The Sign Code for the City of Wheat Ridge does not allow wall signs (Taco Bell signs) and projecting signs (Pizza Hut "blade signs") to be installed on the same wall. Since both signs are not permitted there are two options available for you: 1. A variance may be requested to allow for the two projecting signs. Since the signs are not allowed, the variance would require a public hearing before the Board of Adjustments. At the hearing, a case planner will present the case to the board and give them a recommendation of approval, approval with conditions, or denial. The applicant will also give testimony to the board as to why the variance s being requested. If any members of the public are present, they may also speak and may do so in support or against the request. After all the testimony is heard, the Board will make the final decision on the variance to approve, approve with conditions, or deny the request. The variance is $480. 2. The two signs may be wall signs as long as the maximum square footage for signs on the two walls is not exceeded. The sign code allows for as many signs as on a wall as long as the maximum square footage for wall signage is not exceeded. The calculation for wall signage is 1 square foot of sign is allowed for every 1 linear foot for the length of the wall to which the sign is attached. Included in this packet you will find: • A minor building permit application • A freestanding sign calculation sheet • A wall sign calculation sheet All signs are classified as 'minor' building permits. The following items must be submitted with a permit application for a sign: • A completed minor building permit form (front and back) • A calculation sheet • For wall signs a site plan which shows the entire building (with wall length dimensions), location of street, location of any existing signage and location of proposed signage • For freestanding signs a site plan which shows the location of the building, the size of the building, location of any existing freestanding signs and location of proposed freestanding sign (with distance to property lines) • A detail sheet which shows the height of the proposed sign (freestanding), sign copy with dimensions, electrical information, footer information (freestanding) Please keep copies of the minor building permit and signage calculation sheets on file, as they are required submittal items with any building permit application for a new sign.
