Wheatridge, Colorado Dear Mr. Stachon, On July 171, 2018, Structel Consultants, LLC was onsite and observed the above-mentioned residence for a proposed new egress window installation. The placement of the proposed egress window will only be extending an existing basement window opening downwards. The existing window opening has been in place since originally constructed. Since the opening will only be extended downward and not widened, no additional structural reinforcing is required. Once the opening is cut, the window may be trimmed out with approved lumber and install the new window which will provide the appropriate egress per code. The window installed must meet the minimum code requirements: • Minimum width of opening of 20 inches. • Minimum height of opening of 24 inches. • Minimum net clear opening of J. 7 square feet. • Sill height no higher than 44 inches above the floor. On September 51, we revisited the site to review an inspection item concern for a header required at the previous stair opening ceiling location. The existing stairwell wall was removed and the ceiling joist were secured to a new 2x4 support. The repaired areas appeared to be stable, however we recommend this 2x4 support to be doubled up to extend and bear on the nearest walls in this location. Also, there is a rafter kick -down support which will need to be secured to this framing. Since the loading is minimal, the bearing points for the doubled up 2x4 ceiling framing header support will be transferred through the wall system/floor joists. A wall stud is required at each end of the double 2x4 if there is not a stud present. The contractor should be aware of the possibility of unknown or hidden conditions that were not able to be observed. All conditions in this letter are assumed until actual construction begins and the elements discussed are revealed. At that time the contractor shall contact Structel Consultants if any condition appears to be in discrepancy of this letter and requires additional investigation. If conditions prove to be accurate as stated, then the contractor may proceed with construction without any further structural actions required. R310 shall be exempted from full compliance with code requirements for new windows provided that the installation of new windows does not result in any reduction of the existing amount of egress opening provided or an increase in the existing sill height above forty-four inches from finished floor or existing sill height, whichever is greater. The Company's Limited Warranty does not cover damage to roofs caused by lightning, gale (50 MPH), hurricane, tornado, hailstorm, impact of foreign object or other violent storm. 12. The Company is not responsible for any damage below the roof due to leaks by excessive wind, ice, or hail during the period of the warranty. The Company's warranty covers the roof only. 13. The Company will not be held liable for any structural movement, settling, cracks in drywall, cracking or breaking of driveway during the roofing or loading process, minor scratching or denting of rain gutters. 14.AII pictures, wall hangings, lights, collectibles etc., both indoors and outdoors MUST be secured by homeowner. Any damage to personal items during installation will not be the responsibility of the Company. The Company will also not be responsible for nail damage to tires, pets, etc. Pets should not be left unattended during installation. 15.Any alteration or deviation from specifications involving extra cost will be executed only upon written orders, and will become an extra charge over and above the estimate. 16. The customer is to carry fire, tornado and other necessary insurance. 17. This contract and labor warranty shall not be assigned and are nontransferable unless specified in writing. 18. The Company shall have the right to revoke the labor warranty if contract is not paid in full within 120 days after completion of work. 19.
