REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec. R806. The installation of ridge venting requires the installation or existence of soffit venting. For calculation purposes, one hat or turtle vent equal to one-half of one square foot of opening. Effective December 1, 2014, asphalt shingle installations require an approved midroof inspection, conducted when 25-75 percent of the roof covering is installed, prior to final approval. Installation of roof sheathing (new or overlay) is required on the entire roof when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and mid -roofs may be called in at the same time, one hundred percent of the sheathing must be complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave and secured in place is required to be provided for all roof inspections. Roof ventilation is required to comply with applicable codes and/or manufacturer installation instructions, whichever is more stringent. Further, LCI is not responsible for ANY interior damage caused during construction. Lallier Construction, Inc suggests a Licensed HVAC Technician inspect and certity that no Carbon Monoxide leak has occurred during the construction of your new roofing system. Contractor cannot and will not conduct these services for the customer and will not bill nor be responsible for the charges that are incurred by the customer. Contractor suggests that as a matter of consumer safety, customer purchase and install a Carbon Monoxide Detector in their home per Manufacturer Specifications. Lallier Construction- Inc shall not be held liable for any injury or death related to a Carbon Monoxide leak in the home due to work performed. .� NOTICE OF CANCELLATION - Notice With Respect to Residential Property Located in Colorado as applicable under C.R.S. 6-22-101 et seq.: Property Owner may rescind this Contract Pursuant to Section 6-22-104, Colorado Revised Statutes. • If you are notified by your insurer that all or any part of the claim or contract is not a covered loss under the insurance policy, you may cancel the contract by mailing or delivering a signed and dated copy of this cancellation notice or any other written notice to LALLIER CONSTRUCTION, INC. at 1195 S Huron St Denver Co 60223 any time prior to midnight on the 5th business day after you have received such notice from your insurer. If you cancel, any payments made by you under the contract, except for certain emergency work already performed by the LCI, work already in progress or materials delivered to the job site, will be returned to you within ten business days following receipt by the contractor of your cancellation notice. In the event that Insurance Company only agrees to pay for repairs, neither party is bound by this contract. Customer agrees to provide a copy of Insurance Claim Report to LCI upon receipt. A cancellation fee of 20% will be charged if customer cancels contract after insurance company has agreed to replace the roof. Notice With Respect to Residential Property Located in Colorado as applicable under C.R.S. 6-22-101 et seq.: THE COMPANY SHALL NOT HOLD IN TRUST ANY PAYMENT FROM THE PROPERTY OWNER UNTIL THE COMPANY HAS DELIVERED ROOFING MATERIALS AT THE RESIDENTIAL PROPERTY SITE OR HAS PERFORMED A MAJORITY OF THE ROOFING WORK ON THE RESIDENTIAL PROPERTY. Miscellaneous - In the event of default by Owner, or legal fees are incurred for the collection of any sums due under this contract. Owner shall be responsible for all attomeys' fees, costs and expenses of collection. RC may file a supplemental claim with owner's insurer as a result of material or labor price increases due to market conditions or errorsfomissions in the initial insurance scope of work. LCI shall have the right to assert a mechanics lien for any sums due for the improvements to the property but unpaid. Failure of this contractor to pay those person supplying material or services to complete this contract can result in the filing of a mechanic's lien on the property which is the subject of this contract. To avoid this result, you may ask this contractor for 'Lien Waivers' from all persons supply material or services for the work described in this contract. Failure to secure lien waivers may result in you paying for all labor and materials.
