REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec. R806. The installation of ridge venting requires the installation or existence of soffit venting. For calculation purposes, one hat or turtle vent equal to one-half of one square foot of opening. Effective December 1, 2014, asphalt shingle installations require an approved midroof inspection, conducted when 25-75 percent of the roof covering is installed, prior to final approval. Installation of roof sheathing (new or overlay) is required on the entire roof when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and mid -roofs may be called in at the same time, one hundred percent of the sheathing must be complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave and secured in place is required to be provided for all roof inspections. Roof ventilation is required to comply with applicable codes and/or manufacturer installation instructions, whichever is more stringent. Sile Condilions: At lhe time of my visil, a six timber high wall was located below the patio edge. The wall is about 10'/z lcel long in the east-west direction anJ 12 1/2 feet long norlh-south. 7'he limbers are roughly 6 inches square. "1'he exposeJ palt of the wall is about 3 feet high at the corner and tapers to 1/2 tibot northward and to a6out 1'/z Yeet ivestward from the corner. Apparently there is one deadman on the soidh wiill 6-1- feet fi-om the west end and the third row down. 'fhe timbers on ihe east side iu~e tlush with the slab. Cause: The soil under the slab is pushing againsl llic retaining wall. Outward movement ofthe wall could cause selllement oPthe slab. The pertinent information regarding the inspection is as follows: FOOTING FOUNDATIONINSPECTION- SEPTEMBER 3, 1996 The footings were constructed according to the foundation plans which were on the site. The footings had been properly sized and reinfarced with iwo no. 5 bars, gade 60. Ald of the bars were properly dapped and tied. The footings were properly bulk-headed off at all of the excavation step dawns. All of the interior pads were also properly sized. The reinforcement for the pads was properly tied and sized according to the foundation plans. Adl concrete was placed on u»disturbed natural soils, and all loose debris removed from the footing forms prior to pdacement of concrete. FOUNDATIONRETWORCING STEEL INSPECTION- SEPTEAIIBER 4. 1996 The foundation walls were reinforced horizontally with two no. 5 bars, grade 60, top and bottom. All of the bars were properly lapped and tied The reinforcing steel was properly placed at the foundation wall step downs and window openings. The forms were centered on the concrete footing foundation, and vertical dowels were spaced at 2'0" to attach the footing to the new foundation walls.
