Dear Ms, Gant:
On July 3,1997 the apartment at 4501 Everett Court was inspected, The inspection of the
property was by the request of the current tenant and was done in the presence of the tenant. The
inspection was initiated by a written complaint regarding improper housing conditions. The
inspection showed that there exist violations to the Uniform Housing Code and the Wheat Ridge
Code of Laws causing the building to be substandard and dangerous,
Specific violations are as follows:
1, The bathroom shower stall is not a continuously impervious surface due to the tiles
falling off the wall. Uniform Housing Code (U.H.c.) Section 505.5.
2, Leaking faucets in the bathroom cause the hot water to run continuously, U,H.c.
Section 505,7,
3, Kitchen ceiling drywall has a large hole from dripping water from the second floor
bathroom, Section 1001.2.13,
4, Torn screen on front door. Code of Laws, Section 15-8 (a)(3)
5, Kitchen window falls out when in open position. Section 1001,2,13.
6, Outside decorative boards are not properly attached, Section 10012,13.
Other exterior violations were also noticed on the property. However, at this time they will not
be recorded,
Each of the above mentioned violations is considered to be a nuisance under the Uniform Housing
Code and/or the Wheat Ridge Code of Laws, As a nuisance, each violation may be punishable by
a $999,00 fine or imprisonment not to exceed one hundred eighty days. Please regard this letter
as official notice to commence abatement of the above mentioned violations within seven (7) days
from receipt of this notice, Completion of the abatement shall be within fourteen (14) days from
the receipt ofthe notice,

Abatement ofthe violations shall be by repair and all required permits shall be secured before
beginning work,
If abatement of the work is not commenced within the time specified above the building official
will order abatement of the violations, Abatement may involve vacation of the property and may
cause the work to be done and charge the costs thereof against the property or its owner.
Any person having any record title or legal interest in the building may appeal from the notice and
order or any action of the building official to the housing advisory and appeals board, provided
the appeal is made in writing as provided by the code, and filed with the building official within 30
days from the date of service of this notice and order. Failure to appeal will constitute a waiver of
all right to an administrative hearing and determination of the matter.

HID JANUARY. I HAVE CALLED SEVERAL TIMES BECAUSE THE BATH ROOM FAUCETS LEAK
THE HOT RUN IS RUNNING DOWN THE DRAIN AND I PAY FOR THE PUBLIC SERVICE
I HAVE TO SHUT THE HOT WATER OFF AT THE HOT WATER TANK TO SAVE ON WATER AND
ELECTRICITY. I HAVE SPOKEN WITH JOE ON THIS PROBLEM MANY T l)IES THIS PAST
WEEK AND NOTHING IS GETTING DONE. HE TOLD ME SINSE I WAS LATE ON RENT A FEW
TIMES I WOULD HAVE TO WAIT TO GET THE PROBLEM SOLVED. 1M WRITING TO YOU
