SUBJECT: Determination of duplex
The property at the southwest corner of W. 35m Avenue and Pierce St, addressed as 6800 W. 35m
Avenue and 3495 Pierce Street, contains two dwelling units. The property is zoned Residential -
Two (R-2). The purpose of this memo is to confirm the legitimacy of the two dwelling units,
which are connected by a common roof, as a duplex.
Based on research of building permits associated with this property, including microfilm, staff
has determined that building permits from the 1970s approved the conversion of a garage into a
dwelling unit (now 3495 Pierce Street) and the connection of that building to the existing
dwelling unit (now 6800 W. 35m Avenue). The permit states the two dwelling units were
connected by a carport and a "continuous roof." It appears an accessory building behind the
carport is also part of the continuous roof connecting the two units. Based on this information,
staff has determined that the City acknowledged the conversion and the connection created a
duplex, which is permitted by the lot size (see below). Since Accessory Dwelling Units were not
permitted at that time, staff has determined the units were required to be connected in order to
meet the definition of a duplex.
The lot is sufficiently sized for a duplex, showing 12,800 square feet on the parcel maps and
survey and 12,632 square feet on the Jefferson County Assessor page. The existing duplex may
be split in ownership through a Duplex Split, or the site may be demolished and a new duplex
built on the property.

Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building

THE CONTRACT ON THE FACE HEREOF AND ANY AGREEMENT MADE PURSUANT THERETO BETWEEN ALLIED EXTERIORS (THE "COMPANY") AND THE CUSTOMER(S)
(THE "CUSTOMER'l WILL BE SUBJECT TO ALL APPROPRIATE LAWS, REGULATIONS AND ORDINANCES, AND TO THE FOLLOWING SPECIAL TERMS AND CONDITIONS:
1. All contracts subject to approval of Management and our Credit Department without exception.
2. ALL CHECKS FOR PAYMENT MUST BE MADE PAYABLE TO: ALLIED EXTERIORS. THERE WILL BE NO EXCEPTIONS. HOMEOWNER WILL STILL BE LIABLE
TO ALLIED EXTERIORS FOR PAYMENT OF THIS CONTRACT IF CHECK IS MADE OUT TO ANY OTHER ENTITY OR PERSON.
3. If any provision of this agreement should be held to be invalid or enforceable, the validity and enforceability of remaining provisions of this agreement
shall not be affected thereby.
4. The customer further agrees that the equity in this property is security for the contract.
5. The Company shall not be liable for failure of performances due to labor controversies, strikes, fire, weather, inability to obtain material from usual
sources, or any other circumstances beyond the control of the Company, whether of a similar or dissimilar nature.
6. Should default be made in payment of this contract, charges shall be added from date thereof at a rate of one and one half percent per month (18%
per annum) with a minimum charge of $2.00 per month, and if placed in the hands of an attorney for collection, all attorney's fees and legal filing fees
shall be paid by Customer accepting said contract.
7. If the property owner plans to pay for the roofing services through an insurance claim, the contractor cannot pay, waive or rebate the homeowner's
insurance deductible in part or in whole.
8. The property owner may rescind a contract for services and obtain a full refund of any deposit within 72 hours after entering into the contract. How-
ever if the contract is cancelled by the property owner after 72 hours, the customer shall pay Company twenty (20%) of the contract price as liquidated
damages, not as a penalty, and the Company agrees to accept such as a reasonable and just compensation for cancellation.
9. The property owner may rescind a contract for services, the payment for which shall be made from the proceeds of a property insurance claim, within
72 hours after receiving notice from their insurer that the claim is denied in whole or part.
10. Replacement of deteriorated decking, roof jacks, ventilators, flashing, or other materials, unless otherwise stated in this contract are not included and
will be charged as an extra on a time and material basis.
11. The Company's Limited Warranty does not cover damage to roofs caused by lightning, gale (50 MPH), hurricane, tornado, hailstorm, impact of for-
eign object or other violent storm casualty, or damage to roofs due to settlement, distortion, failure or cracking of the roof deck, walls, or foundation of
the building.
12. The Company is not responsible for any damage below the roof due to leaks by excessive wind, ice, or hail during the period of warranty. The Company's
warranty covers roof only.
13. The Company will not be held liable for any structural movement, settling, cracks in dry -wall, cracking or breaking of driveway during the roofing or
loading processes, minor scratching or denting of rain gutters.
14. All pictures, wall hangings, lights, collectables, etc., both indoors & out MUST be secured by homeowner. Any damage to personal items during
installation will not be the responsibility of the Company. The Company will also not be responsible for nail damage to tires, pets, etc. Pets should not be
left unattended during installation.
15. The customer is to carry fire, tornado and other necessary insurance.
16. This contract and labor warranty shall not be assigned and are nontransferable unless specified in writing
17. The Company shall revoke any labor warranty if contract is not paid in full.
18. Any discounts, sign allowances, referral fees, etc. will be revoked if account is past due.
19. This contract constitutes the entire understanding of the parties, and no other understanding, collateral or otherwise, shall be binding unless in writing
signed by both parties.
20. This agreement is composed of front and back page and all materials incorporated herein by reference and shall be considered the entire agreement
by the parties. Any representation, statements, or other communications not written in this contract are agreed to be immaterial, and not relied on by
either party, and do not survive the execution of this contract.
21. The Company has the right to order excess materials. All excess materials belong to the Company.
22. The Company reserves the right to file for supplemental insurance claims if insurance adjustor measurements are used and proved to be incorrect.
23. The Company reserves the right to file for supplemental insurance claim due to an increase in costs and / or code ordinance.
24. Supplements above and beyond existing work scope due to code ordinance shall be paid by insurance company or homeowner.
25. Supplements paid by the insurance company for additional labor and/or material needed beyond the original scope of repairs are part of this contract as
if contained herein and will be paid to Allied Exteriors either by Homeowner or Homeowner's Insurance Company.
26. The final payment in full shall not be held up while waiting for the city, county, or appropriate building inspection department to inspect the work.
27. Homeowner acknowledges Allied Exteriors as a General Contractor and as such will be entitled to 10% profit, and 10% overhead if approved by
insurance company as part of the claim.
28. Homeowner is responsible for Homeowner's Association (Covenant approval) of roofing products and color.
29. Allied Exteriors is not responsible for damage to stucco, siding, and/or wall abutment due to re -flashing, as a result of installing new flashing.
30. Allied Exteriors is not responsible for satellite dish realignment.
31. Allied Exteriors reserves the right to rescind this contract in whole or in part at any time.

This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
