Where a combination potable water heating and space heating system requires water for space heating at temperatures higher than 140 degrees F (60 degrees C), a master thermostatic mixing valve complying with ASSE 1017 shall be provided to limit the water supplied to the potable hot water distribution system to a temperature of 140 degrees F (60 degrees C) or less. The potability of the water shall be maintained throughout the system." Camelot Club Apartments shall comply by October 1, 2004 to the above statement. Camelot Club Apartments shall correct the temperature on all domestic hot water boilers/ heaters that are used to heat potable hot water. My fellow tenants and I have some on-going problems that are now so bad that our homes are nearly uninhabitable. I have lived at Camelot since May 2002. The day I moved in, the maintenance person was in the process of installing a shower enclosure. He was installing it over mold covered tile. He did not clean the tile or disinfect it before installing the plastic tub/shower enclosure. He claimed it was "dead". About three months later the molding around the tub was turning black and mold was growing up where the tub enclosure was purportedly sealed. In addition, along the wall next to the tub, mold was growing at an alarming rate. I tried cleaning it off with disinfectant and bleach. Nothing worked. It kept coming back and is still growing there today. I also have mold growing in my kitchen near the window from a leak in the roof that occurred before I moved in. I have been to the management office many times in an attempt to have this situation fixed correctly. No proper results have been forthcoming from management. The have tried many "fix-its" and cover ups but have never addressed the real problem: leaking pipes in the walls, leaking roof, mold and mildew everywhere. The cover-ups have included caulking around my tub (without repairing any leaks), painting over mold growing on my walls, (resulting in a kitchen that has one spot painted one color and the rest of the kitchen is another color and the mold is still there), covering up a bulge in my ceiling (caused by leaking plumbing in units above mine) with drywall mud - which was slopped allover my home and personal belongings. In addition to all the above problems, my dishwasher is not level, (it's falling in towards the wall), it stinks to high heaven and r am quite sure it does not work properly. I have asked. that this be fixed, especially the disgusting odor emanating from underneath it to no avail. This complex is a mess. It is unhealthy, unsafe and poorly maintained. A previous maintenance person has told me that the owners obtained a loan from the Dept. of Housing and Urban Development to rehabilitate this property but used the money for another property they own. The complex has tenants currently housed under Section 8 subsidies. I imagine that HUD would be very interested in knowing where the money they loaned the owners of this building to rehab this property was spent. I know I am and think the city should be, too. OS/23/2003 14:00 3036'312565 MANDR INS PAGE 02/02 Among the other problems we have experienced: Lost of heat and hot water for four days over Christmas 2002. Broken windows covered with plexiglass. Holes in walls through which people have fallen. Broken windows from which children have fallen. My children are constantly ill from this problem with the mold and dampness. Nothing short of major plumbing repairs will fix this problem. The leak in the roof of Apt. S30 is even worse than the problems in my unit. This family has a 3-day old infant and 2 boys under five. Every one of us will gladly sign a complaint against this landlord and itemize each and every malfunctioning item in our homes. We demand immediate intercession by our city government to get these problems remedied. We demand immediate assistance from the health department to get this owner to clean up this site and make it habitable, clean and safe for our children. If our city or county government won't assist us we will go to the media, to our legislators, to the state, and to whomever will listen to our plight. We have asked for help repeatedly, with little or no response. Time's up. Thank you for your time and anticipated assistance in this serious matter.
