Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

subject to the compliance with those documents, and all applicable statutes, ordinances, regulations, policies and procedures.
2. This, permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and may be subject to a fee equal to one-half of the originalpermit fee.

Residential Roofing Permit Application
This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

negotiation and settlement of the homeowners insurance claim. Customer agrees to provide Skyline Roofing & Solar all necessary
documentation required to fulfill this agreement including insurance policy information and scope of loss sheet report from
insurance company. Skyline Roofing and Solar agrees to complete the project and provide all material and labor as specified by
insurance policy loss sheet. The project is to be completed at the sole discretion of Skyline Roofing & Solar based on scheduling
and agreed upon insurance pricing. Customer authorizes Skyline Roofing & Solar full access to property for the purpose of
inspections, measuring and completion of the work agreed upon herein. All materials are warrantied as specified by the
manufacturer of the product.
Customer has the right to terminate this Agreement within (3) three calendar days from the date noted below. Written
notification must be provided to Skyline Roofing & Solar by email or by mail to the address listed above, postmarked within three
calendar days of the Agreement Date.
Skyline shall hold in trust any payment from the customer until materials have been delivered to the jobsite or has performed the majority of
work on the customer's insurance claim.
I, the undersigned customer, have read and understand this Agreement and agree that all terms of the Agreement are accepted and
satisfactory. I understand that any changes or alterations to this Agreement must be made in writing and agreed to by both parties. I agree to
make full payment of the project within 30 days of the invoice receipt.

DISCLOSURES
THE CONTRACT ON THE FACE HEAROF AND ANY AGREEMENT MADE PURSUANT THERETO BETWEEN SKYLINE ROOFING AND SOLAR (THE "COMPANY")
AND THE CUSTOMER'(S) (THE "CUSTOMER") WILL BE SUBJECT TO ALL APPROPRIATE LAWS, REGULATIONS AND ORDINANCES, AND TO THE FOLLOWING
SPECIAL TERMS AND CONDITIONS:
1. All contracts subject to approval of Management and Credit Department without exception.
2. ALL CHECKS FOR PAYMENT MUST BE MADE PAYABLE TO SKYLINE ROOFING AND SOLAR. HOMEOWNER WILL BE LIABLE TO SKYLINE ROOFING AND
SOLAR FOR PAYMENT OF THIS CONTRACT IF CHECK IS MADE OUT TO ANY OTHER ENTITY OR PERSON. Customer further agrees that the equity in this
property is security for the contract.
3.If any provision of this agreement should be held to be invalid or unenforceable, the validity and enforceability of remaining provisions of this
agreement shall not be affected thereby.
4. If project is to be paid for by an insurance claim, Skyline cannot pay, waive or rebate the customer's homeowner's insurance deductible.
5. The Company shall not be liable for failure of performances due to labor controversies, strikes, fire, weather, and inability to obtain material from
usual sources, or any other circumstances beyond the control of the Company, whether of a similar or dissimilar nature.
6. Should default be made in payment of this contract, charges shall be added from date thereof at a rate of one and one half percent per month (18%
per annum) with a minimum charge of $12.00 per month, and if placed in the hands of an attorney for collection, all attorney's fees and legal filing fees
shall be paid by Customer accepting said contract.
7. Customer may cancel this contract at any time before midnight of the third business day after receipt of written notification from insurer that all or
any part of the claim or contract is not a covered loss under the insurance policy.
8. If this contract is cancelled by the customer later than three (3) days from execution, the customer shall pay to Skyline Roofing and Solar twenty
percent (20%) of the contract price as liquidated damages, not as a penalty, and Skyline Roofing and Solar agrees to accept such as a reasonable and just
compensation for cancellation.
9. In addition to paragraph 8, if material has to be reordered or restocked due to cancellation by customer, customer agrees to pay a restocking fee
equal to fifteen percent (15%) of the contract price.
10. Replacement of deteriorated decking, roof jacks, ventilators, flashing, or other materials, unless otherwise stated in this contract are not included in
this agreement and will be charged to he customer on a time and materials basis.
11. The Company's Limited Warranty does not cover damage to the roof caused by lighting, gale force wind (50'MPH), hurricane, tornado, hailstorm,
impact of foreign object or other violent storm casualty, or damage due to settlement, distortion, failure or cracking of the roof deck, walls or foundation
of a building.
12. Company is not responsible for any damage below the roof due to leaks caused by excessive wind, ice, or hail during the period of the warranty. The
Company's warranty covers the roof only.
13. Company will not be held liable for any structural movement, settling, cracks in dry wall, cracking or breaking of driveway during the roof loading or
replacement process.
14. All pictures, wall hangings, lights, collectables, etc., both indoors and out MUST be secured by customer. Any damage to personal items during
installation will not be the responsibility of the Company. Company will not be responsible for injury or for damage due to nails to tires, pets, etc. Pets
should not be left unattended during installation.
15. Any alteration or deviation from specifications involving extra cost will be executed only upon written work orders, and will become an extra charge
over and above the estimate.
16. The customer is to carry fire, tornado and other necessary insurance.
17. This contract and labor warranty shall not be assigned and are nontransferable unless specified in writing by Skyline Roofing and Solar.
18. The Company shall revoke labor warranty if contract is not paid in full.
19.. This agreement constitutes the entire understanding of the partes, and no other understanding, collateral or otherwise, shall be binding unless in
writing signed by both parties.
20.This agreement is composed of front and back pages and all materials incorporated herein by reference shall be considered the entire agreement by
the parties. Any representation, statements, or other communications not written in this agreement are agreed to be immaterial, and shall not be relied
on by either party, and do not survive the execution of this contract.
21. Company has the right to order excess materials. All excess materials delivered to the project site are property of the Company.
22. Company reserves the right to file for supplemental insurance claims if insurance adjustor measurements used prove to be incorrect, or if items on
the claim are not inclusive of what is required to meet local building code.
23. Supplements paid by the insurance company for additional labor and/or materials needed beyond the original scope of the project are part of this
agreement as if contained herein and will be paid to Skyline Roofing and Solar, either by the customer or customer's insurance company.
24. Customer acknowledges Skyline Roofing and Solar is a General Contractor and as such will be entitled to 10%'profit and'10% overhead if approved by
the insurance company as part of the claim.
25. Customer is responsible for Homeowners Association approval of roofing products and color.
26. Skyline Roofing and Solar is not responsible for damage to stucco, siding and or wall abutment due to installation of flashing.
