Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

2, This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and may be subject to a fee equal to one-half of the original permit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to the standard

insurance company approves the work at a price acceptable to CSR&C. By signing this contract, you authorize CSR&C to pursue all repairs at a price agreeable to the insurance
company and CSR&C at NO COST TO YOU EXCEPT FOR THE INSURANCE DEDUCTIBLE (subject to the paragraph below). The final price agreed to by the insurance company

1. Alf contracts are subject to approval of CSR&C credit department and management and this contract is not valid until such approval is granted.
2. Any amounts not paid by you within (10) days of completion shall accrue interest charges at a rate of one and one half percent per month (18% per annum)
3. CSR&C reserves the right to supplement your insurance scope for any increases of labor or material and CSR&C shall be entitled to all such supplement amounts.
4. You agree that CSR&C and its subcontractors and agents are not responsible for damages from fire, water intrusion, wind storms, hail, tornadoes, hurricanes, or
other hazards to work in progress or to completed work. You agree to maintain in force a policy of property owners insurance covering casualty to your property
from such conditions. Our limited warranty does not apply to damage or repairs resulting from any of the foregoing events and CSR&C and its subcontractors and
agents shall have no obligation to repair or replace components damaged by such events.
S. This contract and warranty shall not be assigned and is non -transferable by you. CSR&C may assign this contract or any of its rights hereunder.
6. If this contract is canceled by you later than three (3) days from execution, you shall pay CSR&C twenty-five percent (25%) of the contract price as liquidated
damages, not as a penalty, and CSR&C agrees to accept such as a reasonable and just compensation for said cancellations. In addition, if material has to be re-
ordered or re -stocked because of cancellation or changes by you, there will be a re -stocking fee equal to fifteen percent (15%) of the returned materials.
7. Construction work involves demolition and can result in falling debris. You agree not to enter or permit guests or invitees to enter the work area during construction.
CSR&C AND ITS SUBCONTRACTORS ARE NOT RESPONSIBLE FOR INJURIES TO YOU OR YOUR GUESTS OR INVITEES WHO ENTER THE WORK AREA. YOU AGREE TO
INDEMNIFY, HOLD HARMLESS AND DEFEND CSR&C & ITS SUBCONTRAC°�TORS FROM AND AGAINST ALL DAMAGES CSR&C OR ITS SUBCONTRACTORS MAY BECOME
OBLIGATED TO PAY TO ANY PERSON (NOT AN EMPLOYEE OR AGENT OF CSR&C) INJURED AT THE PREMISES REGARDLESS OF ANY NEGLIGENCE ON BEHALF OF CSR&C.
8. You acknowledge that CSR&C shall not be responsible for inconveniences to you or damages to your property resulting from CSR&C's performance of the work,
including but not limited to gutter scratches, stains on driveway, cracks in concrete, landscaping damage, scratched or dented fascia, siding or flashing, damaged
molding, stucco or plaster, damage to vehicles or other items left in the driveway, any roof related debris in attic, or any interior damage resulting from the work.
9. You agree to provide CSR&C and its subcontractors and agents, unobstructed access to your driveway while work is in progress. The equipment and materials used
in replacing a roof are heavy and CSR&C and its subcontractors and agents are not responsible for driveway or curb cracking/damage that results from settling,
compression, or inadequate support of your driveway and or curbs.
10. Replacing a roof frequently exposes preexisting structural problems. You agree that repairing preexisting structural problems is not a part of this contract and
CSR&C and its subcontractors and agents are not obligated to make such repairs. The appearance of pre-existing reflections from sagging rafters or trusses may be
accentuated by a new roof system and you agree that CSR&C is not responsible if this occurs.
11. Building codes and good building practices require that nails penetrate through roofing materials and a minimum of N" into the sheathing. If the sheathing is less
than Y.." thick, nails will penetrate through the sheathing- Building codes also require that air-conditioning, water, electrical lines, and pipes be located a safe
distance below roof decking. You agree that CSR&C and its subcontractors and agents are not responsible for nail penetrations or other occurrences to air
conditioning, water, electrical line or pipes that are located below the bottom -of the roof deck or any resulting damages thereof.
12. Properly installing a new roof may, and frequently does, require the removal and replacement of existing flashing. During installation, wood siding, vinyl siding,
stucco siding, and other exterior wall surfaces adjacent to the flashing may break, crack, or tear. You agree that CSR&C and its subcontractors and agents are not
responsible for any damages to siding as a result of replacing flashing.
13. Removing & replacing a roof creates vibrations that may be transmitted throughout the house. You agree to remove items hanging from inside & outside walls,
soffits & ceilings prior to construction beginning. CSR&C and its subcontractors and agents are not responsible for damages caused to or by falling objects.
14. It may be necessary to remove roof mounted equipment (e.g. satellite dishes, antennas, solar panels, weather stations etc.) You agree to remove and

15. The work will be deemed accepted by you unless you provide us with written notification within 10 days after completion of the work, specifying any and all
alleged deficiencies in the work. Any alleged damages or deficiencies not reported within that time frame shall be deemed forever waived and released by you.
16. IN NO EVENT WILL CSR&C OR ITS AGENTS OR SUBCONTRACTORS BE LIABLE TO YOU FOR ANY CONSEQUENTIAL, EXEMPLARY, INDIRECT, SPECIAL OR INCIDENTAL
DAMAGES ARISING OUT OF THIS CONTRACT, REGARDLESS OF THE LEGAL OR EQUITABLE THEORY (CONTRACT, TORT OR OTHERWISE) UPON WHICH THE CLAIM IS
BASED. CSR&C'S ENTIRE LIABILITY TO YOU IN ANY WAY RELATED TO THE SUBJECT MATTER OF THIS CONTRACT AND REGARDLESS OF WHETHER A CLAIM IS BASED IN
CONTRACT, NEGLIGENCE OR TORT, WILL NOT EXCEED THE TOTAL CONTRACT PRICE.
17. Roofing materials are separately warranted and CSR&C and its subcontractors are not responsible for manufacturer's warranties. You agree to notify CSR&C
within 24 hours of discovering a leak and agree to take reasonable affirmative action to prevent further damages. CSR&C will send an authorized representative to
investigate any reported leak. Yowagree to cooperate with such inspection(s) by providing CSR&C and its subcontractors, access to the interior and exterior of the
property at reasonable times. All work other than roofing, such as gutters, painting, windows, siding, or drywall shall carry a warranty against defects in
workmanship for a period of one (1) year. For any warranties to be valid, the contract, must be paid in full. Except as specifically set forth herein, CSR&C and its
subcontractors and agents make no warranties, expressed or implied, including warranties of fitness or merchantability, appricable to this contract.
18. You hereby authorize your insurance company and or mortgage company to make any checks related to the work payable jointly to CSR&C and you. You hereby
agree to assign to CSR&C all amounts due from your insurance company and/or mortgage company relating to the work performed (including ay supplements ,
overhead and profit related to such work).
19. This contract constitutes the entire agreement between the parties. It may be changed only by written instrument signed by both parties. Any representation,
statements, or other communications not in this contract are agreed to be immaterial, and not relied on by either party, unless written and fully stated, and do not
survive the execution of this contract.
20. Any dispute arising hereunder shall be subject to the exclusive jurisdiction of the federal and state courts located in Jefferson Coun' --ado ind you hereby
expressly consent to the jurisdiction of such courts. The prevailing party shall be entitled to reimbursement of its attorneys' fees and costs-trom the other party.

This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in

the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.
