Dear Mr. Stahlecker: As requested, we conducted a subsurface exploration to determine foundation design recommendations at the subject site on March 8, 2003. The subsurface exploration was performed by observing two 8-foot deep test pits excavated over the planned construction area. The locations of the test pits and the logs of subsurface materials are enclosed. The discussion and recommendations presented below are based on the results of data gathered during the subsurface exploration, observation of general field conditions, and previous experience in the area with similar materials. PROPOSED CONSTRUCTION Based on conversations, we understand that a building with proposed dimensions of 30' X 50' will be constructed at the site for use as a garage. We have been told that the building will have a prefabricated metal frame and a concrete slab-on-grade floor. As we understand, a basement level is not planned. Foundation loadings should be light to moderate for the proposed construction. We assume that the depth of excavation and foundation construction will range from a minimum depth of about 2'-6" to a maximum of about 3'-0", in view of the site conditions and the proposed construction. Mr. Stahleckez Soil Analytics -z- SITE AND SUBSURFACE CONDITIONS March 12, 2003 Job #4191 The site of the proposed construction is a slightly sloping developed property located in a residentia] area. An existing house is located about 42 feet to the east of the proposed structure. The existing ground cover consists of lawn grass. The proposed construction will be placed over the area of the two foundation test pits whose locations are shown on Figure 1. Generally speaking, the ground surface in the proposed construction area slopes to the southwest at about 0.0 percent to 0.3 percent. We assume that the site has not been excavated or filled in the past and that only naturally occurring materials are located at and below the proposed foundation bearing level. Subsurface conditions encountered by the two test pits are variable with depth below groundlevel. Generally speaking, the exploration encountered the following sequence of materials: loose to moderate density and moist silty sands from groundlevel to a minimum depth of 1'-6" and to a maximum depth of 3'-0"; moderate density and dry to moist gravel and cobbles from the base of the silty sands to a depth of 6'-6"; and wet gravel and cobbles from the base of the dry to moist gravel and cobbles to at least 8'-0", the maximum depth explored. Free groundwater was present in the pits at a depth of 6'-6" while we were at the site. TEST RESULTS AND GEOTECHNICAL CONSIDERATIONS The subsoils at the site were carefully observed in the sides of the test pits. The pits were excavated by our client using a backhoe a day before our observations. In addition, we used our drill rig to perform field penetration tests in the upper silty sands near Test Pit #1 to assist in evaluating the allowable bearing value of the soil and to provide undisturbed samples for precise examination and laboratory testing including swell consolidation tests and tests for grain size distribution. Test results are attached. Based on the results of the exploration combined with previous experience with similar subsoil conditions, the most pertinent foundation engineering characteristics and considerations at the site are as follows: 1. Remove all upper organic materials and compressible materials from the excavation for the building. The natural, undisturbed silty sand soils encountered at proposed bearing levels are non expansive materials with a low- moderate allowable bearing capacity for supporting footing foundations. At some locations the thickness of the silty sands will be only 1'-6" and the underlying gravel and cobble layer will be exposed at bearing level. This underlying layer is an even more competent layer than the upper silty sand layer. 3. The silty sands and the underlying gravel and cobbles encountered at and below proposed bearing levels are acceptable for stahdard footing foundations which are properly designed and constructed in accordance with the recommendations and requirements of this report. 4. The underlying water table is not expected to exert a negative influence on the proposed construction due to its depth. FOUNDATION RECOMMENDATIONS FOR A FOOTING FOUNDATION SYSTEM Based on the subsurface conditions and geotechnical considerations described herein, it is our opinion that the proposed construction may be supported on standard footing foundations placed in and on the undisturbed and properly prepared natural materials located below the frost depth level of 3'-0". The foundations should be designed using a maximum allowable soil bearing pressure of 1,800 psf based on live load plus dead load. Concrete foundations should be well reinforced in accordance with the structural and code requirements. Refer to the structural engineer's foundation design for plans and details. EXCAVATION CONSIDERATIONS AND SLOPES The materials at the site can be excavated using conventional equipment. In the event that excavations exceed a depth of several feet, the sides of such excavations should be sloped in accordance with federal (OSHA) standards. It appears that the average materials are Type B soils according to OSHA regulations. Accordingly, the sides of excavations cut into these materials Mr. Stahlecker -4- March 12, 2003 Soil An,ilytic. Jub 74191 should generally be no steeper than 1:1 (horizontal to vertical) if the cut is more than a few feet deep. RECOMMENDATIONS FOR IN-PLACE COMPACTION nF ceivnv Snii.S AT BEARING LEVEL During excavation the upper sandy materials at the site may contain and develop loose zones which could experience settlements of 1 inch, more or less, even though a modest bearing pressure has been stipulated above. The magnitude of future settlements can be minimized by densifying the sandy soils at the base of the excavation with a vibratory plate or suitable tamping device after the excavation is made. LATERAL EARTH PRESSURES ON FOUNDATIONS We assume that the native sandy soils or imported granular structural fill will be used as backfill adjacent to foundation walls. If wall backfill is properly compacted using hand equipment to the extent that it does not settle after construction, foundations retaining the backfill should be designed using an equivalent fluid unit weight of at least 45 pounds per cubic foot. Care must be taken not to overcompact the backfill or to operate heavy equipment above the foundation wall backfill since this will result in excessive lateral forces on foundation walls. Do not puddle the backfill since the moisture will percolate into the subgrade and may cause the underlying sandy soils to settle along with the foundation footings. PREPARATION OF UNSUITABLE FOUNDATION BEARING AREAS Good care must be used in the preparation of all foundation bearing areas for foundation footings since excessive settlement could result if incompetent materials are present. Prior to foundation construction, the base of the completed excavation should be properly prepared. All disturbed, frozen, and otherwise unsuitable materials including all compressible organic materials should be completely removed and the grade restored as needed with good quality, non expansive, structural fill materials (recycled concrete is acceptable) compacted to at least 100 percent of standard Proctor maximum density at optimum moisture content or else the foundations must be extended sufficiently deep to bear on the underlying natural undisturbed soils. The compacted backfill must extend upward to the level of all structural foundation elements. ('ONCRETE FLOOR SLABS The naturally occurring silty sand soils are non expansive and provide a suitable bearing material for concrete floor slabs, assuming their density is adequate. It appears that 6 to 12 inches of imported structural fill may need to be placed and properly compacted in order to reach the desired floor grade within the building area. Acceptable materials for this use include recycled concrete and granite sand which is also known as crusher fines. We recommend that the following details and measures be considered with regard to the design and construction of the concrete floor slab. 1. The floor slab should be placed on properly densified and non expansive and non clayey materials. All fill should be uniformly compacted in 8-inch lifts to at least 95 percent of standard Proctor maximum density at optimum moisture content for ordinary conditions. In the event of heavy concentrated loads, it may be advisable to compact to at least 100 percent density. 2. The designer should incorporate normal concrete expansion and contraction joints in accordance with design requirements. 3. Based on existing subsurface conditions and the requirement that only non expansive materials will be imported for structural fill, it does not appear necessary to incorporate slab precautions to protect against subgrade heave. However, there is a possibility that some differential settlement of foundations and slabs could result in a net relative movement. Therefore, consideration should be given to isolating slabs and foundation elements so that any differential movement which might occur has the least objectionable effect. BACKFILL AND SURFACE DRAINAGE Excessive wetting and saturation of sandy soils under load can cause such materials to settle. In order to optimize foundation performance, the foundation soils should be protected from experiencing excessive wetting after construction. This can generally be assisted by using a good quality Mr. Stahlecker -6- March 12, 2003 Suil An.ilylic+ Jub fl4191 backfill, as previously discussed, and by placing the backfill so that it does not settle significantly following construction. The backfill should be free of debris and should be moistened and compacted to the extent needed to prevent or satisfactorily limit future consolidation. Some moisture can be blended with the backfill in the stockpile but away from foundation locations to permit proper compaction; however, the backfill must not be puddled. A berm may be constructed adjacent to the foundation walls to allow for a good slope away from the building even if some settlement should occur. If significant settlements should occur in the backfill, they could adversely affect utility lines which transmit fluids and pass through the foundation walls. It is not uncommon for such piping to shear at the foundation walls due to movements in the backfill. It is recommended that the pipes pass through slotted openings in the foundation walls or that flexible connections be used to compensate for shifting of the foundation wall backfill. It is also recommended that all water lines be carefully pressure tested prior to final acceptance and that any leaks detected be repaired. The final grade should be sloped well away from the structure on all sides. A minimum slope of 12 inches in the first 10 feet is recommended. All downspouts should discharge into extensions which slope away from the foundation walls and extend beyond the limits of all backfill. The points of discharge should be at least 4 feet from the foundation walls or on to paved areas and good drainage should be maintained at and beyond these points. All future owners of the proposed construction should be advised of the desirability of keeping excess moisture away from the foundation and slab-on- ground areas. In no event should an automatic sprinkler system be installed next to the foundation walls. Lawn irrigation should be minimized within 4 feet of the foundation walls and performed sparingly. If desired, non paved areas adjacent to foundations may be lined with a suitable geotextile fabric to control plant growth. The area next to the structure may then be covered with gravel, bark chips, or other materials which do not require irrigation. SiJBSURFACE UNDERDRAIN In view of the permeable nature of the underlying silty sands and the absence of basement level construction, a foundation drain should not be needed for the proposed construction. Nevertheless, excellent surface drainage of moisture away from the building should be constructed and maintained. Installation of roof sheathing (new or overlay) requires an approved inspection prior to installation of ANY roof coverings and is require on the entire roof when spaced or board sheathing with ANY gap exceeding k/2 -inch exists. Asphalt shingles are required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave and secured in place is required to be provided for all roof inspections. Roof ventilation is required to comply with applicable codes and/or manufacturera€lms installation instructions, whichever is more stringent. In order to pass a final inspection of elastomeric or similar type roof coverings, a letter of inspection and approval from the manufacturer&#39;s technical representative stating that "the application of the roof at (project address) has been applied in accordance with the installation instruction for (roof material brand name) roof covering" is required to be on site at the time of final inspection.
