Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

contractors only. This type of permit is ONLY being processed online --do not come

It is our understanding that the existing window opening near the southwest comer of the basement is to be removed to
reduce heavy precipitation drainage into the basement. The window opening is to be filled with concrete in accordance
with Wheat Ridge Building Department requirements and the 2006 IRC building code. The window opening should be
prepared for concrete fill with the following:
Place concrete (3500 PSI Minimum 28-Day Strength) in window opening in a manner • fill all void spaces. Knecessary,
a non-shrink grout mixture should be installed in the top few mches to completely fill any gaps. The new concrete and
adjacent wall area should be coated with waterproof mastic prior to backfill.
The required loads in Wheat Ridge include a roof snow load of 30 psf, wind load of 100-mph exposure "C", and seismic
design category B. The foundation with the filled opening as described is considered adequate to support the required

As requested, a site visit was performed August 23, 2013 at the above address to observe the existing foundation walls
with respect to removal of a basement window. The residence is a ranch style frame structure with brick / siding exterior
over a full basement built in 1998. For the purpose of this report, the residence faces south.

Dear Mr. Odean:
At the time of our visit on July 7, 1997, the underdrain had been installed.
The drain was underlain with a plastic membrane and was overlain with gravel
surrounding a perforated underdrain. The gravel was covered with lapped roofing
paper. The top of the gravel was 113 to 143 inches below the top of the highest
foundation wall. A sump pit was located in the northwest comer of the lower level
and the pit was about 30 inches deep. The invert of the pipe entering the sump pit was
about 153 inches below the top of the foundation wall. The pit was dry at the time of
our observation.
The drain appeared to be installed substantially in accordance with our
recommendations.

At your request on May 23rd and June 30th, 1997, a pier drilling aryl foundation wall
impect~'ons were performed on the single family residence located at 4020 Lee Circle,
Wheat Ridge, Colorado. The pertinent information regarding the inspections is as
follows,

The soil profile encountered during drilling consisted of W to J6'-0 " of clay and 16' to
24'-0"'of claystone bedrock. Some water was found in the holes at the time of drilling.
Concrete was on the site and was immediately placed in the holes. Soils report
requirements were met at all pier locations inspected

All of the piers were reinforced with three no. 5 bars, grade 60, for their entire length.
The concrete used consisted of a 3, 000 psi, 314" stone aggregate mix. All of the piers
were properly constructed according to our recommendations and the recommendations
in the soils report.

The foondation walls were reinforced horizontally with two no. 5 bars, grade 60, at the
top and bottom, and one no. S bar, grade 60, at center. All of the bars were properly
lappediand tied 7Tie foundation wall forms were properly centered over the ciriiled pier
foundation system, and the reinforcing steel from the piers extended to the top row of
reinforcing in the foundation wall Paper void material was properly installed between
the pie locations in the bottom of the forms. Reinforcing steel was properly placed at
the foundation wall step-downs and window openings. Additional vertical bars were
placed jin all walls taller that 84".
