I called to confiim that you did receive this letter, but to date you have not provided any response to my request to work on a solution to my water problems. Enclosed is a complete copy of a"Home Inspection - Opinion Report" by a representative of Coyle Inspection Engineers, Inc. completed on July 29, 1998. I specially wish to draw yow attention to items that the inspector classified as "Defective/Inadequate - further evaluation and major repairs or replacement is recommended" and discussed in detail on pages 2A, 2B and 2C. To summarize: Page 2A: DRAINAGE (1)"The grading all around the house is totally inadequate. Regrading around the perimeter is needed to establish adequate grade for effective drainage. Water can be seen actively flowing under the house foundation walls. Page 2B: SUMP PIT AND CRAWL SPACE (2)"Presently the sofl under the basement floor is completely saturated with standing water throughout. Mold is growing all across the top ofthe standing water and mildew is developing on the floor joists and bottom face of the sub floor. Page 2C: BEAMS AND COLUMNS AND BEARING WALLS (3)"Presently the steel meno posts under the basement floor steel beams aze sitting in excavated pits that are full of water. Dear Mr. Odean: At the time of our visit on September 19, 1997, the underdrain had been installed. The grave] top was eacposed and was covered with lapped roofing paper. The top of the gravel was 137 to 149 inches below the top of the foundarion wall. A sump was located in the northeast comer of the lower level and was about 30 inches deep. The invert of a drain line entered the sump about 151 inches below the top of the foundation wall. About 20 inches of water was in the sump. Seepage was noted on the southwest side of the excavation.
