1. This permit was issued based on the information provided in the permit application and accompanying plans and specifications and is
subject to the compliance with those documents, and all applicable statutes, ordinances, regulations, policies and procedures.
2. This pennit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made -be granted at the discretion of the Chief Building
Official and may be subject to a fee equal to one-half of the original permit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to the standard
requirements, fees and_procedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of
the Chief Building Official and is not guaranteed.
4. No work of any manner shall be performed that shall results in a change of the natural flow of water without prior and specific approval.
5. The permit holder shall notify the Building and Inspection Services Division in accordance with established policy of all required
inspections and shall not proceed or conceal work without written approval of such work from the Building and Inspection Services
Division.
6. The issuance or granting of a permit shall not be construed to be a permit for, or an approval of, any violation of any provision of any
applicable code or any ordinance or regulation of this jurisdiction. Approval of work is subject to field inspection.

Subject: Observation of Drainage conditions and crawl spqce at Lot 69,
goOMILwAWCambridge Park, Wheat Ridge, Colorado.
Dear Mr. Odean:
As requested I visited Mrs. Catania house at the subject address with you on
November 12. The purpose of the visit was to observe the conditions in the crawl
space and the drainage surrounding the house. A soil and foundation study was
prepared by our firm under the Job NO 296 131, dated August 8, 1996.
The crawl space was observed from the area below the entryl The crawl
space was very damp, muddy, had shrinkage cracks and had the appearance of
wetter conditions in the past. It was reported that standing water occurs along the
west wall. A sump was installed in the northeast corner. The walls were covered
with insulation and it was not possible to observe the existence of all the vents.
The drainage outside the house is poor to adverse. The ground surface is flat
around the west and north sides. Downspouts do not discharge away in a positive
manner. Drainage from the house to the west flows on to this site. A swale was
reported to be located below gravel backfill adjacent to the subject house, but does
not appear to have a positive outfalL The area at the southwest house corner, where
this swale ends, was very damp. The gravel is backfilled to above the wood siding.
It was reported that an underdrain passes through t6e back yard.
It is my opinion that drainage from the west and from the downspouts at this
house are causing the wet conditions in the crawl space. We concur with the
remedial work planned by Barry is a good first start and may solve the problem.
The work consist of removing the gravel and installing an underdrain along the west

side of the house. We further suggested that a low retaining wall be placed at the
sidewalk to lower the grade so that a slope can be formed away from the house. The
underdrain may have to be extended around the rear of the house to improve
drainage therc. Discharge from all downspouts should be directed well away from
the foundation. Sprinklers should not be located within five feet of [he house. As
discussed in the soil and foundation report referenced above, drainage away from the
house is very important. A ground slope away from the house of 12 inches in the
first 10 feet should be the goal. Proper venting of the cra!fl space should be
achieved. The underdrain around the house should be checked to determine if it is
functioning.
If the above improvements do no[ eliminate the wet conditions in the crawl

At the reqtrest of Trrton Development, a structural observation was performed at the
above listed residence on Apri129, 1998. The purpose of the observation was to
investigate the cause ofdrywall cracking in the frrst floor walls and examine the source
of'a depression in the szrbfloor located in the hallway leading from the front door to the
rear family room. The pertinent information regnrdrng the observation is as follows:
DRYWALL CRACKING
For clarification, the front of the residence has been assumed as south. Drywall cracking
was observed in the central areas of the residence, including btet not limited to, the walls
in the central corridor and the northeast corner of the kitchen. A depressron rn the
sub,Jloor was noted at the north end of the central corridor.
The cause of the drywall cracking appears to be due to shrinkage of the lumber used for
wall framing. Visual observation of the I joists and steel beam supporting the affected
areas showed no indication of deflection. The I joists and beams should be accterately
measured for vertical displacement to verify this visual observation. Ifphysical
measurements confrrm the visual observation, the affected drywall areas should be
patched and monitored for f:irther movement. If deflections zrnder existing loading
exceed 318 contact this office for further recommendations.
FLOOR DEPRESSION
A damaged 1 joist appears to be the source of the depression in the subfloor. The joist
rmmediately below the depressed area has been installed with a damaged lowerJlcrnge.
The subfloor over the joist does not directly bear on the joist due to the damage. A new
joist should be installed adjacent to the damaged joist and the damaged joist, elimrnating
the visual depression. The replacement joist should span the full distance between the
supporting steel beams. The subJloor should be screwed and glzred to the replacement
joist.

During the site visit, the homeowner expressed concern regarding condensation noted on
the inside of the foundation walls. It was noted at the time of observation that the clothes
dryer vent was not continuos to the exterior. The dryer vent should be adequately
connected to ensure proper venting. Further, the crativl space should be power vented
until accumulated moisture has been evacuated.
These evaltrations are based on visual observations ofthe exposed and accessible
components ofthe structure. There may exist other, not immediately evident, factors,
which could affect the fzrture condition of the structure. These conclusions and
recommendations will help to prevent damage to the foundation and superstructure, and
are founded on sound engineerrng prrncrples and proven success.

The &ain sloped dawn wilh a minimum slope ro a sump pit. There were no law spots in
the rbdrn line which would hold water.
A sealam was crpplied over all of the basement jowedation walls. The drain systerro
consrs d of a polyetlrylene pkrstic liner and 9" diameter flexib/e drWn line, covered with
washed river rock The rack was covered with one layer of IS lb. conrtrnctrrnr yoper.
The drain system was all properly constructed according to the soils report
