(!) LLa a (() a a "<t a a N a a ..- a ~~ ZW ~ ...-- ) Flood Plain Research: 3375 Union St Wheat Ridge, CO I did a little research today about the flood plain for the house that you were looking out. The results were quite interesting. The last available flood map was created in 2003 which is not too long ago especially because it does not appear that there is too much new development up stream from the lot. The main development is the Bass Pro Shop which doesn't appear to be drain towards the creek (Lena Gulch) that runs by the house. The Lena Gulch is the spillway for Maple Grove Reservoir at Youngfield and 2th. The dam was reconstructed in 2004 and the spillway was improved http://oldhome.udfcd.orq/fhn2004/04mqr.htm.This is an interesting point because the FEMA maps were updated in 2003 and the spillway was finished in 2004. It would be interesting to find out if your house would be safer due to the changes. The FEMA map is included at the end of this report. It shows that in 2003 at the time of the study your portions of your lot were at risk during a base storm. The law says that if any portion of the structure is in the shaded area that flood insurance is required at higher premiums. However, it appears that your structure could be in the small white area. This could significantly reduce your rates, especially if the map was changed after the new construction. It may be worth paying someone to do a study of the area and reevaluate the lot. This would be based on the cost of the work and the change in rates. If you would like to read about the laws or view the map http://www.fema.qov/hazard/map/flood.shtm is a good source The proximity to the creek is not the only source of worry. The creek appears to contain many bends. This can mean two things, 1) the creek has too much energy and is naturally trying to dissipate the energy by meandering, or 2) human intervention did not affect the course of the stream this is how the stream naturally was configured and with out further change the creek will remain in the same place. In the event of a major storm your house would be in a significant amount of danger to flooding. If you were to buy the house I would strongly recommend buying flood insurance even if you are not determined to be in the Special Flood Hazard Area.
