Drainage Study (Discussion) Page 1 1. Please provide P.E. seal and signature-on the final approved report. 2. Note address correction, to "12200!'. Site Grading/Temporary Erosion Control Plan 1. Please provide red-lined note. _ -- 2. Please note more clearly the location/type of entrance to the property from W. 52nd Avenue. 3. Please show the location of access to the site with the standard tracking pad noted and detailed. Drainage Plan 1. Please provide (when appropriate) P:E. stamp and signature. 2. Please provide typical cross section details for each property line to confirm acceptable transition grades to adjacent properties. 3. West 52nd Avenue Public Improvements 1. In lieu of constructing those public improvements along .the W. 52nd Avenue frontage, the City will require that a Development Covenant be processed. The applicants and owners of Lot 1 are John A. and JaNeil Y. Cillessen, The owner of Lot 2, Robert A. Russell who is president of Wheat Ridge 52 Investment, has agreed to the application byway of signature on an administrative process application and an original signature on the submitted mylaz. The existing development plan, copy attached, shows a 20,000 square foot building footprint, three stories high for a total maximum floor area of 60,000 square feet. The total building area was allocated by use as 30,000 square feet of retail/office and 30,00 square feet as light manufacturing and warehouse. Total building coverage would be 25.2% The proposed amendment includes 27,500 square feet of office/wazehouse space (25% office and 75% wazehouse) with a building height not to exceed 25'. Screened service yards to the south of the structures would be allowed under this amendment. Landscaped coverage would be 19.6%, service yard coverage would be 14.6% with 40.60% of the site allocated to pazking and drives. Section 26-25(I~ of the Wheat Ridge Code of Laws allows an administrative amendment to a final development plan to be approved if the changes will not cause any of the following circumstances to occur: 1. Change in the character of the development. 2. Increase in the intensity (or density) of use. 3. Increase of the problems of circulations, safety and utilities. 4. Increase of the external effects on the adjacent properties. 5. Increase in maximum building height. 6. Reduction in the originally approved setbacks from perimeter property lines. Staff has reviewed the criteria above and has concluded that the proposed development is less Cd RECYCLED PAPER intensive than that previously allowed due to reduction in total squaze footage and building height. Further, that there will be no change in the character of the development as outside service yazds will be totally screened by the buildings, wing walls and view-obscuring fencing. All outside agencies have reviewed the request and can serve the property with certain improvements. Minimum perimeter setbacks for the development (83' from the front, 25' on the sides and 46' from the reaz) have not been violated. All requirements for an amendment to a Planned Industrial Development final development plan have been met.
