The purpose of the inspection was to observe the structural condition of the house and make recommendations for quantity and general location of steel piers to be installed by 3D Piering, to stabilize the structure. Also proposed was the replacement of the beam support piers and footings due to settlement. Provided for our use was a sketch by 3D Piering showing proposed pier locations and beam support locations. This report summarizes our observations and recommendations on this matter. General - The home is a one story residential structure, of wood frame construction with brick veneer, and a poured concrete foundation. The foundation system encloses a crawlspace. Spread footings were observed to be the support system for the foundation walls. Two sump pits and pumps were observed in the crawlspace. Structural Distress - Based on observations at the interior and eaterior, it is our opinion that the home has experienced structural settlement due to poor drainage conditions and undersized footing pads for the steel beam supports. The South wall of the crawlspace has settled and cracked and the support pads for the steel beams have settled, several on the order of 2 inches. Resulting floor system deflections and cracking of the finished wall surfaces was appazent in the main floor areas. Recommendation - It is our opinion that the South wall of the crawlspace can be underpinned with 4 steel shaft piers, with maximum pier spacing of 7'-0". It is assumed that each pier will achieve penetration into bedrock. Drainage - The property owner should be made aware that minimizing water accumulation azound the foundation is necessary in Colorado, in order to preserve structural stability. To this end it is recommended that the owner observe the following standard precautions: 1. In landscaped areas, six inches of slope in the first five feet away from the foundation is recommended. Concrete or other hard surfaces should slope away from the foundation and should be sealed where they abut the foundation with a flexible caulking compound or asphaltic cement. 2. Downspout drainage should be discharged no closer that five feet from the foundation. 3. Sod and sprinklers should be located no closer than five feet from the foundation. 4. Plastic weed barriers should not be installed adjacent to the foundation. A geotextile fabric weed barrier is recommended instead, that will allow the ground to evaporate its moisture. Limitations - This inspection was visual and cursory in nature, and represents the professional opinions of this firm. No detailed measurements were taken, nor was any soil or material sampling/testing performed. No warranties are made or implied as to the continued structural integrity of this property. The opinions expressed and recommendations made are based upon experience with similar homes under similar conditions. The residence faces in a general easurly direction and was consavcted in 1957. Interior - Main Floor Drywall/plaster cracks were observed at the following locations: Diagonal crack above door to master ba[Lroom. Diagonal and horizontal cracks on above door to master bedroom closet. Diagonal and vertical cracks above the doorway from the living room to the foyer. Diagonal crack above the doorway from the dining coom to the kitchen. Diagonal crack above the doorway between the family room and dining room. "L" shaped crack in the ceiling at the corner of the living room and dining room. Interior - Patiol5un Room A large crack was observed above the door in the brick masonry wall between the patio and the garage. This crack is approximately three-quarters of an inch wide and extends to the exterior wall. The brick in the exterior wall has buckted outward slightly at this location. There is a horizontal crack in the mor[ar of the extcrior wall at this location. Crawlspace The crawlspace exunds for the full dimension of the house. Floor framing consists of wood flewr joists supported by steel beams and the extorior foundation wall. The stzel beams bear on circular concrUe columns which are suppotted by concrete footings. A drain system fias becn insialled which consists of several trenches which are adjacent to the exterior and interior footings, PVC drain pipes and sump pumps. A gap of approximatcly one-quarter inc:h was observed hetween the bottom of the beam and the top of the top shim plau. Efflorescence was observed on the foundation walls, with the most notable area being at the south wall. The south foundation wall is cracked belnw the steel beam bearing. This crack begins at the lower corner of tlic beam pocket and runs diagonally to the top oi the footing, and is approximately onc-eighth of an inch wide. The earth has pulled away frorn many of the interior footings. Some of these footing appear to have rotated slightly. GaraQe Garago wall and roof framing was concealed by drywall so rhe conditions could not be reviewed. The gatage slab is cracked in several locations. Exterior The brick masonry in the front has been repointed below the bedroom windows nnd near the kitchen door. Shrubbery was observed adjacent to the foundation in several locations. The driveway appears to slope towazd the structure, and evidcnce of ponding was observed near the kitchen door step. A crack was observed which runs the length of the driveway. ' Conclusions In our opinion, and to the best of our knowledge, it appears the craclang of the drywall is a result of settlemem of the interior footings. This settlement could be due to drying of the soils in the craw(space. The efflorescence on the interior of the conerete foundation walls indicates that water has been present in the crawlspace. Wetting, and then drying of the soils can cause settlement. The cracked brick between the garagc and patio appears to be a result of setflement of the south wall. The drainage condition of the drivewvy, which slopes toward [he house, arn1 the presonce of thc shrubbery adjacent tot he foundaTion wall may have contributed to water entering the crawl space. A quelified structiual engineer should perform a level survey to determinc the extcnt of the settlcment. This data will then be used to prepare drawings to address the settlement problem and associated damage. 2. Stabilize the interior footings by one of two methais: Me[hod 1: Install helica( piers. Methal 2: Increase ttie footing sius of the interior footings to lower bearing pressures. 3. Stabilize the south foundatien wall by instaltation of steel piers or piles. 4. Repair the crack in the south foundation wall by epoxy injection. 5. Repair the brick masonry wall between the patio and garage, arnl repair the west exuriot brick masonry wall in this area. This may require remova] and reinstallation of some of lhe brick. 6. Install an interceptor drain in the driveway to direct runoff away from the structure, or replace the driveway. 7. Repair the driveway crack, if the driveway is not repiaced. 8. Rcpair thc garage slab by epoxy injection. 9. Repair the imerior drywall cracks. For budgetary purposes, we estimate the cost of these repaits, including fees for engineering services, to be approximately $18,000 - $23,000.
