1. This permit was issued based on the information provided in the permit application and accompanying plans and specifications and is
subject to the compliance with those documents, and all applicable statutes, ordinances, regulations, policies and procedures.
2. This, permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and may be subject to a fee equal to one-half of the original permit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to the standard
requirements, fees androcedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of
the Chief Building Official and is not guaranteed.
4. No work of any manner shall be performed that shall results in a change of the natural flow of water without prior and specific approval.
5e The permit holder shall notify the Building and Inspection Services Division in accordance with established policy of all required
inspections and shall not proceed or conceal work without written approval of such work from the Building and Inspection Services
Division.

This letter is concerning your application for a sign permit on property located at 4750 Kipling Street. Your
submittal has been reviewed by the Planning Division, and has prompted the following comments. Please note the
Planning review is only one step in the process. Comments from the Building Division may also need to be
addressed.
Planning Division comments are as follows:
• Signs A 1 and A2 (Phillips 66 shied on canopy)
o "For buildings with flat roofs, wall signs shall not extend above the top of the parapet of
mansard..." (Section 26-710.M.3.b.) — please modify signage to comply with this requirement.
o In making your modifications please note that the allowance is 0.5 square foot of signage for every
linear foot of the side of the building to which it is affixed.
■ 34.5 square feet for northwest facing sign.
■ 24 square feet for southwest facing sign.
Sign C (monument with gas prices)
o Face and conversion to digital EMC okay.
Sign C2 (pole sign)
o It appears the convenience store, gas canopy, and car wash are approximately 5,000 square feet in
size. This would allow a 104.98 square foot freestanding pole sign (see calculation sheet). The
proposed sign is shown to measure 144 square feet. Please modify.
o Please also note the height of the sign on the plan sheets. Due to this site's proximity to Interstate -
70 it is permitted a maximum freestanding sign height of 50 feet.

This letter is to inform you that the property located at 4750 Kipling Street is located within the
corporate limits of the City of Wheat Ridge, Colorado. The property is unplatted, and has
schedule number 110008 and parcel ID 39- 222 -00 -003. The property is zoned Commercial -One
(C -1). This zone district was established to provide for areas with a wide range of commercial
landuses which include office, general business, and retail sales and service establishments.
I have enclosed with this letter, an excerpt from the City's zoning code. Section 26 -204 of the
zoning code is a table that identifies the permitted and special Uses for each zone district. Uses
marked with a "P" are permitted, and Uses marked with an °S" require application for a Special
Use Permit. A blank indicates ause that is not allowed.

Sec. 26 -214. Zone district use schedule.
A. The following schedule of permitted and special uses allowed within the various zone districts is hereby adopted and
declared to be a part of this Code and may be amended in the same manner as any other part of this Code. In each zoning
district, any uses not expressly permitted (P) or allowed as a special use (S), or as an accessory use (S) shall be deemed to
be excluded. The director of community development shall render the final administrative decision concerning the scope,
application and meaning ofthe terms in this section.
B. The director of community development has authority to determine that a use not specifically listed as permitted, allowed
as a special use or an accessory use should be so permitted or allowed on the basis of its being similar to a listed use,
compatible in character and impact with other uses in the zone district, consistent with the intent of the district, and which
would not be objectionable to nearby property by reason of odor, dust, fumes, gas, noise, radiation, heat, glare, vibration,
traffic generation, parking needs, outdoor storage or use, or is not hazardous to the health and safety of surrounding areas
through danger of fire or explosion. The director's decision may be appealed to the board of adjustment.
C. Upon application or on its own initiative, the city council may by ordinance add to the uses listed for a zone district,
conforming to the conditions set forth in the following special findings:
1. Such use is appropriate to the general physical and environmental character of the district to which it is proposed to
be added, and
2. Such use does not create any more hazard to or alteration of the natural environment than the minimum amount
normally resulting from the other uses permitted in the district to which it is added, and
3. Such use does not create any more offensive noise, vibration, dust, heat, smoke, odor, glare, or other objectionable
influences or more traffic hazards than the minimum amount normally resulting from the other uses permitted in the
district to which it is proposed to be added, and
4. Such use is compatible with the uses existing and permitted in the district to which it is proposed to be added at the
time of adoption.

Enclosed please find the following documents for issuance of a sign permit:

The intent of this car wash image refresh is to brighten and renew the car wash look, without
overhauling the building. We are not proposing any structural changes or any increases in height of
the signage. We are removing the lighted sign from the fascia and replacing it with a non-illuminated
sign with a brighter texture behind it. The snap frame signs are simply being replaced like-for-like.
The entry, exit, and clearance signage are intended to increase safety along with replacing the
outdated image. The directional signage to tie in with the building.
