Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name)
roof covering" is required to be on site at the time of final inspection.
Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be required, the 3rd
party inspection report will be collected at final roof inspection performed by City of
Wheat Ridge. If report is not available the final inspection will not be completed.

Residential Roofing Permit Application
This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

cancel this agreement.
Big Rock Roofing Company hereinafter referred to as "Contractor" is my
contractor of choice and is authorized to do the work specified.
This contract both front and back constitutes the entire understanding of the
parties, no other understanding, collateral or otherwise, shall be binding unless
in writing and signed by both parties.
As the undersigned, I hereby gine my consent and waive all rights and claims.
against the Contractor for the use of, and corresponding damage to curb and
driveways as a means of access for trucks and equipment in the execution of.:
work.
As the undersigned, I hereby give my consent to the Contractor to gain access
to the property on which work is being performed for inspections, installation
and dean -up for the duration needed to complete work.
As the undersigned, 1 understand that it is my (Owners) responsibility to
ensure the safety of children, animals and property and not that of the
Contractor. Owner agrees to make safe any property in and around the house,
and understands that vibrations will be present during the installation and will
take precautions to prevent damage to personal property.
As the undersigned, I hereby waive all rights and claims against the Contractor
for the following occurrences; there may be changes in the building such as,
but not limited to, shifting foundation due to weight changes, change in
appearance of siding, gapping in painted surfaces, cracks in ceiling or drywall,
visible metal flashing, broken window seals, animals entering roof or attic
space, settling of structure and bowing of roof decking.
The Contractor is responsible only for damages directly caused by the
Contractor and will investigate said damages for proof of direct responsibility.
We reserve the right to hire an investigatory company to prove responsible
parties and if it is shown that the Contractor is riot responsible for damages,
the Owner agrees to pay all costs associated with the investigation.
Labor Warranty does not cover damage to roofing mused by lightening, gate
winds, hurricane. hailstorm, and impact of foreign objects or other violent
storm or casualty, or damage due to settlement, distortion, failure or cracking
of the walls or foundation of a building. Warranty applies to the work
performed only. Contractor is not responsible for any damage to interior of
building after installation and during warranty period for any reason, unless
directly caused by Big Rock Roofing Company.
Purchaser hereby acknowledges that the Contractor may be subject to delays
occasioned by inclement weather, labor availability, disputes, and/or material
supply shortage which are beyond the control of the Contractor and purchaser
hereby acknowledges that such delays do not constitute abandonment and are
not included in calculating time frames for payment and performance of
Installation of roof. Purchaser further agrees to pay the Contractor (SO%) of the
total contract price should the purchaser cancel this contract prior to the
initiation of work on purchasers roof.
PRE -LIEN NOTICE: ANY PERSON OR COMPANY SUPPLYING LABOR OR
MATERIALS FOR THIS IMPROVEMENT TO YOUR PROPERTY MAY RLE A LIEN
AGAINST YOUR PROPERTY IF THAT PERSON OR COMPANY IS NOT PAID IN
RILL.
Cromer/Agent agrees that the equity in this property is security for this
contract The Owner/Agent understands that the Contractor has the right to
file a claim on the foreclosure, a mechanics Gen and material man's lien
against the real property upon which materials and/or labor is furnished and
for which payment is not received and may be filed at any time by Big Rock
Roofing Company in any county and Big Rock Roofing Company may supply
legal description or any other information necessary to perfect its mortgage
lien.
Owner represents that he/she has full authority to enter this agreement and
that he/she is the legal owner(s) of the property. Agent represents that he/she
has full authority to enter this agreement and that he/she is acting as the
Agent for the Owner. Owner/Agent agrees that this contract also functions as a
mortgage upon the property, which shall secure the amounts owed under this
contract
Payment is due upon completion of project. if city inspection is required a
portion of the payment may be held up to 5% of the contract price and this
amount must be paid upon completion of city inspection, all other funds must
be paid at the time work is complete. Any portion remaining unpaid will accrue
interest at a rate of (18%) per annum commencing thirty days after
completion. Purchaser agrees to pay interest, court costs, reasonable
collection fee's and/or any attorney fee's acquired in pursuit of collecting any
remaining unpaid portion commencing (60) days after project completion.
All discounts and warranties are void if not paid when the balance is due.
Any and all leftover materials are the property of the Contractor.
All contracts are subject to the approval of management Contracts are non-
transferable.
Labor Warranty is transferrable up to 90 days after completion without
penalty. Any transfer completed after 90 days and before i year will incur a fee
of $99.00. Any transfer completed after 1 year will incur a fee of $199.00.
Warranty transfers are subject to inspection by Big Rock and may be rejected
for reasons that will be disclosed at the time of inspection. HOA approval is the
sole responsibility of the property owner.
A company representative cannot after the "Terms and Conditions" of this
contract, any changes or alterations must be made and approved by the
owner. Any changes made without approval will not be considered part of this
contract
All claims of damage against Big Rock Roofing must be filed within 48 hours of
completion of work. Big Rock reserves the right to investigate any claims of
damage to determine responsibility.
The Contractor will remain the owner of all products and materials until all males are
paid In fall and may repossess hhstalled materials as a last resort for non-payment. The
Contractor will roil the property with a magnet roper but there will most likely be naffs
ieR behind and It is the Owners responsibility to be careful of thB danger.
For the purpose of this agreement, completion shall be defined as the date upon which the majority of work has been completed.
The work is considered complete even though minor or trivial work may be needed and these items may be finished after the
completion date. The dates of final inspection, certification or other activities by the City, County, State, Federal Building
Department or Code Enforcement Agencies are completely irrelevant to the completion date. The Contractor warrants that its
work will pass inspections, any additional work required to pass inspection is subject to the verification that said work is
encompassed in the original contract and may be subject to additional fees if the repairs surpass the original contract agreement.
