In order to pass a final inspection on commercial elastomeric or similar type roofing, a
letter of inspection and approval from the manufacturer technical representative stating
that "the application of the roof at (project address) has been applied in accordance with
the installation instruction for (roof material brand name) roof covering" is required to
be on site at the time of final inspection.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire root
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
Mid -roof inspections may be called in at the same time, 100 percent of the sheathing must
be complete and 25-75 percent of the midroof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. A ladder extending 3
feet above the roof eave and secured in place is required to be provided for all roof
inspections. Roof ventilation is required to comply with applicable codes and/or
manufacturer installation instructions, whichever is more stringent.

is understood and agreed that Heritage Roofing, Inc. is to contact my insurance carrier and

Heritage Roofing, inc. reserves the right to file for supplemental insurance claims it the
insurance adjuster measurements are used and prove to be incorrect.
Owner agrees that the equity in this property is security for this contract. This contract
shall become binding only upon written acceptance hereof by the Contractor or by an
authorized agent of the contractor: or upon commencement of the work. This contract
constitutes the entire understanding of the parties, and no other understandings, collateral
or otherwise, shall be binding unless in writing and signed by both parties.
Labor warranty does not cover damage to roofs caused by lightning; hail, wind (50mph
+), hurricane, tornado, impact of foreign objects, or other violent storm or casualty. Also
damage to roofs due to settlement, distortion, failure or cracking of the roof deck, walls or
foundations is not covered. The contractor shall revoke labor warranty If contract is not
paid in full. The Labor warranty is non transferable. The Material is not transferable unless
otherwise stated by the manufacturer.
All material is guaranteed to be as specified. ALL work is to be completed in a
workmanlike manner according to standard practices. Any alteration or deviation from the
above specifications involving extra cost will be executed only upon written orders and will
become an extra charge over and above the estimate. Labor and material warranty covers
roof only. The property owner is to carry fire, tomado and other necessary insurance.
Heritage Roofing, Inc. is not responsible for mold or mildew. The warranty is limited to roof
leaks and replacement of missing shingles, but does not include repair or reimbursement
for water damage to the interior of the home. Heritage Roofing, Inc. is not responsible for
any damage to concrete or driveways.
Upon substantial completion of the roof, final payment will be due. it not paid within 30
days a finance charge of 1.5% per month will be charged on account balances not paid in
full. The client agrees to pay all expenses of collection, including reasonable attorney fees,
and $50 for each returned check.

In order to pass a final inspection on commercial elastomeric or similar type roofing, a
letter of inspection and approval from the manufacturer technical representative stating
that "the application of the roof at (project address) has been applied in accordance with
the installation instruction for (roof material brand name) roof covering" is required to
be on site at the time of final inspection.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
Mid -roof inspections may be called in at the same time, 100 percent of the sheathing must
be complete and 25-75 percent of the midroof may be complete. Asphalt shingles are required

feet above the roof eave and secured in place is required to be provided for all roof

I was told to write you concerning our problem in reference to the above listed property,
Back in August we received a letter from the Building Department concerning requirements for obtaining a
C.O, (letter enclosed), We were and still are in the process of completing the above-mentioned project,
We have completed 52 units in the same project; all multi-family building and we were able to obtain
C.O. 's on each unit as needed, This change is a major concern, because with a loan of $1,000,000.00 on
the project, there may be a 5-6 week difference from the time the I" unit is completed to the last one. We
have 6 under contract and would like to start closing as soon as they are ready.
Since this is an infill property, the way we were handling this in the past, all departments and alt
inspections were completely signed off on the entire project, except the final inspections (plumbing,
heating, electrical, frame) on each individnal unit. This is how we call our inspection is for each unit.
We were told this is one of the orJy 10-Plex being built in the city now. We are hoping to be able to work
something out with you regarding temp C,O, or finals on each unit with no C.O. until they are all
completed, but let us occupy the finished and inspected units while the other units are being completed.

This letter is to inform all contractors licensed with the City of Wheat Ridge, what will be required
to obtain a Certificate of Occup~ncy.
For all single family and duplex projects the following are required:
1. The completion and approval of all final inspections.
2. The completion of site drainage/grading plan per the approved site grading plan.
3. The completion of all public improvements as required by the Public Works Dept.
4. The completion of all required landscaping and related site improvements,
S. Provide an Improvement Location Certificate prepared by a registered professional land
surveyor showing lot drainage and spot elevations throughout including finish floor.
For all residential projects of three or more attached units and all nonresidential projects the
following are required: .
1. The completion and approval of all final inspections by the Building Department and Fire
Protection District.
2. The completion of site drainage/grading requirements per approved site grading plan and/or final
drainage report and plan, with a letter of certification from the project's civil engineer of record.
3. The completion of all public improvements as required by the Public Works Dept.
4. The completion of all required landscaping and related site improvements.
All of the above items will be required to be completed and signed off by Planning and Zoning,
Building Inspection. Fire Protection Services and Public Works before a Certificate of Occupancy will be
issued. A final inspection by the Building Department does not constitute authorization nor permission to
occupy the structure.
The City is not responsible for any real estate closings or other agreements concerning the property
which may be affected by the failure to complete all of the above items and obtain a Certificate of
Occupancy. "

We have reviewed the plans for this building using the 1991
Uniform Fire Code and have the following comments.
1. Site:
1. The address and unit numbers will need to be posted on a
temporary basis and permanently affixed to the building in a
minimum of 4 inch numbers on a contrasting background.
UFC 91 10.301(a). Amended.
2. Fire lanes will need to be posted, "No Parking Fire Lane"
with signs that meet City of Wheat Ridge Standards.
UFC 91 10.206.
2. Building Stories:
1. The rear area as discussed will need to be raised so that
the building will be two stories, not three or an approved
automatic sprinkler system will need to be installed.
UFC 91 10.507(h).
3. Occupancy Separations:
1. The occupancy separation walls in the garage area and
between units will need to be changed to S/8's X sheet rock
instead of 1/2 inch X sheet rock and will need to meet the
requirements set forth within the Building Code.
