Attached is a copy of the current PCD and a proposed layout for one of our retail stores
for your review and files.
As you can see, we have created a larger landscape buffer for the Kline Street side and
propose to screen this area with wood fencing. We have also increased the size of the
landscape area of the Kiplings side as well.
Please review this layout for compliance and I will contact you later today. I am not
asking for you to approve this layout and I understand that we will have to submit all
documentation as required.

Talked with Mr. Glen Gidley with City of Wheat Ridge Planning and Zoning regazding our proposed
changes to the existing PCD Zoning that is now present on this site. I had previously submitted a
proposed layout to Ms. Meridith Reckert at the planning and zoning office. Mr. Gidley's comments were
favorable with the following suggestions:
1 • He questioned the north property line back of only 5'. I advised that the building was
actually 10' off the property line and that we originally had proposed a 5'sidewallc, but
this will be changed to eliminate the sidewalk and there now will be a 10' planting azea
and set-back on the north side. He said that this would be acceptable.
z. He liked the lazger landscape area on the residential side (Kline Side) but he suggested
that the proposed fencing be relocated to run parallel with Kline but to back up to the
dumpster area. This would leave a nice planted area for the neighbors. I told him that
we would change [his prior to our formal submittal.
Mr. Gidley said that other than these items, he did not feel that our proposed changes to the PCD would
be a problem, so based on this conversation, we aze proceeding with an offer on this location.

This will acknowledge receipt. of your .correspondence
dated June 5, 1995 regarding the above referenced project.
Please be advised that the above referenced property
is in an-area served by The Consolidated Mutual Water Company
by virtue of a Distributors Contract with the Denver Water
Board.
Our records indicate that the property addressed as
3701. Kipling .Street is currently receiving domestic water
from the Company through a 5/8-inch meter (CMWCo Tap Number
2912/ Account Number B-07937}. Domestic water service m_ay
continue to be provided to this property subject _ to
compliance with the Company's rules, regulations and
requirements for such service as well. as the water tap
allocation policies as established'by the Denver Water Board.
The Company requires that a new application-for water
service be completed by the owner and returxied'to-the Company
at the time there is a change in use. The Company considers
a-remodel or building addition as a "change of use°•
The Company's rules, regulations and requirements
further require that each separate structure be. served by a
separate -tap and meter, and in order to receive domestic
water service, the property must also front a Company main.
If-the future planned .use of this property is within any of
the above categories, the owner; engineer_or architbct should
contact this office as soon as possible so that we may
determine what water system improvements will be needed to
serve this property.

The Public Works Department has reviewed the referral submitted for the above
referenced project, and has the following comments:
1. We will need a final drainage study. Please note that a final drainage study was
approved for Lot 2 of the Eller Subdivision on June 20, 1995. However, this report
represents site improvements that vary significantly from the latest proposed
improvements.
2. We will need an erosion control plan along with a completed landfill/dumping
permit for review and approval.
3. We will need construction drawings for those public improvements (curb, gutter
sidewalk and paving) on the Kline Street frontage.
4. We will need a completed access permit approved by the State Highway
Department for those public improvements along the Kipling Street frontage.
In addition to this requirement, we will need a copy of the CDOT approved
construction drawings for the improvements proposed on Kipling St.

The Colorado Department of Transportation has reviewed this
proposal and finds the following:
1. Any access to this site will have to be designed and
constructed in strict conformance -with the State Highway
Access Code.
2. Property line should be labeled as such and distance of
45.00 feet (between property line and section line) should
be on the construction drawing.
3. The Department is requesting that the City/Developer submit
a grading plan to this office for review. We will not allow
any on-site drainage to enter-the surface of the state
highway. The Department will reserve approval of drainage
until a drainage and grading plan is submitted.
4. If any land is to be transferred, it must be environmentally
cleared for hazardous waste prior too acceptance by the
Colorado Department of Transportation.

PSCO has examined- the proposed plot plan of the above-captioned
project and suggest that defining easements for electric and gas

Easements cannot be adequately delineated at this time due to the
uncertainty of the service needs and locations to allow for the
most desirable and economic system design.
Easements shall be granted to PSCO when service locations are made
known for the construction, operation, maintenance, and
replacements of their facilities as may be necessary to provide

through, over, across, and under streets, utility easements, and
other public places or common areas.
