OVJE) performed a site visit to observe the framing of the Unit 2 balcony at 4991 Garrison Street, in Wheat Ridge, Colorado. The fiatning was exposed by Willow Creek Contractors. Figure 1 shows a portion of the framing at the time of this meeting. The following is a summary of the observed distress and repair recommendations: • The balcony is composed of 2x6 joists spaced at 16 in, on-center, which span between a 2x ledger on the building wall at the north side of the balcony and a 1-3/4 in. Microllam on the south side. The Microllam and other secondary horizontal framing were supported by two 6x6 timber columns. • The two 6x6 columns appeared to be in good condition. • The 1-3/4 in. Microllant was significantly deteriorated (Figure 2). The 2x joists should be shored and this member should be removed entirely and replaced with a 3-1/2 in. x 9-1/4 in. (minimum) Wolmanized Paralltun, manufactured by iLevel. • The secondary horizontal members on the south end of the balcony were significantly deteriorated. The 2x joists should be shored and these members should be removed entirely and replaced in kind. • The new Parallam and secondary horizontal members should be attached to each of the existing 6x6 columns with two (2) ACE6 connectors, manufactured by Simpson Strong-Tie. • One 2x6 joist on the east side of the balcony was toe-nailed into both the ledger and the Microllam. A Simpson Strong Tie L50 connection angle should be installed at each end of the joist to supplement these connections.
