The investigation was performed at the request of Larry Fagan in order to comply with local requirements and to determine the allowable foundation construction at this site. FOUNDATION RECOMMENDATIONS With respect to the soil investigation performed at this site, and the intended structwe as described by the client named above, the following is one or more of the allowable foundation type(s): Footines A footing type of foundation system may be utilized at this site provided foundation components bear on undisturbed natwal soil. Foundation components must also bear below all organic material. Some movement of the structure on this type of foundation system is expected. The maximum soil bearing capacity at this site is 2000 psf. Prior to placing concrete, all bearing surfaces must be cleared of loose material. Disturbed material may be re-compacted in place only after contacting, and with guidance from, this office. To verify the soil conditions and to verify the design bearing pressure for any footings, it is required tha[ cm open hole inspecdon be performed at this site. This inspection must be performed only after the entire excavation has been dug to final grade. If potentially expansive clay, deleterious material or other unsuitable conditions are found, over- excavation of some or all of the site may be required, or revised foundation recommendations may be required. The active case equivalent fluid pressure at this site is 40 pcf. ORen, more conservative foundation options are not shown - such as the use of drilied piers when footings are allowable. If a more conservative foundation option is desired, please contact this office. If the proposed construction is an addition to an existing structure, the new foundation must be well connected to the existing foundation using rebar doweling. STl'E DESCRIPTiON The site is contains an existing structure at this time. The eacisting vegetation consists of conventional landscaping. PROPOSED CON5TRUCTION It is our understanding that a single-family residential structure is planned for construction on this site. FIELD AND LABORATORY ANALYSIS Test hole(s) were drilled in the vicinity of the proposed structure (see Site Map) using truck-mounted power auger eqwpment. Test holes are generally drilled to a depth of 20 feet. Holes may have been drilled to greater depths if needed to make bedrock determinations. In-situ soil samples were retrieved from depths appropriate to adequately anticipate foundation requirements. These samples were retrieved utilizing a 2-inch California sampler. These samples were retumed to the laboratory for analysis. In-situ samples consist of relatively undisturbed soil. Additional loose samples may also have been brought to the laboratory in order to make a determination of the soil types encountered at depths other than those where in- situ samples were retrieved, and to indicate where changes in soil composition occur as a function of depth. Laboratory analysis consists of a determination of moisture content, density, sweil and consolidation potential, and particle size distribution, where possible. In order to achieve valid results, non-cohesive or highly granular samples may not have been tested for swell or consolidation potential. Subjective analysis of the soil conditions was also made in the field during the drilling operations. The following represent the results of this investigation based upon the field and laboratory analysis as well as our experience in the area. Investigations performed on nearby sites may also have been considered in these results. American Geotecluucal Inc. SubsurfaceInvestigation Project No. 04-0161 Pg4of9 SUBSURFACE CONDITIONS In general, the subsurface conditions consist of: 0 - 1' Topsoil 1' - 5' Sandy Clay; Moist; Dazk Brown 5' - 13' Very Sandy Clay; Moist; Brown 13' - 20' Sandy Clay; Moist; Dark Brown No free water was encountered. See the Summary of Laboratory Analysis, the Boring Logs and the Swell-Consolidation Test Results for additional information. SLAB RECOMMENDATIONS The Slab Performance Risk at this site is judged to be `low' (less than 3% swell with a 500 psf surcharge). These soils may be suitable for the construction of slabs. It must be understood however, that the risk of slab movement does exist. Changes in the water content of these soils may cause the soil to swell or shrink, which may cause movement or cracking of slabs. If some movement of a slab is uot acceptable, finished room areas should be constructed utilizing a structural floor system, rather than a slab. OTHER SLAB INFORMATION Should the owner elect to accept the risks of expansive / consolidating soils and the effects they may have on slabs, the following have been shown to be helpful when constructing slabs. The following must not be construed as an approval to construct slabs: Slabs should beaz on undisturbed natural soils, or on properly conditioned and recompacted materials, as opposed to gravel or other materials which may allow the migration of water below the slabs. If the on-site soils are not acceptable, it is preferable to bear slabs on non-expansive imported materials which are not highly granular. This will minimize the transfer and retention of water below the slab. Materials with a Liquid Limit below 30 and a Plasticity Index less than 15 are prefeired. Slabs shall be isolated from foundation components by slip joints constructed to allow the independent movement of the slab. Slabs shall also be separated from any utility components by isolation joints. Mechanical equipment resting on slabs must be fitted American Geotechnical Inc. Subsurface Inves[igalion Project No. 04-0161 Pg5of9 with expandable / collapsible sections in order to allow movement of t6e slab without damage to the equipment or to the structure. Non-bearing partition walls must be constructed with a minimum of 3 inches of float to allow for movement of the slab without damaging any part of the structure. All doors shall be constructed with at least a 1 inch gap at floor level. It is the owner's responsibility to monitor and maintain all floats and gaps as necessary. If additional information on float is needed, please contact this or any geotectmical office. Slabs must be appropriately reinforced to resist the anticipated loads as well as the effects of the supporting soils. Floor slabs must also be scored in accordance with the American Concrete Institute (ACI) recommendations in order to control cracking of the slab due to shrinkage or other fact.ors. These scores should be a maximum of 12 feet apart. If some movement of a slab is not acceptable, finis6ed room areas should be constructed utilizing a structural floor system, rat6er t6an a slab. SITE PREPARATION We anticipate that additional grading may be necessary. Site prepazation procedures should be performed such that the potential for standing and ponding of water around the site is minimized. Clay soils should be kept &om desiccating (drying and shrinking) by sprinkling the soils occasionally. Drainage swales or channels should be created where necessary in order to route water away from the excavation and construction area. BA('KF1I.L The backfill placed azound the foundation walls should be methodically compacted to help reduce settlement after completion of construction. The top one foot of the backfill material must be relatively impervious. The on-site soils, exclusive of topsoil and organics, are suitable for use as backfill. First floor framing should be constructed prior to the backfill process, or the foundation walls should be supported by some other means. SURFACE DRAINAGE The area surrounding the structure should be graded so as to provide adequate drainage away from the structure. This is typically accomplished by utilizing a 10 percent (12 inches in 10 feet) slope down and away from the foundation. Low spots should be filled in order to prevent accumulation and ponding of water near the suucture. American Geotechnical Inc. Subsurface Investigaflon Projec[ No. 04-0161 Pg6of9 Surface water running toward the shuctwes from up slope areas should be diverted azound and away from the structures by means of drainage swales or other similar measwes. Decorative edging should be constructed to allow water to flow through, around or under the edging and not so as to cause damming of water behind the edging. Sprinkler systems should be constructed so as to keep the area within 5 feet of the structure as dry as possible. Sprinkler heads or other irrigation components should not be placed in, nor should they release water into, the area that is within 5 feet of the strudure. Downspouts and sill cocks must terminate outside of the backfill area of the structure and a minimum of b feet from the structure. Downspouts and sill cocks should discharge into splash blocks that extend well beyond the limits of the backfill. The use of long downspout extensions in-place of splash blocks is advisable. See the attached graphical representation of some of the above. SUBSURFACE DRAINAGE Due to the presence of expansive clay minerals, and in order to minimize the chances of water damage to the structure(s), a perimeter drain is required for any structures built on this site. This drain may daylight to an exterior outfall location or may flow into a sump pit fitted with a pump. If an exterior outfall location is selected, ensure that the drain opening is protected by screen. See the attached diagram(s) for a typical perimeter drain cross section. MOLD Mold has become an issue in building construction. The health risks resulting &om the vast majority of mold spores are highly questionable at best, however, the debate continues and litigation on this subject is increasing. The water content of the soils at this site are not high. The use of proper drainage techniques outside of the structure, and the use of subsurface perimeter drains, should keep water from accumulating in a way which would trigger mold formation. However, the most current building practices which reduce the like3ihood of mold formation, should be studied and followed. LIMTTATIONS In any subsurface investigation, limited data is available from which to formulate soil descriptions and generate recommendations for foundations and related construct'son American Geotechnicallnc. The panels are for use as bearing walls and as roof and floor panels. 2.2 Materials: 2.2.1 Panel Core: The core material is expanded polystyrene (EPS) foam plastic, having a thickness renging from 35/, to 11'/a inches (92 to 289 mm). The EPS core has a nominal density of 1.0 pcf (16.02 kg/m') and a minimum density of 0.95 pcf (15.22 kg/m'); and is recognized in an ICBO ES evaluation report as complying with ASTM C 578, Type I, as specifed in the quality control manual. Use of roof or floor panels having a foam plastic core up to 11'/s inches (289 mm) thidc and use of wall panels having a foam plastic core up to 5°/, inches (143 mm) thidc are based on successful completion of room fire tests for interior of foam plastic systems in accordance with UBC Standard 26-3. 2.2.2 Panel Facings: Facing material is minimum inch-thick (11.1 mm) OSB confortning with Strudural I, Exposure 1, performance-rated panel requirements specifed in UBC Standard 23-3 and the quality control manual. 2.2.3 Adhesive: The facing material is fadory-bonded to the core material using a Type II, Class 2, adhesive described in the approved quality control manual. 2.2.4 Splines: Splines are either nominal 2-inch-thick (51 mm) solid-sawn studyrade spruce-pine-fir or equivalent lumber having a depth equal to the panel core thickness, or surface splines consisting of 3-inch-wide (76 mm),'/,a inch- thick OSB (Struc[urel 1, Exposure 1). Splines for panels used in shear walls must be surface splines. See Figures t through 16 for details. 2.3 Installatlon: The panels are connected to each other with wood splines or with surface splines. Panels and their attachments must be inspeded by the building official priorto their being wvered with an approved weather-resistive barrier or underlayment. 2.4 Allowable Loads: Table 1 shows allowable trensverse loads; Table 2 shov✓s allowable axial loads; and Table 3 shows allowable racking shear loads. Where loading conditions result in panels resisting combined axial and Flexural stresses, the sum of the ratios of actual loads over allowable loads must not exceed 1 Openings (headers and supporting framing) must be accomplished by conventional framing methods designed in accordance with the UBC, and are not evaluated in this report. 2.5 Thertnal Barrier: The interior of the building must be protected from the foam plastic core of the sandwich panels with an approved thertnal barrier, such as '/z inch-thick (12.7 mm) regular gypsum wallboard, complying with ASTM C 36. The gypsum wallboard must be installed on the interior face of the wall or roof panels, and on the underside of floor panels having occupied space beneath. Fasteners must have sufficient length to penetrate through the top panel facing. Underlayments and flashing are installed in accordance with the UBC or a current ICBO ES evaluation report. 2.6.2 Exterior Wall Covering: Exterior wall coverings may be any recognized in the UBC or a current ICBO ES evaluation report. A weather-resistive barrier over the exterior panel face is required in accordance with Sedion 1402 of the UBC, prior to application of the wall covering. Where portland cement plaster is used, compliance with Sedion 2506.4 of the UBC is necessary. 2.7 Identiflcation: The panels bear a stamp on the panel facings noting the product name; the name and address of the manufacturer (Precision Panel Structures, Inc., Eagle, Idaho); the evaluation report number (ICBO ES PFC-6054); and the name or logo of the quality control agency (PFS Corporetion). 3.0 EVIDENCE SUBMITTED Data in accordance with the ICBO ES Acceptance Criteria for Sandwich Panels (AC04), dated July 2001; reports of room cornerfire tests in accordance with UBC Standard 26- 3; and a quality control manual. 4.0 FINDINGS That the Precision Panel Building Panels described In this report comply with the 7997 Unlform Building Code"" (UBC), subject to the following conditions: 4.1 Panels are erected in accordance with this report and the manufacturer's published instructions. PFC-6054 4.2 Remaining portions of the structure are designed and constructed in accordance with the UBC. 4.3 Structural calculations, plans and details are submitted tothe building official foreach project. 4.4 Panel connections, other than panel-to-panel, are beyond the scope of this report. 4.5 Panels are limited to allowable capacities noted in this report 4.6 All floor-to-wall and roof-to-wall detaiis are designed such that gravity loads are applied and are in full conUct over the entire wall panel thickness, including facings. 4.7 Panel cores are separated from the building interior by a thermal barrier installed in accordance with Section 2.5 of this evaluation report. 4.8 Panels are limited to use in Type V-N construction and Group R, Divisions 1 and 3, Occupancies. 4.9 The panels and their connections are inspected and approved by the building official prior to covering with approved wall, roof or floor coverings. 4.10 Panels are habricated by Precision Panel Structures, Inc., in Eagle, Idaho; under a quality control program with inspections conducted by PFS Corporation (AA-652).
