We aze in the process of subleasing and converting Uils location into a Steakout restaurant that serves philly cheese steak sandwiches. The landscape issue was brought to our attention when Veno Construction received their pernut for construction, then was told they could not proceed until the landscape issues were resolved. Two issues were discussed. The fust issue was the replacement of two lazge ash or elm trees that had been removed some time ago in the patio area. These trees were diseased and had to be removed because limbs were falling down onto cazs parked in the area causing costly damages that we had to take care of. The second issue involves the "Street Landscaping" requirements. We understand that one tree must be planted for every 30 feet of street &ontage. The trees in our patio azea had wunted for part of this requirement, but you aze saying that we must replace 4- 2" caliper trees. Good Times is willing to plant two more trees in the patio azea to replace those we took out. However, as to the street landscaping azea, we do have a problem with that. There are several large trces to the north of our building that adversely impact our visibiliry. If we have to plant one or two more trees along the front of our lot this would hinder the visibility wen more. It is very difficult to see our restaurant as you go south on Wadsworth and this would make it even more difficult to see us until you have passed us by. Enclosed please fmd a reduced sketch, approved originally by the Ciry of Wheat Ridge for this lceation, which shows which trees were removed (see the "clouded" area) and those still on the site. Please note there aze not any trees along the front of the site and we still exceed the landscape requirements.
