Purpose: Construction of seven (7) single family residences. Dear Meredith, After a review of this request, I am submitting the following information/requirements: 1. The proposed culdesac at the dead-end is showing a turn radius of forty five feet (45') curb to curb. The distance curb to curb does not allow for the clear turning of emergency equipment within the culdesac if on street pazking is allowed. Suggest that the turn radius be kept to 45 feet cleaz turn azea, with increased distance for parking of vehicles, or the entire culdesac be posted by the developer, as a no parking, tow away, emergency access area with proper signs clearly marked for enforcement by police department. If the developer chooses to dedicate the culdesac as an emergency access area, there should be some type of disclosure to the prospective buyers regarding the potential violation of law regarding vehicles pazked in the emergency access area. 2. Upon acceptance and approval by the city, fire hydrants will need to be located in conjunction with the fire department and Consolidated Mutual Water District. One hydrant will need to be located at the entrance of the property and a second one located towazd the rear of the culdesac. __ Y There maybe additional unforeseen issues not addressed at this time that will be addressed as the need arises. Should there be any questions or concerns, Y can be reached for an appointment at 424-7323. Respectfully, ~bert~~s~ Fire Mazshal Wheat Ridge Fire Protection District cc:file January 8, 1997 James F.
