This letter confirms that piers one and two and associated work on the above referenced site were
property completed in accordance with the engineering drawings for this project dated lune 29, 2015
and will be suitable to support design loads. The piers were installed to the fallowing depths and final
loads.
This foundation repair complies with current county codes and supplements. No rather inspections o
aspects of construction are covered under this inspection.

Per your request, I have evaluated the property located at the address listed above. This report is
intended to provide an opinion of the foundation at the time of the inspection and to provide an
engineered repair plan. This report is based on what was visible without any destructive or invasive
testing. This report does not constitute a warranty, implied or otherwise, and financial liability is limited
to the fees charged for the services rendered, This report is intended for use only by The Peak
Companies and the homeowner,
this office. The building was reportedly built in 1955 and is a wood framed single family home on a
concrete foundation that forms a crawlspace. The home generally faces northwest and the front of the
house will be considered the west side for the purposes of this report. The main area of concern is the
northeast back corner of the house foundation and thus this is where the report is focused.
Observations and Assessment
1. The house was in generally good condition. The gutters and downspouts were in generally good
condition. Grading around the house was generally flat to negative,

4. Two trees were also growing into the garage foundation. The homeowner does not want to
address the issue regarding the trees at this time,
It is my professional opinion that the house foundation has settled at the northeast back corner due to
soil consolidation caused by changes in moisture content with wet and dry cycles that Colorado has
experienced over the life of the home. The northern half of the foundation should be underpinned with
steel foundation piers. Two push piers should be installed as shown in the attached engineering
drawings dated June 29, 2015. The design intent of this repair is to stabilize the back corner of the

house near the stairs leading up to the roof top deck. The foundation repair is limited to the area where
wall piers are to be installed. More piers were originally proposed, but the homeowner chose to install
fewer piers for financial reasons. It is possible that no other foundation movement will occur after the
piers are installed. However, if evidence of additional foundation movement occurs, the house should
be inspected at that time to determine if additional structural repairs are required.
If new conditions are discovered during the repair work, this office reserves the right to modify this
report and design.
As with all houses, a positive grade should be maintained around the house to direct water away from
the foundation, The gutters and downspouts around the house should be kept in good working order
with downspouts extending five feet from the foundation. Watering grass and plants within five feet of
the foundation is not recommended.
