This report is intended to provide an opinion about the crack in the east foundation wall at the time of the inspection and to provide and provide recommendations for any necessary repairs. This report is based on what was visible without any destructive or invasive testing. This report does not constitute a warranty, implied or otherwise and financial liability is limited to the fees charged for the services rendered. This report is intended for use only by Peak Structural and the homeowner. The inspection was performed at the subject property by a qualified foundation inspector authorized by this office. The building was reportedly built in 1955 and is a wood frame single family home on a concrete foundation that forms a crawlspace. The home faces north and the front of the house will be considered the north side for the purposes of this report. The main area of concern was the east foundation wall and thus this is where the report is focused. Observations and Assessment 1. The house was in generally good condition. The gutters and downspouts were in generally good condition. Grading around the house was generally flat to positive. 2. It was reported that a large tree was previously removed from the east side of the house. It is likely that the tree roots impacted the foundation movement. 3. The east foundation wall had deflected inward. 4. The east foundation wall should be laterally braced with steel wall braces. Discussion and Recommendations It is my professional opinion that the east foundation wall deflected inward due to lateral soil pressure and the tree roots from the previously removed tree. The east side foundation wall had deflected inward due to lateral loads on the wall and should be laterally braced. Horizontal cracks in foundation wall is typical of the lateral movement and the result of the horizontal pressure on the wall exceeding the capacity of the wall. The wall should be laterally braced with wall five PowerBracesTM or equal, to prevent additional inward deflection. Once the wall braces are installed, it is possible to straighten the wall over time if desired. The adjustment screw on each wall brace can be tightened periodically during the Spring, Summer and Fall. The adjustments will need to be made with a torque wrench. The torque on the wall brace nuts should not exceed maximum torque specified on the drawings. The torque typically drops over time as soil compresses behind the walls and this can occur within twenty-four hours of tightening the adj ment screw, but can take much longer. If soil pressures increase and that pressure applies new loads to the wall, the wall braces are designed to resist those loads even at lower torques. Also, it is not necessary to straighten the wall to make the wall structurally stable. The wall braces, as installed, are designed to make the wall structurally stable and prevent further movement even if adjustment screws are not tightened over time. As with all houses, a positive grade should be maintained around the house to direct water away from the foundation. The gutters and downspouts around the house should be kept in good working order with downspouts extending five feet from the foundation.
