
I We believe that the moisture around foundation elements must be controlled for the useful life of the building. Lack of
proper drainage is often a contributing factor to foundation damage observed, It is our opinion that site drainage around the
structure must
r»: such that precipitations will quickly drain away, The use of proper slope slabs -on -grade, moisture
barriers, swales and surface/subsurface drainage systems are strongly recommended. Extension should be attached to
property function downspouts and roof drains discharge a minimum of 10 feet away from the structure,
Site vegetation
I . We believe that vegetation around the perimeter of structures can eventually lead to foundation movements. Vegetation
can hold moisture in soil and create excessive pressure on the foundation m. In a

existing foundation system.
2, Planters and other surface features which could retain water should be eliminated and prop" graded to reduce the
