The roof structnre is a wcwd-framed, madifeed intersecting-gabie-style roof that is tovered with asphait compasition shingles. Acanetcie patio, lacated at #he souihwestem wmu of the home, is covered by the main (north/soath orieceted) gabte. Phoiugaghs of t6e front and rear elevations of the home are contained in Figures 1 and 2. Refinetedly, fatlowing a heavy snowstorm thst occwred on oi about March 20, 2003, the owner's son, Mr. Steve Miller, discovered sags ia the zoof. Purswse: The purpose of this investigation a•as to detsrmine the eause of the reported roof sags. P c e: Knott L,aboratory perfornacd an inspecdoa of the suhject structure on April 9, 2005. Availabie evidence was documented apd p6otographed. Findium and Discassion: Knot2 I.aboratory inspected the subject structure and observed two signiRcant tmugh-tike depressions in the field of the westem siope of ihe roof and corresponding protubemnees in the ndgeline (Figure 2). An inspection of the structura] elemenis of the mof &om the attic space fowul the roof to be conventionally framed. Wooden 2 x 6 rafters spaced at 24 inches on-center and spanning approximateiy 12 feet from a wooden I x ridge-board to thc exteriQr wails comprised the primary framiiag e{ements of the roof. Knott taboratary's inspection of the attic over the living space found that the westem purlin had separated fi-om the kickers (Figure 4) and "ro}led" to the west. Numerous &actures in the ridge- board, that are consistent with downward, induced by movement of the ta#iers following the loss of intermediate support wete also abserved. An inspectian of the interior ef the &acturtd ridge board faund the eacpased wood to be jaggad and brightiy colorod, indicafing that the faiture ha$ occurred recenily. The observed eonnection faiture and subsequent fracturinK of the ridge board aze consistent with gravity-related loads, such as the loads induced by the Tviarch, 3003 saowstorm. AdditionaIty, while no fractured raEiers were abservvr.d, additianal det}ection in the reftets resulted &om the absence of intermediaie support. Therefore, Knott Laboratory ecjncluded that daznage to the connections and ridge board fram heavy Ioads on the r,ocsf, msuiting from the March, 2003 snowstorm, [ed to the observed sags in the mof over the main living space. An inspectdan of the raof framing over the garage and covered patio found s'smitaz si;eeci and spaced wooden xaRers and rictge board. However, intermediatc support for the ratters was provided by irregu3srly spaced kickers that bore on the western garage wall (Figure S). Na ba2ancing &ickers on the easterri slope were observed. Additionatly, the angle at which the weazern slope kickers were piaced was snch that downward rotatian under heavy raaf toads would occux. Tharefore, Knott Laboratory concluded that the sag over the patio was aIso eausai by the March, 2003 snowstorm. The inspecYion atthe gazage framing aiso revealed a fractured valley beam (Figure G) and ridge board. Brightly cofored, interior wood indicated that the fractures had occurced recatt2}, Furthermore, the mode of failure was cflnsistent with excessive gravity-tala2ed toads. Given the recent nature of the failures, as wetl as the observed failure rtmechanistns, Knotf Iatwratory concluded that the valtey beam and ridge boazd were alsp damaged by the March, 2003 snow9torm. Reoairs to Saowsiorm Related Damase OnIv In ordtr to restore the roof structure to its gte- snnwstoxsn condition, the raof over the living space would be slowly lifted inta-its originat positifln using hydraulio jacks. A new puriin and kicker system wovld the~n be instatled to replare the daznaged pur}in over the westem living space. To res#ore rigidity at the ridge, soiid blacking wauld be installeti beiween all rafters at the ridge, aad Simpsan Simng-tie, A34 Fcaming Angles wouid be wsed to fastea the rafters w the blocking. To eliminata the sagging condition over the patio, a 3'Iz" by 9 Y," taminated veneer iumber (LVL) beam woutd be instatied under the mid-span of the west-stoping raf'#ers. The rooCwould be slawty Iifted ta its Qriginal positiun nsing hydraulic jacks, and blockiag and fasteners would be used ai the ridge in a similar manner as with the living spece roof. The LVL wouid bear on the sotithem wall of the livir.g space and a new 4 x 4 wooden column an asound, cancreYe foundation, at the southam extent of tise patio. Reour Rtcommendatfons: In determining the approgriaYe repaits io the roaf structure, Knott Labatatary contacied the tocal building officiat, the Wheat Ridge Suilding Division (City) and fotutd that the City has adopted ihe following model building codes (Code); • Tha 20031ntsma#iana} Bui}din$ Code (IBC); . The 1997 Uniform Code for the Ahatement ofDangerous Bnitdings (UCADB). Furthermore, the City requires that newly constructed rnof strvctures 6e capable of resisting tha follavving taads: • 30 pauncls-per-square-foot (pso snow-loads; 0 19 psf dead load, = Wind loads induced by a 40 miie-per-hour (mph) wind acting on a Category $ exposure. Knott Lahoratory analyzed the undamaged rafter system and found that the stress in the raftezs is approximately 2040/o of their capacity when the required iaads are apptied.
